Kick Off Meeting 2013.08.29 Item Architecture 1 General Client / Operator Comment Resort to have Bab Al Shams feel to it but must also offer a unique experience. The resort must respect privacy, and maintain a quiet desert retreat capability. Most visitors will stay for 2 nights. Resort will mostly attract visitors from Abu Dhabi. The spa and business centre will help to generate occupancy 7 days per week. It was noted that Endurance Village is currently undergoing an upgrade. It is envisaged that visitors to the Endurance Festivals will stay at the resort, and possibly require mobile F&B services during the day. Note route of endurance race to be established to ensure no crossover of access roads to resort. Wifi is to be provided throughout the resort. Room sizes are to be larger than Bab Al Shams with improved lighting. Privacy is of utmost importance. Sunrise and sunset views are preferential. Standard size 45 50sqm tbc. To be substantial and able to attract day visitors from Abu Dhabi. To offer a unique desert spa experience. Should contain small caf / juice bar area. Business centre is to be able to accommodate for up to 150 people, with a large room which is dividable into smaller rooms as required. It is envisioned that companies will visit the resort for workshops followed by lunch and or diner. Separate meeting rooms are also required. The operator would like to offer a desert experience to children, incorporating the desert traditions and themes, with desert activities on offer. Possibly a desert playground. 3 Restaurants are required All day dining Specialist 1 Specialist 2 In addition to this there will be the Desert camp restaurant Poolside Bar & Snacks The location of the bar in the hotel lobby is is to be re-examined. Operator views this as an important element which is an investment in the future of the hotel, which ultimately will enable a better service to be delivered by staff. A 5 minute shuttle bus ride from the resort to the accommodation is acceptable. Laundry facility and other utility areas could be housed in same location. Operator confirmed they believed there was a market for 1 bed villas. Villas can be accessed through the hotel but should ideally have a direct access from the resort access driveway through security gates. In this case the check in procedure would be done in the villa. The idea was tabled that the villas would be used in lieu of any Royal or Presidential suites. Can be provided above ground on grade. Shade should be provided. Underground parking could be provided for % of spaces. GAJ Response Comment has been incorporated into the current design, to provide a unique experience at the resort. Access road to resort has been indicated on Master plan. Restaurants can accommodate for additional guests during Endurance races with substantial external over spill seating. Wi-fi will be provided throughout resort. Status

Rooms Spa Facility

Room sizes are as per operator minimum requirements Talise Spa has been increased in size as requested by Graham Steven to 2,700sqm GFA. Spa contains Talise Lounge as per operators requirements. Conference facility has been designed in accordance with operators requirements. Separate meeting rooms are provided as part of the business centre. Large conference hall can be sub-divided into 3 smaller meeting rooms. Kids club is locate between the kids pool and desert landscape allowing easy access to both if required. This comment has been superseded by the schedule of accommodation issued by operator which requires All day dining restaurant Specialty restaurant Roof top bar In addition to this there will be the Desert camp restaurant Poolside Bar & Snacks Hotel lobby lounge is located off the main hotel circulation route. GAJ have included in the concept report sample staff accommodation blocks which can be built off site (5minutes away) . Awaiting confirmation of preferred location from client and comments re design from operator. Current design includes 6 one bedroom villas, 3 two bedroom villas and a Royal Villa. A 7 module presidential suite is excluded in lieu of an additional two bedroom suit. It is envisaged that guests requiring larger accommodation will opt for a villa. The current proposal includes 48 covered parking spaces, and 80 above ground spaces adjacent to the hotel entrance and an additional 40 spaces adjacent to the desert camp.

The total number of accommodation modules is 140 The number of modules with desert or pool views is 112 (80%) This includes 9 modules facing north desert. The number of modules with garden views is 28 (20%) All ground floor rooms are provided with gardens / terraces. All first floor rooms are provided with balconies. 24 one bedroom modules are connected using vestibules allowing for a single family to take the 2 adjoining rooms. Alternatively these rooms can be occupied separately. Refer to Master Plan for buggy routes. Spa size has increased above the operators requirements as requested by Graham Steven.

Arrival Experience

a. Arrival experience to be grand with a feel of discovery and luxury. b. Consider location of Parking as this is currently the first impression upon arrival. c. Parking to be provided with shaded structure or within basement area. d. Provide VIP car park adjacent to main hotel drop-off area. e. Identify valet access into the car park. f. Porte Cochere to be provided. a. Positive sense of arrival. b. Separate luggage access is required along with security scanning machine. c. Retail souvenir shops could be adjacent to lobby space. d. Views: A large proportion of the rooms face in a North Westerly direction, while we agree that not all rooms can have a view, we should maximize as far as possible (avoiding liner design) views in the North Westerly direction. a. Refer to the attached key mix on the Jumeirah Area Programme. b. External gardens from ground level and balconies for the upper level guestrooms is required. c. Provide series of internal courts that distributes into the several guestrooms. d. Proposed village like distribution and proportion is interesting. e. Please provide a number of interconnecting guestrooms. f. Buggy route to be determined.

Spa Facility

a. Please refer to the attached Jumeirah area schedule for the suggested Spa model. b. Total separation between male and female functions. c. Consider linking the spa with the BOH

basement facilities if possible. d. The experience through the internal court yard is interesting. Can share common entrance and share a gym. Arrangement of treatment rooms to be flexible to allow variation in number of male / female rooms. Proposal to visit Park Hyatt Spa facility at Dubai Creek
6 Business Facility

Total separation has been accommodated for in the current design. The Fitness centre is accessed through a common entrance.

a. Provide an easy link from the hotel lobby. b. Provide flexibility with the internal partitioning of the proposed meeting rooms. c. Proposed location is acceptable.

