Unwinding an agreement
Falls village manager summarizes steps after Kohls expands headquarters near current location
BY THOMAS J. MC KILLEN MANAGING EDITOR

The process of unwinding a developers agreement between Kohls Corporation and the village of Menomonee Falls will include the company paying back $2 million while the village will go ahead and keep a distribution center that it will plan to develop into a Public Works facility, Menomonee Falls Village Manager Mark Fitzgerald told the Village Board Dec. 16. Kohls Corporation and the village had reached an agreement in 2012 to have the company locate its new corporate headquarters at the Woodland Prime development north of Good Hope Road and northeast of Appleton Avenue. As part of the agreement, the village would obtain the companys distribution center building east of Lilly Road and south of Woodale Drive.

The company announced Nov. 21 that was dropping those plans and instead expanding operations near its current headquarters just north of Silver Spring Drive. The village provided $2 million to the company as part of the expansion. Fitzgerald said the company will repay the $2 million by Jan. 31. Fitzgerald said that when Kohls announced it would not expand at Woodland Prime, there was initial discussion between the company and the village about using $2 million to expand traffic capacity at its current site. Frankly, it never went very far, Fitzgerald said. He explained that Woodland Prime is in a tax incremental finance (TIF) district, and it is difficult to take funds outside of a TIF. As a result, both parties agreed that the $2 million would be repaid to the village.

It frankly never got much traction and we moved off of it, Fitzgerald said. He then explained other portion of the agreement, which included transferring an office complex in Woodland Prime to Kohls while the village would obtain the Kohls distribution building on Lilly Road. Fitzgerald said Kohls will keep the office building while the village will keep the distribution building, with everything else unwinding. Kohls will move out of the distribution building by Oct. 31, 2015, Fitzgerald said. He then explained plans to move the villages public works operation to that site. He said that half the building would be used for public works while the other half would be rented or leased. He added the village will seek to develop vacant land in the Woodland Prime area and will use the refunded $2 million to pay off current debt in the TIF district. The deal is solid, the deal was well thought out in advance, the $2 million was never really an issue, Fitzgerald said. During questioning by the board, Trustee Sharon Ellis asked if a planned road to that would connect to Fond du Lac Avenue would go ahead. Fitzgerald said the proposed road was dependent on a high development, large corporation scenario. If the lower development scenario were to happen for the area, the road would not likely occur. It may never be necessary and we may never be able to afford it, Fitzgerald said of the planned road. With Kohls not coming to Woodland Prime, Fitzgerald said I think our best strat-

egy and our best scenario is to get this land back in the hands of a private developer as quickly as we can and allow them to market and develop it. He added that the village has not worked through issues related to Woodland Prime yet, and that will be a significant priority for the village in first half of next year.

WCYHA Squirt "B" team dominates Mosinee tourney

Shutouts are a part of hockey, but shutting out your opponents for an entire tournament is a feat all its own and one that is shared by the Washington County Youth Hockey Association's Squirt "B" team after their tournament championship in Mosinee December 14-15. "This team is really rolling and has gelled very nicely," said Tom Postulka, Assistant Coach for the Squirt "B" Ice. "This is phenomenal achievement for any team, let alone it being these kids first ever tournament." The Ice opened up tournament play with a convincing victory over the tournament hosts the Mosinee Pride 10-0. In semifinal play, the Ice was pitted against a tough Green Bay Bobcats team. The defense of the Ice and goalie Kami McCardle proved to be too much for the Bobcats leading the Ice to a 3-0 victory. In the championship the Ice coasted to an impressive 12-0 victory over the Eagle River Eagles. "This was a great learning experience for our team," Postulka added. "This isn't something that happens too often and I'm happy these kids got this experience." The Washington County Youth Hockey Association is a private non-profit hockey association. Through a dedicated staff of certified coaches the WCYHA strives to teach youth sportsmanship, ice skating, teamwork, build self-esteem, and develop discipline. WCYHA fields teams through high school aged youth, and supports and maintains the Kettle Moraine Ice Center in West Bend owned by the WCYHA. The WCYHA operates completely with volunteers dedicated to putting on a first class hockey program for the youth of the Washington County community.

