DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS: I, Ruperto Perez, Filipino, widower, of legal age, with residence at No. 18 Magiting St., Diliman, Quezon City, for and in consideration of the sum of One Million Five Hundred Thousand Pesos (P1,500,000.00), Philippine currency, to me in hand paid by Pedro Jose, Filipino, of legal, single, with residence at No. 20 Romero St., Recto, Manila, do hereby sell, transfer, convey, absolutely and unconditionally, unto the said Pedro Jose, his heirs and assigns, that certain parcel of land, together with the buildings and improvements thereon, situated in No. 9 Magiting St., Diliman, Quezon City and more particularly described as follows: A PARCEL OF LAND (LOT 37 BLK. 9 OF THE CONS-SUBDN.PLAN PCS-13000571, BEING A PORTION OF THE CONS. OF LOTS 1-B & 1-C (LRC) PSD-8100, LOTS 5-B, 6-A % 6-B, LRC PSD-45206, LOT 2-C-2-B-2-A (LRC) PSD-128708 AND LOT 2-B-2-B2-A (LRC) PSD-128709, LRC REC. NO. 1037), SITUATED QUEZON CITY, METRO MANILA, BOUNDED ON THE SW., ALONG LINE 1-2 BY LOT 38; ON THE NW., ALONG LINE 2-3 BY LOT 36, BOTH OF BLK. 9; ON THE NE., ALONG LINE 3-4 BY ROAD CONS.SUBDN. PLAN. BEGINNING AT A POINT MARKED 1 ON PLAN, BEING S. 37 DEG. 12W., 7138.23 M. FROM BLLM NO. 1, MONTALBAN, THENCE N. 44 DEG. 32 W., 17.00 M. TO POINT 2; THENCE N. 45 DEG. 28 E., 12.01 M. TO POINT 3; THENCE S. 44 DEG. 32 E., 13.00 M. TO POINT 4; THENCE S. 00 DEG. 24 W., 5.66 M. TO POINT 5; THENCE S. 45 DEG 28 W., 8.01 M. TO POINT OF BEGINNING; CONTAINING AN AREA OF THIRTY SQUARE METERS. x x x" of which I am the registered owner in fee simple in accordance with the Land Registration Act, my title thereto being evidenced by TCT No. 11111 issued by the Register of Deeds of Quezon City. It is hereby mutually agreed that the vendee/buyer shall bear all the expenses for the execution, taxes and registration of this deed of sale. CONTRACT OF LEASE

Pedro Jose, of age, single, with residence at No. 20 Romero St., Recto, Manila, hereby leases unto Mario and Rose Mejia, of legal age, spouses and residents of No. 9 Magiting St., Diliman, Quezon City as of this date, the house and lot located at No. 9 Magiting St., Diliman, Quezon City under the following terms and conditions: 1. That the term of this lease shall be for two years starting from January 1, 2001 up to January 1, 2003; 2. That the monthly rental of the leased premises shall be Ten Thousand Pesos (P10,000.00) payable within the first five days of the month; 3. That the premises leased have been received by the lessee in good, habitable condition; 4. That all the ordinary repairs within the premises that arise in the daily use of the facilities therein shall be for the sole account and expense of the lessee, without right of reimbursement; 5. That the lessee shall use the leased premises exclusively for family dwelling, and shall have no right to use the same for business purposes; 6. That the lessee is expressly prohibited to sublet the leased premises to any one, without the express consent of the lessor in writing; 7. That all charges for water, light, gas, telephone used within the premises shall be at the sole account of the lessee; 8. That the lessee shall be responsible for the observance of sanitary and electrical regulations required or imposed by the city or government authorities regarding the use and habitation of the leased premises; 9. That the lessee shall notify the lessor at least 30 days in advance should the lessee decide to abandon the leased premises; 10. That violation of any of the above terms and conditions shall give a right to the lessor to demand lessees to vacate the premises. IN WITNESS WHEREOF, the parties hereto have signed this deed of sale this 1st day of January 2001 in Quezon City, Metro Manila, Philippines.
