The environment for real estate funding in India has changed for the better with the

The 2014 National Budget released by the Indian Finance Minister made critical

reforms to develop Indias real estate sector.


A pass-through tax regime for REITS.

SANJAY NAYAR (Mumbai) joined KKR in 2009 and is CEO of KKR India. Prior to
joining KKR, he served as CEO of Citigroups Indian and South Asian operations and
as a member of Citigroups Management Committee and Asia Executive Operating
Committee. Mr. Nayar was the Deputy Chairman of the Indian Banks Association
(IBA), Chairman of the Foreign Banks Committee of the IBA, a member of the Board
of USIBC, Co-Chairman of the Banking Committee for the Federation of Indian
Chambers of Commerce and Industry (FICCI), and Co-Chairman of the Habitat for Humanity India Builds
campaign. He has also participated in various financial sector reform committees set up by the Indian

Kotak Realty Fund
Srini is the founder of the Real Estate Fund Management business for the group.
Under Srini's leadership, Kotak Realty Fund has scaled up to over US$1.2 billion in
AUM (making it one of the largest real estate funds in India) and has successfully
established a strong track record of profitable exits from investments. Srini joined the
Kotak Mahindra group in January 1993. He was a part of Kotak's investment banking
joint venture with Goldman Sachs from its inception in 1995 and was co-head of
Investment Banking till 2005.
Srini is a member of the Federation of Indian Chambers of Commerce and Industry (FICCI) committee for policy
initiatives on Foreign Direct Investment and REITs and the Confederation of Indian Industry (CII) subcommittee
on Capital Markets. He also serves as Chairman for the Royal Institute of Chartered Surveyors' (RICS), South
Asia Valuation Professional Group Board.
Srini holds a Bachelor's degree in Commerce from Delhi University and an MBA from The Institute of
Management Technology, Ghaziabad.

Neeraj Bansal is the Partner and Country head, for the Real Estate and Construction

Punit Shah is a Fellow Chartered Accountant with a post qualification experience of 25
years. He headed the Financial Services tax practice of KPMG, with a special focus

Prior to joining KPMG, he was a partner with RSM for 10 years and thereafter was the
national leader of the Financial Services (Tax and Regulatory Services) practice of
PwC. Punit has in-depth knowledge of international and domestic tax laws as well as corporate and other
regulations (such as FDI, FEMA, Companies Act, SEBI regulations, etc.). He has extensive experience of
rendering professional advice on the above matters to several domestic and international organizations.

Chartered Accountants of India. Tushar has a vast experience of over 20 years. Prior
to joining KPMG in 2010, he was with PwC from 2007 onwards and prior to that he
was a part of RSM & Co., a leading accounting and tax consultancy firms, which
merged its practices with PwC in April 2007.
Tushar specializes in advising on tax and regulatory issues relating to the Financial
Services sector with emphasis on structuring investment strategies of Private Equity Funds, Foreign Venture
Capital Funds, Real Estate Funds, Foreign Institutional Investors, NBFCs, etc.

Gautham Radhakrishnan is a Partner with the Tata Opportunities Fund and was
previously a Director with Actis in Mumbai and a Principal with Warburg Pincus in
London. He has been a private equity investor since 2001, investing across industries,
geographies and the business lifecycle. Prior to working in private equity, Gautham
was with JP Morgan in London. He has also worked at the BBC, Cricinfo, and at
CERN in Geneva, Switzerland. Mr. Radhakrishnan graduated with a MBA from
INSEAD, Fontainebleau, France and holds a MA from St John's College, University of Cambridge and a

Khushru Jijina

Mr. Khushru Jijina is a Chartered Accountant with an illustrious career spanning over 2
decades in the field of real estate, corporate finance and treasury management and
has been with the Piramal Group for around 12 years.
He was a key member of the founding team of Piramal Fund Management Pvt. Ltd. in
2006.
Mr.Jijina was re-inducted in the senior management of Piramal Fund Management Pvt. Ltd. on September
2012 and is now designated as the Managing Director. >From 2010, as the Managing Director of Piramal
Realty, Mr.Jijina was spearheading the groups foray into real estate development. Piramal Realty has
rapidly built a pipeline of over 20 million sq. ft. in Mumbai and aspires to build high quality living and work
spaces through customer centric design and strong execution. Prior to this, Mr.Jijina was the Executive
Director in Piramal Sunteck Realty, where he was responsible for a portfolio of projects spanning Mumbai,
Navi Mumbai, Nagpur, Jaipur and Oman and oversaw all aspects of their execution. Mr.Jijina joined the
Piramal Group in 2001 as the Vice President-Treasury and had been instrumental in securing debt at the
lowest cost for the group, setting new benchmarks in the debt market. He started his career with Rallis, a
TATA Group company, where he held several important positions in corporate finance over a span of 12
years.

