Marc was born and raised in the hustle and bustle of New York City. He graduated from
Brown University with a Bachelor of Arts in both Urban Studies and Organizational Behavior. Marc is uniquely interested in the science of human behavior which has allowed him to innately understand his clients needs/ desires. He has even continued his passion through several post-graduate Executive-level business courses at Dartmouth University, Wharton School of UPENN and M.I.T. The Home Buying Process


Is a real estate professional really necessary when buying a home? The process can be long and sometimes difficult. A good real estate professional does more than just find the right property for you. They allow you to spend time with your family. They will listen to your wants, needs, and dreams and try to make that a reality. Their experience will help you overcome common obstacles during the buying process and help negotiate the best price possible.

Pre-qualification
It is important to understand your buying power. Getting pre-qualified means that you have told a lender your income level and your debt and credit information, and the lender has estimated what you can afford. A good real estate professional can give you referrals to top lenders in the community.

House Hunting
Your real estate professional should be able to search the local Multiple Listing Service (MLS) for properties that have met your criteria. There are also many real estate websites that provide a wide range of search options when looking for a home. Keep in mind that the location of the property, the neighborhood, and the schools are all as important, or maybe even more important, than the property itself. It's crucial to be objective, make informed decisions and consider the future resale of the home.

Negotiating
Price is only one of the factors involved in purchasing a home. Other factors that also need consideration: Terms and Financing Closing/Date of possession What about repair costs? What furnishings are included? What inspections are necessary before closing on the property?

Monitoring
Every real estate deal is different. Your real estate professional and their brokerage will be able to manage the myriad of steps, inspections, documents, title, and legal forms, to ensure the purchase is completed properly.

Renegotiating and Closing/Settling


After your initial offer, the seller may counter with another price. This back and forth can go on a couple of times until you reach an agreement. A good real estate professional will manage this delicate process. Your real estate professional has the experience and know-how to understand complicated escrow/ closing processes.

Consider Your Commute


The suburbs were once considered the ideal way to escape the problems of the city. Gas was cheap, homes with large lawns reduced the need for city parks, shopping centers displaced trips to the city, and commuting by car to work became a way of life. Fast-forward 50 years, and things have changed. Roads are crowded and gas is expensive. As commutes get longer, commuters are finding they are missing precious time with their families as well as risking their health in sedentary traffic.

According to the U.S.Census only 5 percent of workers use public transportation, which means most of these commuters are driving their own cars. With the cost of gas at an all time high, working families are finding that the cost of commuting is making living in the suburbs less affordable. Even though suburban homes are typically far less than expensive city homes, the cost of commuting may outweigh these differentials.

Considerations
Clock your commute. If youre looking at homes in the suburbs so you can get more house for the money, consider your commute time. Go to and from the house you want to buy at the same times of day that you would if that were your home.

Map your activities. Write down other places where you need to go on a regular basis - school, worship services, ball practice, grocery shopping, and more. Drive those circuits at the same times youd likely go to and from home. You may find that your commute to work is easy, but the commute to school is tougher. Do the research. Add up the costs per mile and you may be surprised at how expensive your commute really is. Look at walkability scores in the neighborhood where you want to buy. Ask your real estate professional about transportation - bike routes, trains, and other ways to get around. Share your other activities with your agent so he or she can get a good idea of your goals. Be flexible. Work with your real estate professional on ideas and solutions. She may know a neighborhood that you havent considered or dont know about that could give you a reasonable commute and is comfortably close to other places you need to go, too. You may find that youre better off moving closer to work, or closer to the school you want.
