CONTROL SYSTEM REQUIREMENTS A. The control system for the HVAC shall provide safe, reliable and efficient operation of the equipment while maintaining the desired room conditions. In general, each unit shall have its own separate and integrated control system for the air side, refrigeration and economizer. The monitoring & control panel shall be of an electronic/electric type, wired and tested. It shall include a temperature indicator and sensor, switches, indicators, relays, and all accessories, requiring only field wiring to the thermostat or duct sensor, unit control terminals, fire dampers, differential pressure switches, fire alarm panel and other control/sensing devices. Provide necessary materials and field work necessary to connect all components of the control system in accordance with the schematic diagram in order to attain the required system control and operational criteria. The HVAC control equipment shall be supplied by a company which has a proper organization in the Kingdom in respect of availability of spare parts, well trained and experienced service personnel and top quality after sale services.

THERMOSTATS & HUMIDISTAT A. Provide room thermostats with Celsius scale, single temperature, gradual-acting, adjustable sensitivity. Provide covers with concealed set point adjustment, set point indication and without thermometer. Thermostat setting shall be set to 24 deg. C while the humidistat setting shall be set at 50% relative humidity. Provide guards for thermostats in unsupervised or public areas. Differential not to exceed 1.5 degrees C with minimum 6.5 degree C set point adjustment. For each thermostat and humidistat (controller) a temperature and humidity indicating device, having a suitable operating range, shall be provided, with the sensing element properly located to accurately measure the temperature and humidity of the medium surrounding the bulb (sensing element) of the thermostat and humidistat (controller). If not provided above, air temperature indicators shall be provided in each of the following locations: Each outside air plenum.

Each return air plenum. Each cooling coil inlet and discharge. Each heating coil inlet and discharge. 2.04 SEQUENCE OF CONTROL A. In general, the control sequence of all air conditioning and mechanical systems and equipment shall be as per manufacturers standard unless indicated in the control system schematic diagram, drawings or as separately specified. The Remote Control & Monitoring Panel shall have the following features and sequence (if required): 1. Presence of power to panel shall be proven by a Power Light. In case of a power outage, all units shall be shutdown. Upon resumption of power a flashing Power Failure Light shall indicate the occurrence of a power outage. Units will remain inoperable after the outage. Units will resume normal operation after depressing the Reset Button. Power Failure Light will be deactivated. Upon signal from the fire alarm panel or smoke detectors all units shall be shut down. A flashing Fire Alarm Light shall indicate this condition. Units shall be inoperable during this time. Normal operation shall resume after depressing the Reset Button and after the alarm condition is cleared. Local Temperature Indication in Centigrade shall be visible on the front of the panel. Temperature sensor shall be mounted high enough at or near the panel, protected from mechanical damage and false readings due to extraneous air movements. Main control for each unit shall be through individual Unit On-Off Switches. Each unit can be shutdown or placed in operation depending on the operators preference and observed temperature. In Normal operation, when the switch is in the On position, the fan will energize and air will flow. Fan On indication will light up. The individual thermostats (or the thermostats remote sensor), located in the return airflow, will determine the compressor staging. Depending on the cooling demand, the compressors will be staged on (with time delay) and off. Fan On-Off-Trip lights will indicate blower unit status based on feedback from the starter. Refrigeration side shall be protected by an airflow switch. ACCU shall not operate unless the airflow is proven. Compressor On or Off lights will indicate whether the compressor is running or not. Compressor Trip light will indicate a fault in the refrigeration side. For Normal operation, the Cooling Auto-Off-Manual switch is placed in Auto position. Compressor staging will be controlled by each units thermostat. In the Off position compressors will be disabled. In the Manual position, with the Unit On-Off switch in the On position, the

compressors of the particular unit will be put in operation regardless of the thermostat setting. Care should be exercised in prolonged use of this feature, use only for emergency and inspection purposes. 9. In case of Fire Damper operation or malfunction (damper closes), the particular unit will be shutdown. A flashing Fire Damper Closed Light shall indicate this condition. Normal unit operation shall resume upon correction of fault, flashing Fire Damper Closed Light will go off. A flashing Dirty Filter light will indicate which units bag filters need to be replaced. A Lamp Test button shall be provided to check for defective lights. Economizer operation shall be controlled by individual units thermostat and economizer controls as per manufacturers recommendation.

PART 3 3.01

EXECUTION

INSTALLATION A. Check and verify location of thermostats and other exposed control sensors with plans and room details before installation. Locate thermostats with centerline 1600 mm above floor and as indicated on drawings and where specified. If not shown locate where they will respond to average conditions in space. Each room thermostat shall be attached to a sub-base mounted on the wall or other building surface. Thermostats and controllers shall not be mounted on outside walls if other locations are possible; where mounted on outside walls shall be provided with insulating sub-base. If remote sensing elements are provided, they shall be installed in air zone serviced. Temperature scales shall be right side up and located where they can be read by a man standing on the floor; remote temperature indicators shall be provided where necessary to accomplish this. Where the thermostat (controller) monitored is of the remote sensing type, the indicating element of the temperature indicator shall be located near the operating and adjusting mechanism of the thermostat (controller). Interlock alarms with starter switching to by-pass alarm when equipment is manually disconnected. Interlock with fire alarm and detection system shall be provided. Systems shall stop operation in case of fire alarm or fire damper closure. Refer to applicable sections for details of instruction, operation and maintenance data. Refer to Section 15990 for testing and balancing.
