KNOW ALL MEN BY THESE PRESENTS: I, LUCILO D. RIVERA, of legal age, Widow, with residence and postal address at Poblacion, Cawayan, Masbate, herein after called the VENDOR, for and in consideration of the sum of ONE HUNDRED THOUSAND PESOS (P100, 000.00) Philippine Currency, to me in hand paid and delivered in cash by spouse RENANTE A. OLIVA & ELIZABETH B. OLIVA. Likewise of legal age, Filipino and a resident of Poblacio, Cawayan, Masbate, hereinafter called the VENDEE, the receipt of which amount in full is hereby acknowledged to my entire satisfaction and by these present hereby sell, cede, transfer, convey, and relinquished all my rights, title, and interest in a manner absolute and irrevocable unto the said VENDEE, their heirs, successors, and assign that portion of Reg. Land together with all the improvements existing thereon, and more particularly described and bounded as follows: A portion of Reg. Land situated at Poblacin, Cawayan, Masbate containing an area of THREE HUNDRED TWENTY SQAURE METERS (320 S.Q.) more or less, bounded on the North by RENATO MAGBALON; on the south by AIZA PORAQUI; on the East by LUCILO RIVERA; on the West by Jose Ybanez. which portion is a part of the main parcel of Reg. Land situated at Poblacion, Cawayan, Masbate, under Tax. Decl. No._12132__, covered by O.C.T. No. T. 1472 by Cad. Lot No. ____________, declared in the name of LUCILO RIVERA, issued for taxation purposes by the Provl. Assessor and Assessed therein at P 28,320,00 free from liens, charges, and encumbrances whatsoever; That I am the absolute owner and actual possessor of the above-mentioned portion of Reg. Land herein sold and conveyed; that I have the Perfect right to sell and convey the same; that this sales is made not to circumvent the Agrarian Reform Policy enunciated under P.D. No. 27; that Art. 1623 of the New Civil Code had been complied with.
