Hadden Elementary School is a two (2) story structure totaling 33,231 s.f. The original facility of 19,184 s.f. was constructed in 1932. A small classroom wing and kitchen addition
of 3,527 s.f. were constructed in 1942. A classroom wing addition of 5,698 s.f. was constructed in 1952. The media center addition totaling 4,822 s.f. was constructed in 1994. The
facility contains one (1) gymnasium of 3,499 s.f. which also serves as student dining, one (1) kitchen of 778 s.f. and one (1) media center of 1,259 s.f. Hadden Elementary
currently provides space for grades K-5. The complex provides partial accessibility, but does not fully conform to the provisions of the Americans with Disabilities Act Guidelines.
The second floor of the school facility is not accessible except by a stairway lift . Typical classrooms throughout the complex are undersized and do not conform to the current
standards established by the State of Ohio. The school facility is located on a 10 acre site in a residential area. School buses load/unload along the main entry drive which shares
access with the vehicular traffic. The existing structure is constructed with load bearing masonry walls with supported deck and slab on grade construction. The structure is
outfitted with a motion sensor security system and a fire alarm system with manual pull stations. The complex does not contain a suppression system. A portion of the 1994
addition is equipped with an air conditioning system.

Facility Assessment

A. Heating System
Description: The existing system for the original building, the 1942 addition and the 1952 addition is a gas fired low pressure steam boiler system. The boiler
installations were updated in 1993. The existing system for the media center addition is a hot water boiler system which is original to date of
construction. A limited portion of the 1994 addition is equipped with air conditioning. Typical classrooms throughout the complex are equipped
with unit ventilators.

Rating: 3 Needs Replacement

Recommendations: Provide for complete replacement of the entire heating/ventilation and cooling system throughout the entire complex due to condition, use of
dated equipment and lack of proper ventilation and air conditioning. Convert to fully ducted system to conform to OSDM standards and current
ventilation requirements.

B. Roofing
Description: The existing roof assembly for the entire complex is comprised of various roofing systems inclusive of slate and modified bituminous. The
systems range in date of installation from 1932-1994. The majority of the existing system installations exceed 15 years of age. District officials
noted the roof was actively leaking.

Rating: 3 Needs Replacement

Recommendations: Provide for complete replacement of the existing roof systems due to condition and extent of dated system installations. Provide an OSDM
compliant membrane system at all low slope areas. Replace the original slate shingle system with a new asphalt shingle system.

Description: A limited portion of the complex is equipped with air conditioning. The technology lab and the media center at the 1994 addition are equipped with
air conditioning provided by roof mounted equipment. Window cooling units are provided in a few areas. The majority of the complex is not
provided with an air conditioning system.

Rating: 1 Satisfactory

Recommendations: Provide an air conditioning system throughout the entire complex to conform to OSDM standards. Provisions identified in Plate A.
