to be e6e+'ted as hereinafter mentioned at the year&y rent of Rs........ and

days from the date hereof.
/. The Lessor wi&& a&&ow the Lessee to enter ')on the said &and8 after he is
satisfied with the tit&e of the Lessor for the )'r)ose of +onstr'+ting a b'i&ding
thereon as hereinafter )ro*ided.
9. The Lessee agrees and +o*enants that $

b'i&ding on&y as a &i+ensee 'nti& the b'i&ding is +onstr'+ted and the
1eed of Lease is e6e+'ted in his fa*o'r and ti&& then he wi&& ha*e no
right as a tenant or &essee to the said &and.
:b; The Lessee wi&& )ay a&& the m'ni+i)a& ta6es in res)e+t of the said
)&ot of &and and the b'i&ding to be +onstr'+ted thereon if any )ayab&e
'nti& +om)&etion of the b'i&ding and e6e+'tion of the 1eed of Lease.
:+; The Lessee sha&& after entering ')on the said &and as aforesaid
+ommen+e and +om)&ete a b'i&ding thereon as )er )&ans to be

ne+essary and sha&& not remo*e and dis)ose of any earth or gra*e&
from the said &and.
:g; The Lessee sha&& not a&so bring any 'nne+essary materia& on the
said &and.
:h; 1'ring +onstr'+tion of the b'i&ding the &essee sha&& ha*e the
)ro)erty ins'red against fire and a++ident.
:i; The Lessee sha&& on +om)&etion of the b'i&ding obtain and )rod'+e
for the Lessee's ins)e+tion the +om)&etion +ertifi+ate of the M'ni+i)a&
<or)oration.
:7; The b'i&ding wi&& be +onstr'+ted at the +osts of the Lessee in+&'ding
the fees )ayab&e to Ar+hite+ts8 "'r*eyors8 Engineers8 &abo'rs et+.
:4; The Lessee sha&& indemnify and 4ee) indemnified the Lessor
against a&& &osses8 +osts8 +harges and e6)enses that the Lessor may
s'ffer or in+'r d'e to any +&aim from any )erson regarding the said
+onstr'+tion or d'e to any a++ident or d'e to brea+h of any r'&e and
reg'&ation of the M'ni+i)a& <or)oration or Go*t.
:&; 1'ring +onstr'+tion the Lessee sha&& ta4e )re+a'tion to see that no
n'isan+e or annoyan+e is +a'sed to the ad7oining owners or o++')iers
of other )ro)erties
=. On the +om)&etion of the b'i&ding as aforesaid and the Lessee obtaining the
+om)&etion +ertifi+ate8 the Lessor sha&& e6e+'te a deed of &ease of the said )&ot
of &and with the b'i&ding thereon for a )eriod of 55 years from the date of the
&ease at the year&y rent of Rs.......The 1eed of Lease wi&& be in the form whi+h
has been a))ro*ed by the )arties hereto and a +o)y thereof is hereto
anne6ed and mar4ed 'A' for identifi+ation.

5. 0f the b'i&ding is not +om)&eted within the said )eriod8 the Lessor sha&&
ha*e the o)tion to +an+e& this agreement by one month's )rior noti+e to the
&essee and on the +an+e&&ation of this agreement the Lessee sha&& remo*e a&&
wor4 of +onstr'+tion and hand o*er *a+ant )ossession of the said )&ot to the
Lessor within one month from the date of +an+e&&ation 'n&ess the Lessor
agrees to ta4e o*er and )'r+hase the +onstr'+tion wor4 and b'i&ding materia&
at the +ost that may be agreed ')on between the )arties.
%@. A&& the +osts in+&'ding stam) d'ty and registration +harges of and
in+identa& to the 1eed of Lease wi&& be borne and )aid by the Lessee. The fees
of the Lessor's Ad*o+ate wi&& be )aid by the Lessor.
%%. The 1eed of Lease wi&& be e6e+'ted in d')&i+ate and one origina& +o)y wi&&
remain with the Lessee and the other wi&& remain with the Lessor.
%,. 0n the e*ent of any dis)'te arising between the )arties hereto in res)e+t
of this agreement the same wi&& be referred to arbitration of a +ommon
arbitrator if agreed ')on8 otherwise to two arbitrators one to be a))ointed by
