Design NextGen Sustainable Corporate Office

The opportunity
To design a corporate office complex for a conglomerate, thereby providing a suitable work environment.

The challenge
To define an efficient work environment by designing an office complex focusing on sustainability.

Context
India, by population, is the second largest and one of the fastest developing countries in the world. India has a large number of corporate sectors and many of them are established in Mumbai. Most of these conglomerates have established their offices in the urban areas leading to several problems within the city. Efficient work environment, public transport, collective work environment, sustainability etc. are some of them. There is an immediate need to define the efficient work environment by considering the aspect of sustainability along with other concerns to improve the city in every form, while rendering a healthier lifestyle to the citizens. Furthermore, amenities like cafeteria, gathering spaces, short time living facilities etc. are necessary to increase productivity at workplaces.

Brief
The conglomerate encompasses ten companies across different parts of the populous city of Mumbai. The intention is to make sure that all the company offices are together in an area near the city of Mumbai. A plot of 12 acres is given along with the FSI of 1.00 in the collective campus for all businesses of the conglomerate. The competition is offering to share your ideas for this office complex. Students are supposed to provide sustainable and efficient work environment in the given condition. Along with the work spaces, students are also supposed to provide the facilities like: Leisure and health Zone, Board rooms, Auditorium, Guest House, Cafeteria etc. The most important criteria is to emphasize on master planning and building typology with focus on Zero Energy Building.

The conglomerate houses 10 companies with a total estimated manpower of 6500 and need minimun total area of 25,000 sq. mts of built environment.

For the complex a common zone comprising of Leisure & Health, Board Rooms, Auditorium, Guest Houses & Cafeteria are to be divided by the students. The program has to be formulated by the students for all the required areas accordingly.

The site is located in Ulwe area, near Navi Mumbai. The site spreads in 12 acres of land which is well connected with old Mumbai and others cities. The national and state highways are passing close to the site.

Criteria for designing

The objective here is to design a master plan elucidating the overall layout of the scheme. This has to be designed keeping in mind the master planning & building typology with definitions of Zero Energy Building. One of the units should be explained by showing the internal layout and the circulation inside the building. Additionally, details explaining the design and material selection should be submitted. Equal significance should be given to the outdoor spaces, overall circulation and the other amenities. Participants are allowed to use any form of material and construction techniques. The key factor is that the design must address the issues of efficient work environment.

Submission Criteria:
? This competition is primarily for 3rd and 4th year students. ? A detailed drawing must be prepared stating all the details on the architecture and with focus on

sustainability in the design. This should be done on One A1 sheet in landscape format.
? 3D views and free hand sketches will be taken into account while marking. ? The file size should not be more than 20MB. The file format of submission is 150 dpi JPEG either

color or black and white.

? All entries will remain in the property of Birla White. ? The company also reserves the right to use the drawing for any purpose and anywhere as per its

discretion without informing/ obtaining permission from the entrant.

? Code number will be given to the participants on conformation of registration on website

Birla White Wallcare Putty

It is a water resistant white cement based putty which provides a strong base on concrete/mortar walls (Internal and External) and ceilings. It is applied before painting of the wall. It fills the fine pores of the walls and ceilings, thereby providing a white, smooth and dry surface for painting. Being water resistant it provides a protective base which prevents expensive paint from flaking. "Birla White Wallcare Putty" has special added polymers and more adhesive strength which provides a strong base ensuring a longer life for the painted surface. It does not require water curing and it can even be applied on freshly plastered wall thus resulting in savings of time and cost. During repainting, the surface done up with "Wallcare Putty" requires minimum scrubbing thus eliminating the mess of dust, which is a health hazard especially for asthmatic patients. Its superior quality makes it the first putty in India to meet the global standards (HDB, Singapore).
