I-

GENERAL

The electromechanical systems will provide the necessary detection and fire protection systems for the office building complying with the relevant codes and standard. The office building will be equipped with fire alarm and detection systems linked to the fire alarm panel. The fire alarm panel shall be located in a dedicated control room, which is monitored by resident staff to be able to react to any fire alarm in the building. The fire detectors shall be located in all rooms of the office building each according to its function. The fire alarm panel shall be connected to the building management system and shall be able to control the operation of the air supply by stopping the air handling units and starting the smoke exhaust system as per a set fire mode strategy. The fire alarm panel will also be connected to the telephone system for automatic dialing to the fire brigade and any authorized person. The Fire alarm system will be equipped with voice evacuation system through loudspeakers distributed through out the building that will evacuate people by leading them to the safe routes.

The Office building shall be provided with central electric fire pumps designed to supply fire water to fire hose cabinets located all over the building. The fire hose cabinets shall be 30 m apart and shall be easily accessible for occupant use.

All hazardous rooms such as electrical rooms, mechanical rooms, storage areas, cafeterias, lift machine room, changing rooms and kitchen rooms shall be provided with portable type fire extinguishers.

Main electrical rooms shall be protected with automatic type carbon dioxide fire protection system. Computer room, security room and control room shall be protected by FM200 fire protection system.

II- FIRE PROTECTION SYSTEM

Fire protection system shall be designed in accordance with NFPA Standard sprinkler system shall be provided. Fire hose cabinets shall be located next to fire escapes and shall be spaced 30 m apart.

A 15 m3 of storage water volume (30 minutes storage time) will be reserved in the underground storage water tank for fire protection use only. Fire water pumps located in the pump room shall be provided to distribute fire water to fire hose cabinets, located in the building. . Two different power supplies shall be provided for the fire pumps to ensure operation of fire pumps in case of emergency. Fire hose cabinets shall be spaced every 30 m and shall be fitted with 30 m long 25 mm hose with fog/ spray type nozzle. Electrical Rooms shall be protected by means of automatic type Carbon dioxide fire protection system. Computer room, security room and control room shall be protected by FM200 fire protection system.

Fire extinguishers shall be provided in kitchen, staff Cafeteria, electrical rooms, mechanical rooms, lift machine rooms, pantries and maintenance shops. All extinguishers shall be mounted in recessed cabinets.

Fire pumps shall have a total capacity of 100 gpm. 2 pumps shall be provided as duty and standby pumps.

. 6.1 Fire Alarm and Detection An Analogue addressable fire alarm system will provide a complete automatic detection and alarm facility-incorporating smoke and heat detectors with manual call points. The fire evacuation sound system will be incorporated in the public address system, which will be fire resistant.

The microprocessor electronic main fire alarm panel will indicate the actual device activated via an Alpha numeric display, repeat indication smoke extract facilities, etc., being located as necessary.

The fire alarm system will comprise multi fire alarm zones, closely following the building fire compartments / areas boundaries with each zone being provided as appropriate with manual call points, automatic fire detection, sounders and two stage alert. All sounders will be of the electronic type with strobe light.

The system will be interlocked with the following: a) BMS (Building Management System).

b) Fans air handling units, and motorized fire dampers. c) Stairs Pressure Fans (id. d) Elevators. e) Sprinklers and flow switches
f) Door holders. g) Telephone link to fire brigade.

h) Exhaust fans.
The system will have a back up battery set and the system power will be backed up by a U.P.S. The system wiring will be fire rated. Suites will have optical smoke detectors with built in sounder.
