We understand that Shell India is in the process of developing their Global Technology Center
in KIADB promoted Hardware Park in North Bangalore (in proximity to the Bangalore
International Airport)
The center will be a captive global research and development center. Their existing employees and
operations from Whitefield and Bommasandra will be relocated to the new facility
In this context, the Consulting division of CBRE South Asia has been engaged to undertake a
market research exercise in North Bangalore to provide an update to the Shell employees. The
activity has been undertaken in two stages (as detailed in the following slide)
Based on preliminary discussions with the Client, the focus area of this study would be approx.
10 15 km radius around the upcoming facility

Definition/ Concepts
Co-Operative Society ~ a body formed by a group of people to act jointly for the common
benefit of each other and should be registered under Karnataka Co-Operative Societies Act,
1959 (e.g. Co-Operative Bank, Agricultural Co-Operative Societies, etc.)
Co-Operative Housing Society ~ a body intended for providing its members with residential
units (plots, apartments or villas) and their associated common amenities (e.g. Telecom
Housing Society, ITC Employees Housing Society, etc.)
Open Plot Societies: Societies in which members desire to purchase or lease land on which the
society will construct the building or buildings
Owners Societies: Societies consisting of member who own apartments/ dwelling units under
agreements entered into with builders
Tenants Societies: Societies formed by tenants of the landlords who had constructed the
building/ buildings (also sometime referred to as Resident Welfare Associations)
Housing Board Societies: societies formed by allottees of flats in buildings constructed by the
Karnataka Housing Board