High school seniors as well as non-traditional age students are encouraged to apply now for scholarships at UWWashington County. Scholarship applications for the 2014-15 academic year at UWWashington County (UW-WC) will be accepted until February 14, 2014 for new as well as returning students. Scholarships recognize academic success and help provide financial support for students who have demonstrated academic excellence, leadership and community involvement. Germantown breaks consecutive winning streak record

BY THOMAS J. MCKILLEN MANAGING EDITOR The winning continues for the Germantown boys basketball team. The Warhawks broke the Wisconsin high school record for most consecutive wins Dec. 17, defeating Milwaukee Lutheran 90-63. The game was the 63rd consecutive win for Germantown, a streak which started with a 73-58 win over Brookfield Central Nov. 29,2011. Germantown broke the record set by Whitefish Bay Dominican from 1977-80. Germantown tied the record with a 75-29 rout of Dominican at the NY2LA Classic Dec. 14. For the record breaking game, Milwaukee Lutheran led for most of the first quarter and held a 23-19 lead following two three-point baskets by Jevon Smith. But Germantown's Evan Wesenberg responded with two layups to tie the score at the 4:44 mark of the second quarter. Kyle Theis gave Germantown the lead for good when he made a free throw at the 2:44 mark and then converted a basket off a missed free throw seconds later. "These games are never easy and it's never over until it's over," Germantown Coach Steve Showalter said when asked if he was concerned about the close score (36-31) at halftime. Germantown broke the game open with a 102 run to take a 55-37 lead following a layup by Lamonte Bearden at the 2:45 mark of the third quarter. Germantown led by as much as 32 points until the Red Knights scored several points in the closing minutes of the game. "We made a run and we played some defense and we we're coming this way fast," Showalter said, referring to the south end of the court. "Once we started going this way fast, we were tough to beat." Wesenberg and Showalter both led Germantown with 17 points while Lamonte Bearden added 16 points and Brian Bearden added 15 points. In comments to the crowd after the game, Showalter added that the record "is not just a tribute to this team and these boys here, this is a tribute to all the kids that have busted their rear ends here in this gym for us and all the kids that got this thing started and have made it a lot easier on the some of rest of these guys. They've done a great job and we hope to keep making you guys proud and making you guys happy and keep this thing going." Afterward, Coach Showalter explained the different reaction between continuing a winning streak during the regular season as opposed to winning a state championship. "When you win a championship you're done

for the year and you go home and celebrate," Showalter said. "Well, tomorrow afternoon at 2:30 p.m. we're going to be in here trying to get better. There's a sense of relief with that number (breaking the consecutive winning streak record), but we've got a lot of work to do yet."

Hamilton rebounds after Central loss

The Hamilton boys basketball team fell behind early to Brookfield Central Dec. 13 and spent the rest of the night catching up, falling to the Lancers 70-60. Central scored the first 10 points of the game before Drew Patterson converted a layup with 2:11 left in the first quarter. The Lancers expanded their lead to 17-4 after Brad Newman converted a free throw while being fouled on a layup with 48 seconds left in the quarter. Hamilton rallied and trailed by only four points at halftime. A basket by Brady Ellingson made the score 33-32 at the 6:55 mark of the third quarter. Central answered by scoring the next 10 points and held a lead between five and 11 points throughout the third quarter. Hamilton couldn't get any closer than seven points the rest of the way. Afterward, Hamilton Coach Andy Cerroni noted his team missed some baskets early in the game as Central opened its first lead. "They got that lead and we battled back. I'm so proud of our kids, they just started to get it and play and not force things," Cerroni said. "When you make shots, that makes a difference." Cerroni said his team put another shooter on the court early in an attempt to answer Central. Cerroni also noted that Central converted free throws down the stretch to put the game away. Ellingson led all scorers with 26 points. Hamilton rebounded with a 53-38 win over Wauwatosa East Dec. 17. Ellingson led all scorers with 33 points. Afterward, Hamilton had a 1-1 Greater Metro Conference record and a 4-3 overall mark. Menomonee Falls results Menomonee Falls had a 1-1 Greater Metro record and a 3-3 overall mark following a 57-53 loss to Marquette Dec. 16. Dontrell Handy led Menomonee Falls with 11 points. The previous Friday Menomonee Falls beat Wauwatosa East 50-42. Jerry Murphy led Menomonee Falls with 21 points.

Girls basketball: Warhawks begin season with 5 wins

Menomonee Falls had a 1-1 Greater Metro Conference record and a 2-5 overall mark following a 49-45 loss to Wisconsin Lutheran Dec. 17. Kylie Sprecher led Menomonee Falls with 16 points. The previous Friday Menomonee Falls beat Wauwatosa East in a Greater Metro matchup, 45-41. Hannah Matthiesen led Menomonee Falls with 14 points.
