Neighborhood 8 also known as the Southern Delta District is the most ecologically sensitive development area at Thu Thiem This area is seen as a zone of enhanced mangrove landscape, dredged and cleaned waterways, and extremely sensitive development that preserves a crucial part of the existing peninsula This landscape will be preserved and enhanced, while at the same time contributing to the ecological health of the urban environment Three small development areas are proposed: A resort hotel An Aquatic Park and Botanical Research facilities .. What functions ? It will be critical to design and manage these developments in a sustainable way, ensuring that the Southern Delta can be improved to serve its new purpose for Thu Thiem and the city as a whole

From the brief


The Southern Delta Research Centre
This is to be a research centre focussed on the features of the Southern Delta such as the botany of the mangroves and water systems. The functions deemed appropriate for such a research centre shall also be at the discretion of the contestants. Contestants are encouraged to consider ways of engaging the general public with the researchers and their work.

Neighborhood 1 forms the northern half of Thu Thiems Core Area which is the high density mixed-use Central Business District. It is surrounded on 3 sides by water bodies and connected to HCMC District 1 by Thu Thiem Bridge #2 Crescent Boulevard is the main spine, with the highest towers clustered along the edge and decreasing in height towards the Saigon River and Central Lake. The neighborhood is anchored by the 50,000m2 Conference Center. A nearby mixed-use development of hotels, restaurants, and shops support this major complex. A major new iconic cultural facility the Opera House is also located in Neighborhood A nearby Visitors Center and other mixed-use commercial towers form the northern boundary of the Central Plaza. The entire neighborhood is wrapped on its western side by the Crescent Park, Thu Thiems new public landscape facing the historic city

From the brief


Commercial urban block This is to be a mixed use collection of commercial functions and a cultural facility assigned as a visitor centre. The contestants should set a vision for commercial property development in contemporary Vietnam that balances financial viability with the development of a vibrant community. The total floor area, building height, site coverage are all completely at the contestants discretion.

Definition: An approach to design and operations that brings team members together to work collaboratively on all of the projects systems to find synergistic solutions that support ever greater levels of design and implementation performance Often used in the context of green buildings Integrated process can be used for all stages of a building project, from design and construction to operations and reuse or demolition

Important to: Start as early as possible Discuss project goals and requirements Agree a statement of performance goals (and sustainability)

Advantages of an integrated process


More time and collaboration spent early in the process: An opportunity to look at the big picture Improves communication between team members Building system synergies are optimised Reduces time for construction drawings Projects executed more thoughtfully The project better meets the needs of occupants or communities Ultimately can save time and money

Design charrettes
Definition: an intensive, collaborative session (workshop) in which a project team and stakeholders discuss design options related to all aspects of a building construction and produces a specific deliverable Held at the beginning of the project and at key milestones Ensure alignment with goals, objectives and actions Collaboration of different disciplines and perspectives Include stakeholders, project team and relevant experts Combination of brainstorming, different perspectives and a focus on results Highly structured and with a strong facilitator

Charrette process
Project owner may prepare a statement of goals and relevance to the project Clear goals and specific deliverables and outcomes help participants understand the purpose and gives basis for setting agenda Typical process / agenda: Background briefing to ensure all participants have the basic information on the project and the topics to be discussed Brainstorming to generate ideas and solutions Evaluation of ideas or options to identify preferred solution Development of recommendations Initial response from owner / developer Reporting and identified actions