The operator would like to offer a desert experience to children, incorporating the desert traditions and themes, with desert activities on offer. Possibly a desert playground.

The idea of a common external plaza that leads to both main restaurant is interesting however we would suggest swapping the Specialty Restaurant and bedroom block that is adjacent to the pool side restaurant. This could lead to the following: a. Same BOH support could be provided for the specialty restaurant and pool side restaurant. b. Roof top bar could be relocated on top of the specialty restaurant. c. Roof top bar could benefit from attractive sun set experience and uninterrupted desert views. d. No need to double up on public toilets. e. F&B outlets are in easy reach from the VIP villas. f. All hotel guestrooms could be grouped in the same location and serviced by the relevant remote BOH facilities.
Operator views this as an important element which is an investment in the future of the hotel, which ultimately will enable a better service to be delivered by staff. Staff Accommodation

GAJ have included in the concept report sample staff accommodation blocks which can be built off site (5minutes away) . Awaiting confirmation of preferred location from client and comments re design from operator. Separate Villa check in building has been omitted. Villa guests can either check in at the hotel (including access to VIP Majlis) or can be checked in at their Villas. A buggy route is provided from hotel to all villas. The Villas have been split into groups of 5 on either side of the resort and integrated into the village- scape. All Villas include infinity edge pools.

Villas

Villa Division: The experience feels very much divided down the villa and apartments lines. As we discussed we do not require a separate entrance for the Villas, we require that they shall check in or be greeted at the reception and shall then be transported through the development taking in the experience and arriving at a single destination. This frees you to explore mixing the villas and the rooms in a more integrated fashion, while still providing privacy. a. VIP Majlis could be adjacent to main hotel lobby. Preferably connected due to hot desert climate and in order to share support functions (pantry, toilets etc.). b. Main access to Villas from relevant Majils has to be better defined. Perhaps All day dining is pushed further down and a lager access towards these villas is provided. c. Also the above route could be used from villas leading to Spa and leisure facilities from within the center of the village and main plaza. d. Consider full desert views and privacy for all villas. e. Plunge pools and spacious external areas are required for all villas. f. Please refer to Jumeirah Area Programme for the exact mix. Proceed on basis that there is no requirement for separate vehicle access to the Royal Villa. 4x4 route over sand can be assumed for now.

Swimming Pool

The swimming pool needs to be the star of the show. Would like to explore different options on design and location. Suggested two / tree level design

Parking

We need to consider a % of covered parking, as you rightly advise this will assist with achieving varying levels. Please commence the soil investigation that will enable your structural engineers to explore options. Parking to desert camp to be located at desert camp. Possibly cater for up to 400 people in the future.

The current proposal includes 48 covered parking spaces, and 80 above ground spaces adjacent to the hotel entrance and an additional 40 spaces adjacent to the desert camp. 6 VIP spaces are provided at hotel entrance. Soil Investigation was instructed on 12 November 2013 Desert camp parking area can be expanded as facility grows to cater for increased numbers. These spaces would be on grade, on a compacted sub-base with a sand coloured aggregate.

Back of House Facilities

a. Satellite kitchen size will depend on its proximity with the main kitchen. b. Laundry location to be decided preferably within the adjacent staff accommodation c. Staff canteen could be shifted to the staff accommodation block in case of near proximity. d. Also staff changing lockers could be shifted to the staff accommodation block in case of near proximity.

Comments Please provide me with some alternative options on the enclosed concept in terms of configuration and ideas, these dont need to be developed to anything more than sketches but I would like to see a fresh approach to the layout to explore the benefits and negatives of the various arrangements. These can then be discussed in a workshop style arrangement. GAJ Response A total of 12 various sketch design arrangements have been explored / presented providing a range of option leading to the current design.

Porte Cochere has been redesigned to include a feature structure leading to the hotel lobby, and to incorporate a fabric shade over the drop off area. Current GFA is approx. 18,000sqm. I need you to work on the following in order of priority. Spa Detail board. This should clear define all spaces and show the external showers etc. This will be a critical to the presentation. Improve the original Spa board. Swimming Pool. It is not capturing anyones imagination. It needs to be wow! Front elevation. Add a shade structure over the drop off point.

Improve the desert camp board. Radius drawing should be made into a board, also add some key information like levels at key points etc.

By all means as a temporary solution update the swimming pool board with the revised renders. (Note: cabanas should not be shaded from above). Maybe add some planters into the wide expanse of the family pool to break it up. We need fresh ideas for the swimming pool, not restricted by the current design. The pool needs to be stunning please sketch up some alternative proposals that provide the necessary wow factor. If you need more details call me to discuss.

we will proceed with renders of existing pool for now, we have modified the design to 1. Reduce the amount of shading over the water 2. Added planting into the family pool 3. Removed the shade from the Cabanas

On review from yesterday main concern are: Town square Images, colours and just the overall look, may take a difference view? Spa to be on larger board Consider night image of the pool

GAJ have re-rendered the village square image, including revisions to tree type and sky colour Spa floor plan has been relocated to new sheet and enlarged Two nighttime view of the pool have been added to the presentation.
