Section 11 IRONMONGERY & OTHER WORKS


11.1

STANDARDS OF CONSTRUCTION
Refer to Clause 1.1.1 of section 1- preliminaries, which applies to this section. All materials and
workmanship shall comply with design requirements

11.2

NON-CONFORMANCE WITH STANDARDS


Refer to clause 1.1.2 of section 1- preliminaries, which applies to this section.

11.3

REQUIREMENTS FOR ACCEPTANCE

11.3.1

Whenever a material, item, article or product is specified by trade name, manufacturers name or
catalogue reference, the Contractor may use its equivalent in the Works.
All materials, their dimensions, forms, weights, tolerances, etc shall be the best of their
respective kinds complying with the latest relevant Standards.
All work shall be carried out in accordance with the requirements in the drawings, the relevant
Standards and with the Engineers instructions.
The Contractor is advised to examine the drawings and satisfy himself as to their dimensional
accuracies. The Contractor shall notify the Engineer of any error or omission which will be
adjusted and corrected accordingly. The Contractor shall before tendering satisfy himself as to the
accuracy of the dimensions, sizes and positions of connections, joints, etc as no additional charge
by the Contractor will be entertained for any extra work required as a result of these errors
and/or omissions in the drawings.

11.3.2

Approval of Shop drawings and Samples


The Contractor shall submit a complete set of shop drawings for the works and fit for its purpose.
The shop drawings must clearly show in plan, elevation, sections and all details for Engineers
approval.
Samples shall consist of complete units of each type of assembly to Engineers approval. Samples
approved by Engineer shall be kept at the Site & used as the standard of inspection for the
remaining installation. Full-scale fabrication should not commence until Engineer and Employer
have approved full-scale samples.

11.3.3

Inspection of the work


The Contractor shall demonstrate that he has checked the installed work before notifying
Engineer to inspect. The method of checking shall be to Engineers satisfaction.
Comply with Engineers inspections to meet requirements for acceptance at the following stages;

Approval of items at delivery inspections

b.

Approval workmanship at in-process inspections

Sample room
Amongst other samples, a representative section of each of the items shall be installed as
prototype of materials and method of application for approval of the Engineer before the actual
works can proceed on site. This shall involve showing all details ias will be required for the works.
The Engineer will nominate one room at the project that shall be used to establish the samples.
The Contractor shall notify Engineer to attend the work done in the sample room, and a joint
inspection of the work will be made. Engineers acceptance of the samples at the sample room
will be the standard on which subsequent installation is based.

11.3.5

Hand-over documents
Refer to clause 1.1.3 of section 1- preliminaries, which applies to this section. Submit documents
required by The Relevant Authorities in Vietnamese language, and documents required by
Engineer in English language.

11.4

MATERIALS

11.4.1

MILD STEEL HANDRAIL AND RAILING

Provide and install mild steel handrail and railing as shown in the Drawings. The mild steel hollow
section handrail, balusters, hollow section support and bottom rail shall be to the dimensions and
sizes as shown. The mild steel hollow section supports shall be securely fixed into the structure as
detailed. All welded joints shall be fully welded and all welding shall be properly sanded down to a
smooth finish. Paint finish to Engineers approval.
11.4.2

MILD STEEL BALUSTERS, BARS, GRILLES, ETC


Mild steel balusters, bars, grilles, cat ladders, straps, etc. shall be properly framed, in accordance
with detail drawings, and shall be painted with one coat of red lead primer complying with
SS6:1970 before delivery to site. Paint finish to Engineers approval.

11.4.3

FISHTAILED HOLDFASTS
The timber door frame or window frames not abutting reinforced concrete work shall be secured
to walls with 6 nos or 4 nos 200 x 25 x 3mm mild steel fishtailed holdfasts which shall be primed,
one end bent up and screwed to frame and the other end built into bed joint of masonry walls.

11.4.4

FAN HOOKS
Cast fan hooks into positions as shown hot bent out of 16 mm diameter mild steel bars to ceiling
of the premises where required.

11.4.5

ROLLER SHUTTER
Upon completion of all works, the Contractor is required to obtain and furnish a One(1) Year full
Manufacturers Warranty for all doors and drive units supplied. Unless otherwise stated, roller
shutter shall be as follows:Heavy Duty Roller Shutter For Openings Exceeding
6 x 5m height up to 12 x 7m Height
Roller shutter where specified shall be electrically operated shutter in powder-coated finish.
The drum assembly shall be an extremely rigid lateral torque-tube consisting of a 200mm
diameter mild steel tube sheathed over a complete length of 38mm diameter mild steel solid axle
supported by suitably-spaced cast iron drumwheels. The counterbalance springs, manufactured
from 8 to 10mm diameter steel wires of various lengths and coils diameter, shall have one end
secured to the axle and the other secured to the drumwheel so that spring torsion is applied as
tube rotates over the width, height and weight of each door to achieve the torque required for
optimal counterbalance.
The door curtains shall consist of 100 x 1.2mm thick galvanised steel slats with perforation
complete with proprietary nylon end-clips secured to alternate slats to prevent lateral
movements. Curtain penetration into the guide channels shall not be less than 90mm on each
side. The bottom rail shall be a single-length inverted `T` extruded aluminium section of 5mm
thickness, with the base of the rail containing a channel cavity to retain a seamless profiled EPDM
weatherseal.
The guide channels shall be heavy-duty extruded aluminium profiles of overall dimensions of 120
x 100 x 5mm thick, incorporating full-height seamless rubber strips at the lips for smoother and
quieter operation. It shall be curved at the top for curtain entry and shall have removable back
covers for easy inspection and maintenance. The guide channels shall also incorporate a mini
current-collector strip to supply to the safety-edge mechanism, thereby eliminating the need for a
trailing exposed spiral cable.

The drive unit shall consist of a suitably sized 3-phase continuous-rated electric motor driving a
totally enclosed reduction gearbox with a reduction ratio of 45 to 1. It shall have a chain-operated
manual sheave wheel that automatically engages whenever the hand-chain is pulled and
disengages whenever the shutter is being electrically operated so that the hand-chain does not
travel with the motor. This features also eliminates the need to physically switch over to manual
mode in the event of power failure. The one horse power motor also incorporates an adjustable
torque limiter that prevents the door from overdriving should the limit switch fail or becomes
mispositioned. The control box shall have a reversing contactor with a built-in thermal overload
feature. It shall have `Up`, `Down` and `Stop` push-buttons with a choice of `hands-on` or
`hands-off` operation. The door operation shall automatically stop at the desired upper and lower
via adjustable limit switches.
The door shall have a bottom safety-edge designed to immediately stop a closing sequence upon
contact with an obstruction. This shall consist of low-voltage resistance-activated contact strip
incorporated into the bottom rail weatherseal. It must be capable of being activated with `fingerpressure` sensitivity.
Sectional Overhead Door For Openings Exceeding
6 x 5m Height up to 12 x 7m Height
Sectional overhead insulated door system comprising process laminated 42mm thick, 500mm
high sections made from 41mm thick CFC free polyurethane foam sandwiched by two 0.5mm
thick cover plates of stucco embossed aluminium sheet providing a U-value of 0.4 W/m2C. The
sections shall be free from `Cold Bridges`. The outside surface shall be in standard white colour
and the inside surface in aluminium finish.
The air tightness for an installed overhead door shall not exceed 2.5 m/m/h at 50 Pa pressure
and it is to be sealed with bottom, side, intermediate and top seals made of EPDM rubber.
The hardware such as rollers, roller brackets, tracks etc shall be of galvanised steel. The doors
are each to be individually balanced with torsion springs made to suit the individual door weight,
locking shall be of spring loaded bolt.
The door shall be electrically operated by means of a 3-phase 415V motor and control system
with thermal overload protection, push button controls and manual overide features. Safety
features shall be incorporated into the electric system. Door shall stop and reverse if any obstacle
is encountered on its way down.
Roller Shutter For Openings Up to 6 x 5m Height
Roller shutter where specified shall be electrically operated in Colorbond Zincalume or equivalent
steel curtain material permanently lock-seamed to form a continuous curtain with edges treated
with heavy-duty self-lubricating seamless braided nylon glide to prevent metal-to-metal contact.
The drum assembly shall consist of suitably graded oil-tempered torsion springs secured to
drumwheels moulded from engineering plastics. The curtain top shall be fully secured and
wrapped around the drum assembly to form a cylindrical torque-tube. The bottom-rail shall be
extruded aluminium section lock-seamed onto the bottom of the door curtain with base of the rail
containing two slots to retain a seamless finned PVC weatherseal.
The drive unit shall be driven by a twin 24V DC motor with syncronised gear reduction. The whole
unit shall be compact enough to fit neatly inside the door roll and drives the door directly.
Conversion to manual mode shall be conveniently effected at ground level by means of a lever

actuator. A nylon chainwheel shall be incorporated for manual chain operation. The chainwheel
shall be designed to stop turning when door is electrically operated.
The control box shall be compact in size with electronic PCB and built-in transformer. It should be
linked to the drive unit via a pre-wired link cord with snap-on connector. An automatic over-load
device shall be provided to ensure durability of motors.
A built-in electronic safety device sensitive to any point of the bottom-rail shall be installed. When
a closing door is obstructed, it will automatically stop and immediately reverse.
The average speed of travel shall be 170 mm/sec.
Standard operation shall be by `Up`, `Down` and `Stop` push-button controls provided on the
control box, with a choice of hands-on or hands-off operation.

11.4.6

STEEL DOOR
Steel Door shall be supplied and installed by the Contractors specialist sub-contractor in the
trade. Contractor shall submit shop drawings showing the fulkl details of the steel door in
accordance with the drawings and fit for its purpose all to the approval of the Engineer before
commencement of fabrication and installation works.

11.4.7

MIRROR
Mirrors shall be 6mm thick manufactured using high grade float glass as its base with the silver
coating protected by a copper plated layer and finally sealed with an oven-baked paint coating.
Mirror edges shall be squared or bevelled and highly polished. Unless otherwise indicated, mirrors
shall be framed with stainless steel angle framing with 3mm thick marine grade plywood backing.
The plywood shall be screwed to wall with flat head screws.

11.4.8

GLASS BLOCKS
Unless otherwise specified, glass blocks shall be 190 x 190 x 80mm thick. Installation shall be in
accordance to manufacturers instructions.

11.4.9

IRONMONGERY
a.

SCOPE OF WORKS
Provide and fix all ironmongery required to complete the whole works in accordance with the
requirements. All ironmongery shall be Yale brand or equivalent

The minimum items of

ironmongery required to complete the Works shall be deemed included in the contract. The
Contractor shall ensure that the works, goods or materials used shall be suitable and
reasonably fit for the purposes for which they are required. In the event the works, goods or
materials to be used as specified in this Section are upgraded in order to meet the purposes
for which they are required, the Contractor shall do all necessary upgrading at no extra cost
to the Owner, subject always to the approval of the Engineer.
b.

APPROVAL
The Contractor shall furnish to the Engineer for approval one set of each major item of
hardware specified and two sets of relevant brochures/catalogues in which the specified
ironmongery items are clearly marked out for easy reference. One approved set of
ironmongery shall be fully labelled and kept at the Site for reference and comparison with
subsequent deliveries. Ironmongery installed shall be of good quality and shall not be of
lower standard than the approved samples. Hardware not complying with approved sample
will be rejected and shall be replaced at the Contractor own cost and expense.

c.

SUPPLY

All hardware items shall be supplied complete with screws, bolts, nuts, brackets, etc
necessary for the proper installation of the hardware. Double door locksets shall include
rebated parts. Door locksets shall be lever handle type. All hardware shall generally be in
satin finish stainless steel unless otherwise specified. All door hinges shall be fixed with
matching screws. Unless otherwise specified, the grade of stainless steel shall be Grade 304.
d.

INSTALLATION
All ironmongery shall be fixed with stainless steel screws properly driven with screw drivers
in the best workmanship manner. Hammering into position is prohibited. If screws are found
to be hammered in, the whole fixture shall be taken down, the holes plugged in with wood or
plastic plugs and the fixture refixed in a proper manner at the Contractors own cost and
expense. The Contractor shall secure a hardware technician from the supplier to assist or
instruct in the correct installation of the hardware. Special tools or template where specified
by the manufacturers shall be used to prepare doors to receive doors to receive hardware
items.

e.

DOOR STOP TO TILED WALL SURFACES


Provide and fix in an effective position a 25mm diameter by 20mm thick rubber stopper to all
tiled wall surfaces against which the door opens, to prevent the door from damaging the wall
tiles. Fixing shall be with 25mm screws and rawl plug.

f.

CONSTRUCTION MASTER KEY


All locks on the project shall be installed with temporary cylinders keyed for a construction
master key until the date of Substantial Completion or such earlier date as instructed by the
Engineer

g.

HANDOVER OF KEYS
Unless otherwise specified, the Contractor shall provide 3 nos. of keys per lock. Every key
shall be provided with a durable key tag properly labelled and delivered to the Engineer in
sealed containers. Master keys shall be delivered to the Engineer in the original factory
sealed packing with a return receipt. A plan showing the locks location shall be handed over
to the Owner.

11.5

FINAL INSPECTION AND HAND-OVER


When the metal roofing system works installation is completed and has been agreed to be handed
over, the Contractor shall, at the time of the joint inspection, submit to Engineer the following
documents, certificates, and records of the Works completed;
a.

Copy of approved shop drawings and samples of full-scale assemblies

b.

Copy of in-progress inspection records

c.

Copy of non-conformances and approved corrective action

d.

Copy of ten year guarantee for mirrors
