And the BUYER is acquiring the same by absolute purchase with assumption of existing and annotated mortgage on the title of the property at the time of execution of this deed. Beginning at a point marked 1 on plan being S. 66 deg. 47W., 637.27 m. from BBM 36 Cad-154, Calamba Cadastre. The SELLERS warrant that they are the owners of the above-described with only the mortgage annotated on the title serving as encumbrance thereto at the time of this sale. The SELLERS further undertake to defend the ownership hereto sold, transferred and conveyed in favor of the BUYER against third parties whomsoever. 3.
