INTRODUCTION

Building services is everything inside a building which makes it safe and comfortable. A
building must do what it was designed to do not just provide shelter but also be an
environment where people can live, work and achieve.
Building services are what makes a building come to life . they include :

Heating and air conditioning
Water, drainage and plumbing
Natural and artifical lighting, and building facades
Escalators and lift
Ventilation and refrigeration
Communication lines, telephones and IT networks
Security and alarm systems
Fire detection and protection

ELECTRICAL SYSTEM

For the shopping mall, we use 3-phase wiring system because for we shopping mall is a large
building where it requires a lot of electricity and strong. Shuttle supply system (AU) is a

three-phase AU supply system with three phases conducted in two forms, namely the
connection Star and Delta connection. Star connection has three phase line and a neutral line
that is known as 3-phase 4-wire connection, while Delta has a line of three-phase without
neutral line, known as the 3-phase 3-wire.

FIRE PROTECTION

Fire prevention is the first step that must be taken to prevent fires from occurring and also the
first steps to prevent fire from spreading to a new starting level that can not be controlled
anymore. Fire only will happen if have three elements that join namely fuel to
help flame woodenly, paper and oil, air to supply
oxygen and temperature or high heat to produce fire or flame.
Shopping mall is a building that will always be accessible to our customers,
therefore the systematic fire prevention system should be well organized and
maintained on time.

FIRE ESCAPE LAYOUT PLAN

Fire protection have two branches namely:

Active protection

-Fire protection systems are installed in buildings to prevent, control and fire manually or
automatically.

Types of active protection

Smoke and fire detector

Smoke detector usually round in shape and by him there


is fine holes to allow smokeand admit air into him. Smoke detector usually
placed jauhdaripada vent and it placed on top building. Used to
detect smoke or fire somewhere

Fire alarm system

Fire Alarm System is tool that function to giving tocsin (alert) when happened fire potential
or gas leak. Fire Alarm System Working Style is this tool detect fire potentials like cloud of
smoke (smoke detector), high temperatur, and the existence of gas that is dangerous, during
this tool tracking down the fire potential so this tool will automatically giving tocsin (alert)
like sound bell lights.

Fire Extinguisher

This device used to extinguish or control small fires, often in emergency situations. It is not
intended for use on an out-of-control fire, such as one which has reached the ceiling,
endangers the user, or otherwise requires the expertise of a fire department. Typically, a fire
extinguisher consists of a hand-held cylindrical pressure vessel containing an agent which can
be discharged to extinguish a fire.

Hose reel

To provide a reasonably accessible and controlled supply of water to combat a potential fire

risk. The length of a fully extended fire hose is between 18 and 36 meters with a diameter of
13 or 19mm Internal Diameter. These appliances are designed to deliver, as a minimum,
0.33ltrs of water per second. A control nozzle attached to the end of the hose enables the
operator to control the direction and flow of water to the fire. All fire hose reels come with a
unique ball or gate valve shut off device, a plastic or solid brass hose reel nozzle, and
mounting bracket.

Fire Sprinkler system

A fire sprinkler system is an active fire protection measure, consisting of a water supply
system, providing adequate pressure and flow rate to a water distribution piping system, onto
which f

ire sprinklers are connected. This system work automatically

Passive protection

-A fire protection system that exist on structure a


building that function to check fire and smoke from spread so that resident can
shelter use as exit and place that are safe to place equipment and fireman when
fighting fire.

Types of passive protection :

BUILDING MAINTENANCE

The Building Maintenance department is responsible for the upkeep of real property,
structural, electrical, and plumbing systems. In most cases, the contents of buildings, as
opposed to the real property, are the responsibility of the departments, which use them.
Building Maintenance also provides service request to Auxiliary Organizations as a paying
job.

Building Maintenance activities are divided into 6 main functional areas such as General
& Preventative Maintenance, Keys and Locks, Electronic Building Access Control,
Fire/Security Alarm Systems, Environmental Control Systems, Elevator Maintenance.
i.

General & Preventative Maintenance


The General & Preventative Maintenance section maintains and makes minor repairs on

shopping mall to include plumbing, lighting, electrical, and structural systems within
buildings. Request for carpet replacement is assessed by the Maintenance department. The
Building Maintenance department also provides scheduled preventive maintenance work on
all shop buildings and systems. Large scale repairs are perfomed by the Facilities
Enhancement area of the Physical Plant.

ii.

Keys and Locks


The Facilities Access shop is responsible for the initial issuance of keys for shopping

mall and for maintaining records of key identification and issuance. Physical Plant has the
sole authority to duplicate those keys and to re-key locks. All requests for keys and re-keying
must

come

from

Deans/Directors/Building

Supervisors

or

their

designee.

The shopping mall is in the process of automating the key request. For areas that have
automated systems, the requestor needs to contact their departmental representative for
building access. For areas that have not been automated, a key request card needs to be
completed

and

submitted

by

contacting

the

Service

Center

(ext

4-2845).

Under no circumstance should a department replace an mall lock. If a lock need to be


repaired or replaced, notify the Service Center of the problem and location of the lock. The

Physical Plant Division is responsible for the repair and replacement of locks. Only Physical
Plant is authorized to replace and install locks.

iii.

Electronic Building Access Control


The objective of the electronic Building Access Control system is to increase the security

of the shopping mall better managing the access to its facilities.


Card access is used for managing access into the buildings. This is accomplished by
using card readers on the doors of the various buildings.

CONCLUSION

Building services is important because were an aspect that need to be dripped


make heavier before something the construction carried out so that each

individual which would use that building feel free and easy. Building services can
also ensure every work care and protection a that building handled well. It also
can make a building that was safe from any harmful thing.