Rubi has over 17 years of professional experience in Business Strategy, Human
Resource Development and General Management. At Milestone, she is responsible for
the management of all the Real Estate Funds, Bullion Products and Portfolio
Management Services.
Under her leadership, Milestone has showcased its full cycle capability of Fund Raise, Deployment, Nurturing
and Profitable Divestment and has invested close to US$ 636mn and returned US$ 326mn to the investors by
way of timely exits and investment income across all funds.
At Milestone, Rubi continues to drive the company's active management philosophy and devotes her time to
putting together the team's combined knowledge and experience towards securing profitable deals, right from
investment to divesting.
Prior to joining Milestone, Rubi was Global Head HR at Kingfisher Airlines and has also held various senior

Rubi is an engineering graduate from BITS (MESRA) & has a MBA from XLRI, Jamshedpur. She has completed

Arvind P. Mathur

Arvind P. Mathur, CFA, FRM, has held a variety of positions, including Head, Capital
Markets at the Asian Development Bank and Senior Adviser, Citi. He is the President
of the Indian Private Equity and Venture Capital Association (IVCA).
Arvind played a role in the creation, structuring and placement of a nearly $ 1 billion
India Infrastructure Fund. In addition Arvind was instrumental in the establishment of
the Asian Infrastructure Fund ( $ 780 million), the Asian Infrastructure Mezzanine Capital Fund ($ 265
million) , The Asian Equity Infrastructure Fund ( $ 400 million), Infrastructure Development Finance
Company (IDFC), and the AIG Sectoral Equity Fund ( $ 110 million).
He has helped structure, and invested in, over 30 private equity funds, including 5 infrastructure funds and a
number of General Partnerships. While at ADB, Citi and Standard Chartered Bank, Arvind gained exposure
to equity investments, investment banking, M&A and lending.
Arvind's experience encompasses both fund and direct investing in the emerging markets of Asia. He has
been a member of Investment Committees and fund boards. The funds have targeted investments in India &
China besides several other emerging markets of Asia.
He has worked on funds with Limited Partners such as the Asian Development Bank, the International
Finance Corporation (IFC), CalPERS, La Caisse de Depot et Placement du Quebec, the Prudential
Insurance Corporation of America and some of the leading institutional investors in Australia, Singapore,
Malaysia and India.
In his over 30 year experience, Arvind has undergone a variety of training, including investment banking at
Goldman Sachs & Citi in New York and in capital market regulation at the US Securities & Exchange
Commission.
Arvind has attended short management courses of the Columbia Business School and that of Cornell
University besides an investment management workshop at the Harvard Business School. Arvind is the nonexecutive Chairman of Private Equity Pro Partners.

Mr.NareshTakkar is the Managing Director & CEO of ICRA. Prior to holding this
position he was Joint Managing Director & Chief Rating Officer of ICRA. He is also a
Director of ICRA Techno Analytics Limited, ICRA Online Limited, ICRA Nepal Limited,
ICRA Lanka Limited and of PT. ICRA Indonesia. Besides, he is the Vice-Chairman of
Association of Credit Rating Agencies in Asia (ACRAA). He joined ICRA as an analyst
in 1991. Before joining ICRA, he was with Tata Consultancy Services for three years in
the System Consulting Division. Mr.Takkar is a Chartered Accountant from The Institute of Chartered
Accountants of India and holds a Bachelors Degree in Commerce from the University of Delhi.
Nimesh Grover

IDFC Alternatives
Nimesh is a Partner at IDFC Alternatives. He joined the firm's Real Estate practice in
September 2010. He has over 18 years of experience in investing in both public and
private equity markets across sectors, principally in infrastructure and real estate.
His primary focus is on building and managing the real estate funds management
business at IDFC Alternatives. He is also responsible for overseeing the investment
and asset management processes for the portfolio.
Prior to joining the IDFC, Nimesh was the Head of Acquisitions for the UBS / K Raheja Corp India Real
Estate Fund-I and was primarily responsible for establishing and managing the acquisitions team. He has
previously worked as Senior Transactor at Citi Property Investors Asia and at IDFC Private Equity where he
was responsible for sourcing, evaluating and concluding investment transactions.
Nimesh completed his Bachelors in Chemical Engineering from Thadomal Shahani Engineering College,
Mumbai and his MBA from Jamnalal Bajaj Institute of Management Studies, Mumbai

