At last weeks Planning & Zoning Meeting, Fusco-Shiller Branford Associates presented plans to tear down the former Friendlys Restaurant, erect a bank in its place and add another building in the plaza to house a fast-food restaurant. According to P&Z chairman Ellsworth McGuigan, the fast-food restaurant could be a Panera Bread or a McDonalds. They are serious about this Panera Bread, he told Patch last week adding that several sites have been named as possible places to put a Panera Bread in Branford. We can only put in one, he laughed. Fusco-Shiller presented the plans for 22 Leetes Island Road, said McGuigan but no decisions were made at this meeting. Patch called the associates for further comment about the project but did not immediatly hear back. According to P& Z reports, they are looking to change the master plan of the shopping plaza he said by adding an additional building for the fast-food restaurant in addition to rebuilding the structure for the bank. The shopping plaza is home to Stop & Shop as well as a spirits shop and a communications outlet. He said he doesnt expect P&Z to be making a decision about the projects until after the holidays. The new fast-food restaurant to be located in the northwest parking lot is proposed by the associates to be 3,900 square-feet and will have a drive-thru. According to their application, a portion of the restaurants footprint will be located in a wetland review area. Though not common, more than 150 Panera Breads have a drive-thru according to Fastcasual.com. Drive-thrus are common for most McDonalds. McGuigan said the traffic flow of the drive-thru was an area of concern for P&Z and they were discussing how cars would move around the rear of the building to order. There was some concern that cars would want to turn in a way that was not possible in the current traffic configuration. The set-up, he added, is very similar to the drive-thru in existence at the current McDonalds in Branford on the Hill.

The closest Panera Bread is about 14 miles away from 22 Leetes Island Road in North Haven; the closest McDonalds is about 2 miles from 22 Leetes Island Road in North Branford at 280 Branford Road and the closest Branford McDonald's is 5 miles away from 22 Leetes Island Road, located at 424 West Main St.; the two McDonald's restaurants located on I-95 in Branford are temporarily closed for rennovations. Friendlys, which closed last January, will be torn down and a slightly larger building will take its place. Its proposed to be a bank, though the name of the bank is unknown at this time. The Friendlys building is 3,723 square-feet; the new building will be 4,335 square-feet. It will be set back from the road about another 10 feet than it currently is, the building application details, so patrons are not too close to Leetes Island Road. Construction for both projects is slated to begin the spring of 2013 and wrap later that year during the winter. You can read Fusco-Shillers application attached and more about the project present to the Planning & Zoning Department on the Branford Eagle website as well as plans for a new condo.

Everytime something gets torn down it seems a bank gets put in its place. We need a Panera In this area!

How about neither. We have too many banks in the area unless it will be a Bank of America. Closest Pannera Bread is in North Haven, so is Friendlys why not bring them back instead or a Dennys? Something for the family. Rumor for the longest time was a 5 Guys was coming there, that would be a good choice too

No more banks, dry cleaners or nail shops. We need a Paneras. Currently lots of McD options but you have to go to North Haven to find a Paneras. Soup, salad and sandwich choices are outstanding. The self busing is the only thing I don't like about Paneras.

It would be nice to have a drive-thru restaurant in that part of town, McD's or otherwise.

I feel they should bring in Panera Bread. Their are many vegetarians that have a difficult time finding food options and Panera is accomadating, not to mention it will be near the highway waiting for those hungry vegetarian travelers.

There's a bank in Stop & Shop. No more banks please. The 2 McD's that are nearby are enough. Panera or something like it would be ideal.

This would be a perfect spot for Branford's sixth Dunkin' Donuts. Motorists traveling north on Leete's Island Rd. currently have to cross two lanes of dangerous traffic in order to reach one.

Considering we already have a McDonalds and lost Cohen's last year, a Panera Bread would be something different to have around. Of course, I'd also like to see a Five Guys come to town too.

Is anyone any closer to a final decison regarding what's coming and when we can expect it? Seeing as there are so many McDonald's already in this area I really think it would be a mistake to put in another one. This town needs something that currently we'd have to drive a distance to enjoy. Panera would be a huge money maker. I would drive by there twice a day. I love their food and hate to cook so I could probably keep them in business all by myself! :-)
