RENT AGREEMENT

This agreement is made between (hereinafter called the first party)


And
,.(hereinafter called the Second party)


WHEREAS the first party owning a space at 302, Krishna Square Third Floor, Subash Nagar,
Jaipur as agreed to let out the space to the second party from 01-09-2013. Both the parties have
agreed.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:-
1. The rent of the office shall be 2000/- per month which shall be paid by the second party
in advance by fifth day of the month in advance. The first party shall give receipt of rent
paid by the second party. Without the receipt it shall be presumed that rent has not been
paid. The rent shall be on monthly basis starting from first day of English month to the
last date of month.

2. That the second party shall not sublet the office to any other party, neither will give
possession of office to any other party.

3. That the electric connection in the office is in the name of first party. The second party
using the electric connection will pay electricity bill to the respective department
regularly. Any expenses towards water/electricity adjustments shall be borne by the
second party which shall not be deducted from the rent payable by the second party to the
first party.

4. That the second party shall use the office only for his business. No work other the
aforesaid business shall be undertaken in the office.

5. That the second party will not make any sort of renovation, change the shape of the office
or create any sort of newsence which creates in convenience to the first party or any other
neighboring office keepers. The second party will keep the property premises neat and
clean.

6. That the first party will have all the right to inspect the office. The second party will not
create any problem for threesome.

7. That the second party will bear all the expenses for maintenance of the office taken on
rent. Such expenses will not be adjusted from the rent payable.

8. That any sort of maintenance charges or any sort of other charges asked by society/
Association shall be paid by the second party. Such expenses will not be adjusted from
the rent payable.


9. That the second party will not violate any terms and conditions of this agreement. In case
of any violence the first party shall have right to get the office vacated without any
information. The second party wills handover the possession of the office in the same
condition which was at the time of taking the office on rent.

10. That the rent agreement shall be valid for a period of eleven months only. On expiry of
the period the rent agreement shall be treated as expired. After expiry of the rent period
as per the agreement, in case the first party intense to continue to give the office on rent it
shall be mutually decided of mutually agreed terms & conditions.

11. That all the provisions of Rajasthan Rent Control Act, 2001 shall be applicable on both
the parties.

That this agreement has been written with the consent of both the parties with the
conscious mind, without any pressure and both the party have read the terms and
conditions of the agreement.

The agreement has been signed by both the party in presence of witnesses which may be
useful to both the parties.