Gaurav Pandey is currently serving as the CEO of Burman GSC. He is also the CEO
of Golden State Capital. Previously, he was working as Senior Vice President &
Heading Research & Consulting for Indias largest Real Estate Research firm and
advised PE & Mutual Funds, FIIs, Developers & Banks on Real Estate Investments in
India.
Earlier, Gaurav was part of the Management Committee of Ascendas India. He was
incharge of Corporate Planning and also a senior member in the Investments team to source & acquire
assets for Ascendas in India.
During his tenure, the developer-fund grew more than 5 times in 5 years and launched first Business Trust
(of Indian properties) in SGX & a Private Development Fund in India.
Gaurav has also been in the CEOs Core Team of Indias largest Real Estate Developer managing Strategy,
Investments & Acquisitions and also served as Vice President in another leading Real Estate Developer
focused on Investments.
He is an Economics Honors graduate from University of Delhi &later from Indian Institute of Management,
Kozhikode. He has undergone several MDP programs, including from American Management Association,
CIDCO, Philip Kotler, Investment Banking training, BSC etc.

Sanjeev Dasgupta

Ascendas Property Fund Trustee Pte Ltd
Sanjeev has around 22 years of experience in the areas of real estate fund
management, corporate finance, strategy and financial control. Immediately prior to
joining Ascendas, he was working as President of Real Estate at ICICI Venture Funds
Mgmt. Co. Ltd., a leading private equity fund manager in India. In that role, Sanjeev
was responsible for investments and portfolio management of the Real Estate funds of
around USD 600 million. His key achievements included creation of a real estate
structured investment product and a managed account platform through which he led investments in
Mumbai, NCR and Bangalore. He also played a key role in significant performance improvements of certain
assets through changes in the development mix, cost reduction, refinancing and other initiatives. Prior to
joining ICICI Venture, Sanjeev managed real estate investments of around USD 430 million as Managing
Director at Future Capital Real Estate, a leading real estate development oriented fund manager. He led
several landmark investments in metros such as Mumbai and Bangalore and in high growth tier 2 cities.
Sanjeev's prior work experience included stints with organisations such as Tata Group and Merrill Lynch
across India, Hong Kong and London. Sanjeev is a qualified chartered accountant, graduate company
secretary and holds a Master of Business Administration from London Business School

Sunil Rohokale, founder of the Private equity real estate practice at ASK, is currently
Chief Executive and Managing Director of ASK Investment Managers Pvt. Ltd.,
renowned for its strong research based investment management, asset management,
private equity, wealth advisory and multi family office business.
Mr. Rohokale is responsible for the vision of ASK group and spearheads the strategy
of the group, which manages Rs 10,000 Cr assets under management in equities, real
estate, private equity and wealth advisory.
Prior to joining ASK in September, 2008, he was the Managing Director & Chief Executive Officer of ICICI
Home Finance Co Ltd, the largest mortgage company in India & a wholly owned subsidiary of ICICI Bank.
He was a member of the core team who started the mortgage business of ICICI Bank. Under his leadership
ICICI Bank has achieved a leadership position in the mortgage and real estate business with a real estate
portfolio of US$ 18 Bn which was half of ICICI Bank's retail assets. He is amongst the rare breed of
professionals with experience in the assets, liabilities and investment. He enjoys strong credentials in setting
up new businesses and building strong professional teams that deliver results. He has 18 years of Banking,
financial services and investment experience.
He holds MBA from Symbiosis Institute of Business Management and a Bachelors of Mechanical

Sumit Nanda is currently serving as the Chairman of Golden State Capital. He has
over 22 years of working experience in India and Internationally. As the Chairman, he
has been responsible for setting the vision & direction of GSC. Currently GSC has
managed to make its presence in US & Asia.
He is also a Board Member of a JV with Ascendas for the development of a 64 acre ITSEZ in Gurgaon. He is also a Board Member of a JV with Lemon Tree Hotels.
Sumit graduated with a Bachelors Degree from University of Delhi in 1990 and later from Indian Institute of
Management, Ahmedabad, in 1996.

