10.0 Redevelopment Standards


10.1 Introduction
As the City of Griffin continues to change, redevelopment of existing sites will become a more prevalent and integral part of the City of Griffin. The City of Griffin believes in a proactive, yet flexible, approach to redevelopment. This flexibility includes integrating existing BMPs with any new BMPs which may be developed in the future (it is at the discretion of the City which BMPs will be accepted). The City of Griffins goal is to improve water quality, public health and safety, and the environment.

10.2 Redevelopment Standards


For the purpose of this manual, redevelopment will include any disturbance and/or improvements to existing impervious areas over 5,000 square feet. As with any development, many ordinances affect the planning and construction process. A list of these ordinances can be found in Chapter 1 Section 5 of this manual. All redevelopment must follow the same procedures in this manual and must reduce impervious area by 20% if the site does not currently have 20% of pervious area. As with development, the City of Griffin encourages low impact development (LID) where possible. For more information on LID refer to Chapter 9. For the purpose of hydrology and water quality please refer to Chapter 2 and Chapter 8 of this manual respectively.

10.3 Regional Detention/Water Quality


The City of Griffin understands the value of land within its city limits. Therefore, the City of Griffin encourages the development and use of regional detention/water quality facilities. Locations for these regional detention/water quality facilities should be decided based on practicality with assistance of the City of Griffin Stormwater Department. For further information and possible site locations please contact the City of Griffin Stormwater Department.

10.4 Retrofitting Existing Ponds and Devices


Many detention facilities currently located within the City of Griffin are improperly maintained and/or under sized. With this in mind, the City of Griffin encourages the use, reuse and/or modification of these existing detention facilities to help meet both water quality and water quantity needs for specific sites. Many of the existing detention facilities could be retrofitted to include water quality by transforming the pond into a stormwater quality pond.
