Pet Addendum

(For Use in Conjunction with Residential Lease)


THISADDENDUMismadeon ,2008,betweenOwnerandTenantjointlyandseverally,
whohaveagreedtomodifytheResidentialLease(theLease)betweenOwnerandTenantdated
2008asfollows.
1. DEFINITIONS:WheneverthefollowingcapitalizedwordsareusedintheAddendum,theyshallhavethe
meanings shown below. All capitalized words which are defined in this Addendum and are not defined in
the Lease shallhavethemeaningsgivenintheAddendum.

2.PERMISSION:OwnergrantspermissiontoTenanttokeepthePet,andnoothers,onthePremises,subject
tothetermsandconditionsoftheLeaseandthisAddendum.Ownermayrevokepermissionatanytimeif
TenantfailstocomplywithanyofthetermsoftheAddendumorLease.

3.PETDEPOSITANDFEE:TenanthasdepositedthePetDepositforthefaithfulperformanceofalltermsand
conditionsoftheLeaseandthisAddendum,including,butnotlimitedto,thereturnofthePremisesingood
andcleancondition,freeofpetdamageandfleaandotherpestinfestation,atthecompletionoftheTerm,
ThePetDepositshallbeaddedtotheSecurityDepositandbesubjecttoalloftheothertermsandconditions
regardingtheSecurityDeposit.TenanthaspaidthePetFeeasanon-refundablefeetoinduceOwnertogrant
permissionforthePet.TenantunderstandsthatPetFeewillnotberefunded,evenifthePetissubsequently
removedfromthePremisesorifthereisnodamagetothePremisesattheendoftheTerm.

4.PETRENT:InadditiontotheRent,TenantshallpaythePetRentforeachmonth,orpartofamonth,that
thePetisonthePremises.ThePetshallbeconsideredtobeonthePremisesuntilthePetisremoved,Tenant
hasOwnerandAgentwrittennoticethatthePethasbeenremoved,Ownerhasconfirmedtheremovalbyan
inspectionofthePremises,andallpestshavebeenexterminated.ThePetRentshallbepayableinthesame
mannerasRent.

5. PETCONTROL:TenantshallkeepthePetinaccordancewillallapplicablelawsandordinances,including
licensing the Pet, keeping current all applicable shots, and leashing the Pet when outdoors.Tenantshall
promptlyremoveandproperlydisposeofallpetwaste,andshallnotcurbthePetontheshrubbery,flowers,

or small trees. Tenant shall not permit the Pet to bark, howl, or otherwise emit noises in such a level,
frequency, or time as to disturb others. Tenant shall not keep the Pet on the Premises if the Pet is
or becomes vicious or threatening, bites or attacks any person or other pet, or otherwise is or becomesa
nuisance. Tenant shall not leave the pet on the Premises unattended for any period in excess of
.Tenantshallprovidepropercare,food,andshelterforthePetandnotabusethePetin
anyway.NobreedingofthePershallbepermittedonthePremises.

6. CONDITIONOFPREMISES :TenantshallberesponsibleforalldamagecausedbythePettothePremises,
includingallrepairsandreplacementsconsideredappropriatebyOwnerorAgent.Uponterminationofthe
Lease or removal of the Pet from the Premises, whichever occurs first, Tenant shall have the
PremisesprofessionallyexterminatedandthecarpetsprofessionallycleanedanddeodorizedatTenantscost
throughcompaniesapprovedbyAgent.TenantshallprovideAgentwithcopiesofpaidreceiptsfortheextermi
nationandcleaning.Tenantshallremainliablefordormantinfestationandlatentpetodor(includingextermin
ationcostsandcarpetreplacement floorrefinishingifnecessary)for30daysafterthePetisremovedfromthe
Premisesandtherequiredexterminationandcleaningarecomplete,evenifpriortothattimetheSecurity
DepositandPetDeposithavebeenreturnedtoTenant.

7. ADDITIONAL ENTRY RIGHTS : In addition to Owners rights under the Lease, if Owner receives any
complaint regarding the Pet or otherwise has reason to believe that a violation regarding the Pet has
occurred, Owner and/or Agent may enter the Premises to investigate the possible violation.
OwnerandAgentwillonlyenterthePremisesunderthisprovisiononreasonablenoticeandatreasonabletim
eunless the circumstances require otherwise, such as in the event of an emergency, Tenants absence
fromthe Premises,orTenantsattemptedevasionoftherequirementsoftheLeaseorthisAddendum.

8. REMOVAL OF PET : In an emergency, or if the Pet becomes vicious, appears severely ill, or otherwise
behavesinamannerthatOwnerorAgentbelievesposesanimmediatethreattothehealthandsafetyofthe
Petorothers,OwnerandAgentmayenterthePremisesandremove,orcausetoberemoved,thePetand
takeanyotheractionwhichOwnerorAgentconsidersappropriate,includingplacingthePetinshelteror
othersimilarfacility.Insuchanevent,Tenantshallberesponsibleforallcostsincurred.Ownershallonlyact
under this paragraph if Tenant has failed to take corrective action within a reasonable time after being
requestedtodosoorifTenantisnotavailable.

9. INTERPRETATION: ThisAddendumsupplementsthetermsandconditionsoftheLease.Ifanyprovisionof
thisAddendumconflictswithanyprovisionoftheLease,thisAddendumshallcontrol.Allrightsandremedies
ofLandlordarecumulative.AnydefaultunderthisAddendumshallconstituteadefaultundertheLease.

10.OTHERPROVISIONS:
