Concept plan

The Currumbin Valley Eco-Village differ from the other eco villages for has 80% of open space and
20% of housing space. The houses respect a distance between them in order to provide a low-
density village, furthermore, there is no overshadowing between houses, and reduce considerable
the impact in the land.
In order to produce more fresh and cheaper food, the households has a productive landscaping,
moreover the residents may pick their own fruit and vegetables into the site.
The village contains a variety of services, which dismiss the residents necessity to leave the site to
obtain these services. The Eco village contains a community store, a caf/bakery, workspaces, a
recycling centre and recreational facilities.
The key feature to guarantee the sustainability of the development is the Architectural and
Landscaping Code, which restrict the constructions to follows a standards.
Despite of all sustainable features of the Currumbin Valley Eco-Village, its lack of integration with the
local community. Because most of the basic life day services would be find in the village, it might
isolate the residents from the community.
3.1 Land Planning
3.1.1 Introduction of site concept plan/justification
The Samford Ecological Research Facility is located in Samford Valley, approximately 25 km
northwest of Brisbane. This site is property of Queensland University of Technology and the main
usage is to research purposes in areas such as biology, engineering and education (SERF website,
2014). The 51 hectares which 70% is covered by vegetation is an opportunity to develop a
sustainable facility in order to improve the region. Moreover, the best concept of a development
with the educational purpose, which would serve as a democratic space to discuss all kinds of
relevant matter, is a conference centre. Building a convention centre would bring more than just an
economic growth, but(need helps here)
The plan is to build a convention centre and an accommodation for 250 people, which would be a
tool for the Samford community with the support of Queensland University of Technology and the
Moreton Council, receive educational events. The facilities would respect the current native
vegetation and their impact would affect less than 75% of the original coverage. Moreover, it
intends to follow a sustainable development guideline in order to maintain the environmental
balance.
There would be six buildings, the accommodations facilities and the convention centre, five for
accommodation propose, and the convention centre. The both facilities would be located in the

3.1.2 Sustainable Design Techniques
The design building concept aiming:
To be low impact, in the construction and operation stage.
To achieve a low impact building, it location need to support the building structure, moreover,
the place should take advantage of the natural features, in order to minimise the infrastructure
impact. In addition, the choice materials should prioritize the local supplies, materials with low
CO2 emission during the fabrication.
The concept plan, try to spot the buildings in a stable, plain area, because will reduce the
necessity of earthworks, and complex foundations. Furthermore, the location will take
advantage of natural water paths, which will help in the water supply, sewage plan. In addition,
all buildings will be placed close to provide an easy transition between them for the users.

To be Self-sufficient.
The self-sufficient is achieved through a combination of renewable energy fonts and a
responsible water and energy use. Although a rational consumption of resources is fundamental.

The project believe that the best font of energy suitable for the SERF is the solar panels, a
further study will be necessary to precise the best implementation way. The design of the build
should use the sun light in favour to save light energy. In addition, the facilities placement will
get most of the sunray coming from the north during winter, and combined with thermal mass
technics (utilize materials witch retain heat) temperature regulation will demand less energy.
To guarantee high comfort.
The concept plan recognize the importance to assure the comfort of the user. The comfort will
be achieved though a variety of methods, witch extend from aesthetical features to the function
features.
To provide human and environmental interaction.
The contact environment would be an important feature of the SERF and the buildings will
incorporate the natural vegetation landscape and the culture. The total area should be
accessible for the user, and open infrastructure, such as benches and paths, will improve their
nature experience during their stay.
To preserve the cultural heritage.
The SERF concept project recognise the importance of local cultural heritage and the plan would
preserve the Slab Hut and the Mew for their historic value. Although, the barracks should be
incorporated, preserving the main features, to serve as a small accommodation for 16 persons.
To incorporate the local identity.
The design pretend to incorporate the local community identity, as an aesthetical feature, being
incorporated to the semirural visual, and be recognize as a part of the whole community.
3.1.4 Planning requirements
The value of the proposed development is will be only achieved though an intelligent design which
respect all the guidelines listed in this plan. Furthermore, an engineering plan will be required, in
order to find the better way to meet the listed standards. In addition, is critical that the community,
stakeholders and council recognise the potential outcome of this plan, and support it.
3.1.5 Accommodation
The accommodation intends to accommodate 250 persons in its full capacity. In order to reduce the
size of buildings, the accommodation will be divide in 5 2 floors apartments, which in the second
floor will have 10 rooms for 5 persons each. In the ground floor will have a common kitchen and a
common area facility, for interaction though people. All buildings will be placed around an open
park. The important concept for the accommodation is to serve as a place for people relax and
interact.
3.1.6 Conference centre

3.1.7 Retail/commercial uses
The concept plan consider the SERF as non-profit facility, in order to respect that, it plan do not
contain any retail or commercial store.
3.1.8 Target audience
The SERF has the goal to serve the community and the best outcome will be achieved by spreading
knowledge. The main concept is to the SERF become a community educational tool, furthermore,
the partnership with the Samford community and the Council is essential to produce conventions
and events with social relevance. The SERF will be a democratic and inclusive place, although the
mainly audience is composed by researchers, professional, students and community members
engaged with the environment, community, culture, development and any other relevant subject.
