My client, IGH & P REALTY MANAGEMENT CORPORATION represented by Perla A. Chan, has referred this matter to the undersigned for immediate and appropriate legal action. After due consultation with her, it has come to my attention that the Contract to Sell which is the sole basis of your possession of the said house and lot, has long been cancelled and rescinded due to your gross violation of the provision thereof despite a written demand and a grace period extended by my client. On the basis of the foregoing, a Formal Demand is being made upon your person. You are hereby demanded to vacate the subject property immediately upon receipt thereof and pay your obligation amounting to ______________.Otherwise we will be constrained to file the necessary action in court for your ejectment from the said property and collect your respective obligation. Please consider this correspondence as our FINAL DEMAND. We trust that you will give this matter preferential attention to avoid inconvenience and expenses of court litigation.
