TENANTFit-Up
(COMMERCIAL OFFICE SPACE)
DRAWING CHECKLIST Done N/A Designate equipment on drawing. Schedule and specify equipment in construction documents. Coordinate electric data (e.g., motor control, VSD panels) and locations with electrical engineer. Coordinate plumbing data (e.g., floor drains, water make-up, gas) with plumbing engineer. Coordinate fire protection with fire protection engineer. Coordinate structural data (e.g., beams, columns) with structural engineer. Show associated ATC and DDC panel on drawing(s). Coordinate location with projects one-line diagram. Check access around new and existing equipment (section needed?). Mark direction of flow using arrow. Indicate reference to applicable details on drawing. Indicate control devices on detail. DESIGN CHECKLIST Done N/A Obtain field verified data of: Existing ductwork and locations: Diffuser and register locations, width and height, bottom of duct elevations, and measure distance off existing structure. Existing HVAC piping: Hot/chilled water pipe sizes, valves, and mains. Existing equipment model numbers and location related to the space: Distance off existing structure, condition of equipment and existing accessories. Existing plumbing mains, electrical wiring/cable trays and sprinkler heads/mains. Note on field notes: pipe sizes and note distance off of existing structure. Base layout on one-line diagram (connections of new to existing). Coordinate sequence of operation with existing system flow diagram. Include fan curve/pump curve in job folder for new equipment. Include existing equipment cuts and information (if available from model numbers). Include static pressure/head pressure calculations in job folder. Verify existing system pressure and equipment (system gpm and psi). Done N/A Verify existing system cfm and equipment (outside air, supply air, return air, and exhaust air). Include cfm/gpm at each main/branch on flow diagram. Verify existing available power for new HVAC equipment with electrical engineer. Verify kW loads: electric heat, AHU, split DX, air cooled condensing unit, all fans, and all pumps. Coordinate electric data with electrical engineer. Verify existing floor drains for new HVAC equipment with plumbing engineer. Coordinate plumbing data with plumbing engineer. Coordinate fire protection data with fire protection engineer. Verify existing space to be redesigned. Existing beams, joists, fire rated walls, and existing chases. Existing ceiling heights and structure clearance for ductwork, steam traps, insulation, fire proofing, and controls. Verify existing kitchenette connections (i.e., exhaust hood). Verify existing outdoor ventilation air available to space. Obtain building standards and tenant fit-out standards. Complete design intent document. Complete system readiness (startup) sheet(s). Complete verification test procedure(s).

VALUE ENGINEERING TIPS Done N/A System selection analysis based on ASHRAE 2000 Systems Handbook (Chapter 1.) Specify premium efficiency motors with ROI. Specify VSD with ROI. Energy management of space conditions.
