Situation & Opportunity

Thiess Services are paid to provide maintenance and support services for key facilities at the Royal North Shore Hospital. They are charged abatements when issues are raised or identified but not responded to within the agreed SLA The current contract covers 3 buildings at RNSH each with a different Building Management System. Currently the BMS send alerts of issues to an email account. This email account is monitored by Thiess Services staff. If they do not respond quickly and record the issue as a service request in Maximo, an abatement can be recorded. For example a broken/stopped lift with one of more people trapped can cost up to $10,000 per hour (Note: this is not an actual value)

IBM Software and Tivoli Proposition Desired State

Proposing Omnibus as middleware between BMS and Maximo Omnibus will capture the event from the BMS and immediately
raise a Maximo Service Request and assign it to one of its internal staff or a sub-contractor. This will reduce the time to get the issue recorded in Maximo and reduce any abatement raised for the issue. Expected benefits: Improved customer service levels Reduced abatements means more $$$ for Thiess Services Extended asset life

Next Steps
1. Present the capabilities of Omnibus to Thiess Services. 2. Workshop the proposed solution and show how it will work with the current building
management systems.

3. Demonstrate the integration between Omnibus and Maximo, including a simulation of

events being captured by Omnibus from an external system

4. Engage the Certus sales rep to work with Thiess on the software licence prices and
implementation services estimates

5. Workshop initial set of probes and Maximo transactions to be raised. 6. Configure initial set in Thiess Services Test environment. 7. Test across a selected range of events and resultant transactions. 8. Plan migration to Production. 9. Execute migration and implementation into Production. 10. Confirm the solution is behaving as designed and configured
