CONSOLACION SDA MULTI-PURPOSE BUILDING

SPECIFICATIONS
I. ARCHITECTURAL

1. Windows
o Total area of window openings must be at least equal to 10 sq. meters for adequate
ventilation and illumination.
o The window sill must not be lower than 600 mm and higher than 900mm above the floor
level.
o The window must allow the entry of daylight even if it is closed.
2. Doors
o There must be two (2) doors for every classroom.
o The swing out should be 180 degrees.
o The size of doors must be 900 mm width and 2100mm height.
o The doors must withstand the normal wear and tear and shall be provided with lever-type
door locks.
3. Floor
o Floor decking combination of steel and concrete or wood and plywood.
o The floor must be non-skid finish.
4. Ceiling
o The height from floor to ceiling must be at least 2700mm for rooms.
5. Roof
o Quadro aquas, steel trusses and roofing of 0.4mm thick (base metal) corrugated long span
pre-painted GI sheets in combination with thermal insulation and a suspended ceiling.
6. Walls
o The external walls must have a thermal conductivity equivalent to that of a 150 mm (6
inches) thick CHB wall.
7. Partitions
o Must be from floor to ceiling.
o The sound transmission property of the wall shall be equivalent to that of a 100mm thick
CHB wall.
8. Toilets
o Toilets shall be properly ventilated.

III. STRUCTURAL

1. Roofing and walls shall be designed to withstand the wind speed of 250 kph.
2. Building foundation design shall be based on soil bearing capacity of 300 kPa.
3. All construction must conform to the following.
a. Reinforced Concrete
(1) For structural members, minimum compressive strength of 21 MPa.
(2) Reinforcing bars shall be ASTM 615 with a minimum yield strength, fy, of 275 MPa
for 16mm diameter and larger, and 230 MPa for 12mm diameter and smaller.
(3) All existing bars to be cleaned, free of rust/corrosion spliced at least 1000mm to
new reinforcement bars.
b. Structural Steel. This shall be ASTM A36 with a minimum yield strength, fy, 248 MPa
(36,000 psi). All structural steel works shall be painted with red oxide primer and shall be
final coated with aluminum silver paint.
4. The structure must be resistant to termites and protected from corrosion/rust up to 5 years.
5. Structural component must have a 3-hour fire rating.
