LEASEHOLD PROPERTY/FLAT /FLAT DEVELOPMENTS

We have extensive experience of construction of blocks of flats within the London area and would be pleased to be involved with your project. project A very brief guide to construction options we have used in the past is as follows:follows

FOUNDATIONS
The options for foundations include traditional strip foundations, pad foundations, fou rafts and piles. The specific foundation solution for your project will depend on the type of conditions on the site, the proximity of trees and the magnitude of loads that are to be carried by the foundations this will depend on the number of floors in your proposed block and the type of superstructure construction as detailed as below. below In most cases piles are preferred as to reduce the amount of excavation and to minimise the amount of spoil that needs to be removed from the site.

SUPERSTRUCTURE
The upper floors of the flats can be Constructed using a number of constructions:Load bearing masonry and Pre-cast Floors This traditional construction represents a conventional solution using masonry as the load bearing structure to carry the pre-cast s and Lift cores provide stability to the structure. This method has Concrete floors. Stairs the advantage of quick construction for the floors. A tower crane is usually u required to lift the floors into place. The brickwork structure requires scaffolding. The advantage of using this method is that brickwork and blockwork must be provided around between all flats and stairs and lift cores, so it t is also used as load bearing structure, rather than a reinforced concrete or steelwork frame where the brickwork and internal blockwork is not utilised for load bearing purposes. The construction of the block is dependent on the provision of the masonry as the floors progress.

Concrete frame This can be used when it would be advantageous to construct the main load bearing superstructure quickly, with the external cladding or brickwork and internal partition non load bearing construction following on. Usually flat slabs with fin columns are used to provide the superstructure, that give maximum headroom and minimum construction times. Tower cranes used for lifting of formwork and reinforcements etc. Again stair and loft shafts provide stability to the framework. This represents economic construction and a good turn around time for construction. Steelwork frame. This type of construction can be used when a rapid form of construction is required. The steelwork frames again goes ahead of the cladding and the internal partitions. This is generally used where the time is limited but has the disadvantage of being more experience is terms of materials as steel costs are greater than concrete or masonry. Conclusion There are a number of schemes possible the exact one will require the application of the experience and expertise we have gathered in the field. We are happy to provide feasibility studies and options but can only give our final recommendations based on the site specific information relevant to each project. Please contact us again to arrange a design feasibility study and detailed site specific recommendation for your specific project.