Mr.Bajoria joined the Investment Adviser in 2000 and is currently a Director
Investments. Mr.Bajoria has a total of 10 years of experience in private equity. He has
been a member of the Real Estate Investment Team for the past five years and has
real estate experience across sourcing deals, appraisal of investment proposals,
valuation and structuring. Mr.Bajoria has been closely involved in all aspects of several
Indian real estate transactions, including I-Ven Township, Lodha Elevation,
Entertainment World Developers and Express Towers. Prior to joining the real estate team, Mr Bajoria was
actively involved in managing investments made by the Investment Adviser in the Small and Medium
Enterprise (SME) segment. Prior to joining the Investment Adviser, he worked for two years at Reliance
Industries Limited. Mr.Bajoria holds a degree in Electrical and Electronics Engineering from Manipal Institute
of Technology and a Masters Degree in Management from the School of Management, IIT, Mumbai

Vishal joined the Investments group in December 2005 and has since led the team on
several transactions. With over 10 years of experience in corporate finance and
investments, he oversees all transaction activities including market analysis,
negotiations, modeling, due diligence, tax structuring, legal aspects and agreements.
He specializes in structuring transactions from legal, tax as well as accounting
perspectives and has worked on complex structures like forward buys, optional
transactions, covered put transactions, etc. An expert in over 10 Indian cities, he keeps track of a large part
of the market and actively sources and analyses investments and exits in those cities.
He heads the Asset Management team and spends substantial time with investee companies to help
improve their financial and operating performance as well as exiting the investment. Vishal also heads the
in-house financial administration team which is responsible for financial control, treasury and capital
management at investee companies.
Prior to Xander, Vishal spent 4 years at Deloitte where he led engagement teams in Mergers & Investments,
Valuations, Business Planning, Fund Raising, Due Diligence as well as strategy formulation. His clients
included some of the largest Indian and international corporates as well as the Government of India. Vishal
has also spent 2 years at Ernst & Young in the financial assurance team and focused on legal, accounting,
and corporate practices in India.
Vishal is a graduate in Commerce with Honors from Shri Ram College of Commerce, University of Delhi. He
is a qualified Chartered Accountant and gold medalist MBA from the Institute of Management Technology.

Somasekhar heads the Securities Law and Financial sector regulatory practice at
JSA, a national Indian law firm. He has been in practice for the past 15 years.
In addition to a commercial transactional practice in the area of Securities laws and
M&A of listed companies, he acts as counsel before the Securities and Exchange
Board of India, the Securities Appellate Tribunal and the Supreme Court in connection
with Securities Regulatory Litigation.
He has also been actively involved in regulatory policy and legislative drafting. He has been:
Member of the Working Group on Foreign Investment in India under the chairmanship of Mr. U.K. Sinha,
which submitted its report in July 2010.

Consultant to the Financial Sector Legislative Reform Commission, which submitted its report in
2013, containing the draft Indian Financial Code, which contains new financial sector legislation for

Member of the High-Level Committee to review and draft new regulations governing insider
trading in India.
Member of a committee of the Ministry of Finance to write new policy for issuance of global
depository receipts, foreign currency convertible bonds and external commercial borrowings.
He is currently serving on a committee of the Reserve Bank of India to review corporate governance in the
Indian banking sector.
Somasekhar is an active member of FICCI's Steering Committee and its Capital Markets Committee. He sits as
an independent director on the Board of Oxfam India, a rights based NGO.
Somasekhar authors a fortnightly column titled Without Contempt on investment law and policy in the
Business Standard, a national business newspaper in India, and a weekly column on law and justice in the
mainstream Mirror newspaper that is published in Mumbai, Bangalore, Ahmedabad and Pune.

Ashish heads the Real Estate Private Equity business for Standard Chartered Bank in
India, covering both - mezzanine and equity investments. Ashish is responsible for
making, managing and exiting real estate investments for SCB in India, and
participating in decision making in real estate investments in the region. Ashish also
sits on the board of directors of the investee companies in India.
Ashish has spent over 15 years in real estate industry in India in diverse roles
including acquisition, development, investment and marketing & leasing. Prior to this,
Ashish worked in management consulting for about 5 years.
Ashish holds a Bachelors degree in Civil Engineering from the Indian Institute of Technology, Delhi.

ASHISH KHANDELIA (Mumbai) joined KKR in 2013 and works on KKR's real estate
investment platform in India. Prior to joining KKR, Ashish served as an Executive
Director and Head of Acquisitions for Morgan Stanley Real Estate (MSRE), India.
He has nearly 14 years of industry experience with approximately 10 years focused
on real estate investing and banking. Over these years, he undertook advisory and
principal investing transactions with some of the largest real estate companies in
India.

An early entrant into the sector, he was critically involved in building MSRE's India
investing platform and led most of MSRE's private investments in India. Prior to joining Morgan Stanley, Ashish
worked with Kotak Investment Bank and Ernst & Young. At Kotak, he was instrumental in establishing Kotak's
real estate investment banking practice including initiating coverage, advising India's largest real estate
company on several fund raising options and executing one of the first entity-level PE investment in the Indian
Real Estate sector. Mr. Khandelia is a management graduate from Indian School of Business, Hyderabad and a
Chartered Accountant from the Institute of Chartered Accountants of India.
