Facilities Management Report for March, April and May 2009

Martin Luther King Jr. Memorial Library


• The new Cooling Tower has been installed and cooling operations are in
progress.
• New energy efficient lighting has been installed in the public hallways on
the 2nd, 3rd and 4th floors.
• All fire extinguishers have been inspected, tested and/or replaced.
• New cooling coils have been replaced in the stairways on the fourth floor
and new drain pans are installed from the 4th floor through A level.
• Chillers and pumps have been repaired and all maintenance on the
cooling system has been completed.
• All fourth floor windows on the west side of the building have been tinted
to lessen the heat load for the summer.
• Routine maintenance work was completed in other areas of the building.
• Window washing was completed for the entire building.
• Two broken windows were replaced; one in the Budget and Finance
Department and another in the Popular library.
• Preventive maintenance and repair of a leak was completed on the
transformers and main feeder.

Neighborhood Libraries
• Steam traps are being replaced throughout the building at Northeast.
• DCPL carpenter is repairing and re-keying all neighborhood libraries.
• DCPL painters have completed painting restrooms at Tenley-Friendship
Interim.
• Preventive maintenance has been completed on all cooling systems at the
neighborhood libraries and all systems started up on May 15.
• Two new heat pumps were installed at Tenley Interim.
• A new cooling system is being installed in the meeting room at Cleveland
Park as well as carpet in the workroom.
• Fan coil units in the kitchen and work room were repaired at Southeast.
• The exhaust fan and lights were replaced in the mechanical room at
Capitol View.
• Roofing problems were repaired and new drain pans installed at Lamond
Riggs.
• Painting has been completed at Capitol View which included the first floor,
second floor and some exterior trim.
• DCPL painters repaired and re-finished the exterior wooden library sign in
the front yard at Petworth library.
• The main water line that services Takoma Park burst from old age and the
branch was closed from April 16 through April 22 for repairs. A new
copper line now replaces approximately 30 feet of old piping from the
meter into the building.

Miscellaneous Items
• DCPL’s new Landscape Team started working April 6 and has been doing
outstanding work at all our neighborhood locations. This year we have
been able to plant flowers as well as trim, mulch and cut the lawns using
our employees and the personnel from DOES. We have formed a great
partnership with the organization and look forward to continuing to work
with them.
• DCPL has entered into a work experience agreement with the Columbia
Heights Shaw Family Support Collaborative (CHSFSC). This agreement
gives DCPL an opportunity to use the labor force provided by CHSFSC to
put unemployed adults to work. CHSFSC personnel are paid by DC
Employment Services for six months and DCPL provides the personnel
with a structured work service environment. Five people started under this
agreement on April 6 and one more person is expected to begin work
soon. Positions include: electrician’s helper, cement mason, landscape
gardener and carpenter’s helper. These positions are funded by DCES for
six months and we have been asked to give the personnel first
consideration if positions become available in our agency. All are DC city
residents.
