West Grand Lofts

Keeping It Clean

Thank you, everyone, for your cooperation during Phase I of the rehabilitation of West Grand Lofts. We anticipate that you
will show the same grace and equanimity during upcoming Phase II but a few basic expectations may ensure that this
remains a great place to live for both homeowners and tenants.

This is a condominium complex in which homeowners are ultimately responsible for its care and for its guests and tenants.
The only paid services are the maintenance of the garage doors and the cleaning of the common areas excluding the
garbage area. Thank you for being mindful of these basic DOs and DONTs.

GARBAGE AND RECYCLING
Know the difference. Paper, cardboard, bottles, cans and even clean aluminum foil are recyclable. Food and
containers with food scraps are garbage.
Break down cardboard boxes so that they fit completely inside the bin. Do not put intact Amazon, Costco, UPS or
other delivery boxes in the bins.
Collapse air pouch bags.
Secure garbage bags. Do not toss open bags so that waste spills out.
Remember that mice, rats and raccoons are in the neighborhood. They can, and do, get into our garbage area.
Remember that neighbors windows are above the garbage area.
Be considerate.
o Clean up any drips and spills from soggy garbage bags off of the floors.
o Keep your garbage and/or recycling in your until if the dumpster and/or bins are full.
o Waste Management fines will be passed on to everyone if dumpster and/or recycling bins are full.
o Haul, or have hauled, large items: furniture, bookcases, shelving, mattresses, etc.

Do not use the garbage area as an exit from the building. This is a security issue, as the doors do not always
secure.

SAFETY AND SECURITY
Know who you are allowing into the building, particularly if doing so remotely. Meet visitors at the door and escort
them to your unit. Do not allow entry to strangers or delivery people.
Dri ve slowl y out of the garage and be aware of pedestrians and cyclists (who are sometimes coming from the wrong
direction)
Take an extra few seconds to ensure that the garage doors close before driving away. That few seconds is
sufficient for someone to slip beneath the descending door.
Do not prop open the lobby or garage doors, or leave unattended. If moving items in or out, someone must
remain in the lobby.
Do not leave the building through emergency exits.
Do not block the back door of Unit B in the garbage area. This is a fire safety requirement.

COMMON AREAS: COURTYARD, LOBBY & GARAGE
Be respectful of shared common areas, property, plants, furniture and neighbors
o Personal items may not be placed in the common areas.
o No smoking.
o Quiet time: 10PM-8AM. Be aware that acoustics in the courtyard are such that conversations are audible in
adjoining units.
o Items may not be leaned against the lobby walls.
During Phase II, Axis will be working on the exterior, and interiors, of the units overlooking West Grand
Avenue. For the duration of the work, decks will have to be completel y cleared of all items: barbecues, plants,
bicycles, tables, chairs, etc. During this time period only, personal items may be left in parking spaces as
long as vehicles fit and do not extend into the common garage space.
Once Phase II has ended, the allowance of personal items in the garage will cease. At that time, parking
spaces will again be for vehicles onl y.
o Items stored or left inappropriately may be removed.
o Leaks of oil or other fluids are hazardous and must be cleaned.
o Infraction(s), if not corrected, will incur action by the Board: hearing and/or fine.

Homeowners put in countless hours regularl y to do much of the work of maintaining West Grand Lofts and many
perform tasks that may seem unnoticed. Thank you all for being respectful of their efforts and our shared home.
