1. The fire pump room must be separated from all other spaces of the building by 2hour Fire rated construction.
The rating may be reduced to 1hour if the building is fully sprinklered with a NFPA 13 system. [NFPA 20 Table
4.12.1.1.2]
2. Outdoor fire pump unit is placed at least 50 ft. from any building that would be an exposure, (NFPA 20
4.12.1.1. 2 )
3. Ventilation is provided in the pump room, 4.12.6
4. The pump room floor is adequately pitched to provide drainage and it drains to a frost-free location, 4.12.7
5. Provide heat (NFPA 20 4.12.3.1), lighting (NFPA 20 4.12.4), emergency lighting (NFPA 20 4.12.5),
Mechanical
1. Provide a plan and a cross section of the fire pump room. Identify any equipment that is not fire pump related
(plumbing, mechanical, electrical, etc.). [2006 IFC Section 913 and NFPA 20 4.2.3.1]
2. Suction pipe flushing requirements from Tables 14.1.1.1
3. All controllers and transfer switches shall be specifically listed for electric motor driven fire pump service.
4. Provide a fire pump system schematic showing all system components including valves, tamper switches,
check valves, controllers, pumps, bypass, test header, suction and discharge line. If the system supplies
standpipes and sprinklers, show all main system components on the schematic
5. Verify that pump operation does not reduce suction pressure head below allowable per NFPA 20 4.14.3.
Include pressure losses from the backflow preventer and meter if needed.
6. Show the fire department connection. It must be on the discharge side of the fire pump.[NFPA 13 6.8]
7. Provide a pump bypass and a means to test the pump. [NFPA 20 4.14.4 ]
8. Provide a pressure relief valve. [NFPA 20 4.18]
9. Provide a jockey pump where required [NFPA 20 4.25] Show check and control valves at the discharge piping,
and a control valve at the suction piping. [NFPA 20 Figure A.4.25.5.5]
A. Pressure maintenance pumps shall not be required to be listed. Pressure maintenance pumps shall be
approved.(NFPA 4.25.1)
B. The pressure maintenance pump shall be sized to replenish the fire protection system pressure due to
allowable leakage and normal drops in pressure. (NFPA 4.25.1.1)
C. Pressure maintenance pumps shall have rated capacities not less than any normal leakage rate.(NFPA
4.25.2)
D. Pressure maintenance pumps shall have discharge pressure sufficient to maintain the desired fire protection
system Pressure(NFPA 4.25.3)
10. Each jockey and fire pump controller must have separate sensing lines and be located between the
discharge check and control valves. and Figure A.10.5.2.1(a) & (b)] Show this on the plans and diagram/section.
11. Check valves and backflow prevention devices must be listed for fire protection service and when located
upstream of the pump shall be located a minimum of ten pipe diameters from the pump suction flange. [NFPA 20
4.27.1, 4.27.3]
Electrical
1. All power supplies shall be located and arranged to protect against damage by fire from within the premises and
exposing hazards(NFPA 20, 9.1.4)
2. All power supplies shall have the capacity to run the fire pump on a continuous basis(NFPA 20, 9.1.5)
3. Where alternate power is supplied by an onsite generator, the generator must be located and protected in
accordance with 9.2.2 and Section 9.6.
4. All controllers must be located close to the motor with access for servicing. [NFPA 20 10.2.1]
5. Transfer of power to the fire pump controller between the normal supply and the alternate supply must take
place within the fire pump room. [NFPA 20 9.6.4]
6. Manual transfer switches may not be used to transfer power to the fire pump controller. [NFPA 20 10.8.1.2]
7. A fire pump controller may not be used as a junction box to supply other equipment (jockey or makeup
controllers). [NFPA 20 10.3.4.6]
8. No remote device may be installed that will prevent automatic operation of the transfer switch. [NFPA 20
10.8.1.3]
9. If the pump is not constantly attended, the controller must have connections to provide an audible or visual alarm
in a constantly attended location for the following conditions. [NFPA 20 10.4.7]
A. Controller has operated into a motor running condition.
B. Loss of power to one of the phases on the line side of the motor contactor.
C. Phase reversal on the line side of the motor contactor.
D. Controller connected to alternate source where two sources of power are supplied.
10. Engine generator sets supplying emergency or standby power to fire pump assemblies shall be periodically
tested accordance with NFPA 110. (IFC 913.5.2)
Suction Pipe and Fittings:
1. Size of the suction pipe upstream of the suction flange and within 10 pipe diameters is in accordance with
Table 4.26 (a or b), 4.14.3.3.
2. An OS & Y gate valve is located in the suction piping and no other valve except an OS&Y valve is within 50 ft.
of pump suction flange, 4.14.5.1and 4.14.5.2
3. The installation of elbows and tees shall be in accordance with Section 4.14.6.3
4. If provided, eccentric taper reducer or increaser (for suction pipe and pump flange size differentials) is
detailed and complies with Section 4.14.6.4
