Through the years 1890 to build a theatre was the order of the day. Thus,
in the middle of the fair, located today on the ground in front of the
Philharmonic and pulled down in 1869.To enlarge it, City all proposed the
demolition of it!s own head"uarters. The inhabitants of #asi wanted a new
theatre since $ebruary 1888, when the %ational Theatre burned in Copou.
Thus, the place of the former City all was ta&en by the %ational Theatre
'(asile )lecsandri' under the leadership of (iennese architects $ellner and
elmer.

destroyed by the fire in 1888

Building 1, dates bac& 11. years. The building type is / 0 P 0. 1,
the le2el height ranges between 3.14 and 3.63m. The structure is made of
bearing masonry, slabs of bric& and steel profiles, with the area from the
second floor ha2ing concrete between the steel profiles.
The dome o2er the spectacle hall is made of mortar thin plate on a steel
structure.
$oundations are continuous
under the bearing walls made of
stone with gross hydraulic lime,
with consolidated areas through
concrete.
Building 25The building was built in 1968, in the posterior facade of
building 1. The building type is / 0 P 011, and the le2el height ranges
between 3.64 and 6.-4m. The structure is made of frames of monolith
reinforced concrete with reinforced concrete slabs.
Buildings 3 and 4, were constructed in 1968 on the left and right of
building ..
The building type7 / 0 P 0. 1. The le2el height ranges between 3 and
3.3m.The structure is made of bearing masonry with monolith reinforced
concrete slabs and the foundations are continuous under the bearing walls,
made of concrete.

8ater infiltration from melting snow.
The spectacle hall during the winter is heated with hot air ma&ing the
temperature of the bridge to climb up to 185.0 degrees. #n these conditions
the roof sheet allows rapid melting of snow and water flows into the
collecting gutter.
The sewerage no longer being maintained doesn!t ha2e any connection to
the drain pipe. Thus a part of the water flows on the walls.
Solutions:
5 1nsuring the flow of rain water goes directly into the sewerage
system9
5 :ema&ing the thermal insulation with mattresses of mineral wool in
the polyethylene sheeting9
The first reno2ation was plastered o2er the old plaster with mortar
which caused crac&s in the new plaster.


Solutions:
5decopertation old plasters+affected by dampness or rain water, and
ad;acent areas of drain pipes, closing the crac&s with mortar by in;ection of
the crac&ed walls and restoring plasters in marble dust with 100< white
cement and coloring areas under slab facades of the pro;ect .
1=foliations, crac&s, detachments e2en falling of the stairs in the
posterior and lateral facades. The lateral facades are not usually plastered
+as in this case, because during the winter waters from snow infiltrate,
free>e and pro2o&e crac&s.
Solutions:
5)ll stairs from the outside and those of stone from the main entrance
from the theatre and from the entrances and secondary accesses are
affected +stairs and parapets,.
5 )t the stairs from the secondary accesses will be reco2ered all the
steps with mosaic stone, white marble and the walls +;ust li&e the plaster
of soc&et,.
5The access stairs are mainly from stone and will be repaired by plastie
and the parapets with decorati2e moti2es will be cleaned and treated li&e
other elements of stone of the theater.
?eterioration of the stone foundation and the bric&s by crumbling and
crushing due to chemical processes between them and silicate brought
in to strengthen its land under a constant humidity and raising the walls
by capillarity.
Solutions:
5 8e tried to introduce sodium silicate for remo2ing the salts from the soil9

introduced .

headers.
Solutions:
5 There will be reco2ered the windows from the basement and holes will be
done in the areas with windows formerly reco2ered9
5 The windows of the old building will be unmounted and replaced with new
ones after the initial model9
5 )ll the inferior hori>ontal parts of the windows will be repaired.
#n the rehabilitation and consolidation wor&s we must &eep the
architectural details after the initial model.
