Rent Agreement

This Rent Agreement made at Gurgaon on this 1st day of <> between: Smt. hereinafter called
the OWNER/OWNER
And
Sh. . S/o .. R/o . (hereinafter called the TENANT the
terms Owner and Tenant shall unless repugnant to the context or meaning thereof include his/her
successors and assigns) of the OTHER PART as follows:

In consideration of the rent hereinafter reserved and all the covenants and
conditions hereinafter contained to be observed and performed on the part of the TENANT, the
OWNER does hereby grant, transfer, demise by way of lease the premises consisting of One room
set at of which the OWNER is entitled in law to execute this rent agreement together with the
appurtenant land/space, the rights to make use of entrances, passages, stairs case landings and
other

easements, belonging and pertaining to the said premises unto and to the use of the

TENANT for a period of (11) Eleven Months commencing from 1/09/2014 to 30/05/2015
renewable by mutual consent by paying unto the OWNER during the said period a rent of Rs.
4000/- (Rupees Four Thousand/- only) and per month, payable in Advance, inclusive of hire
charges of the fittings and fixtures in the premises, subject to the following conditions:-

(i)

THE TENANT HEREBY COVENANTS WITH THE OWNERS AS FOLLOWS:-

That the Tenant shall pay to the OWNER the said monthly rent of Rs. 4000/- (Four Thousand
only) by Cheque/draft/cash on or before 01st day of each English Calendar Month in advance.

(ii)

That the Tenant has paid Rupees. 3000/- (Three Thousand Only) as SECURITY DEPOSIT to
be refunded without interest at the time of termination of the lease or vacation of the house/
after deducting outstanding dues, if any.

(iii) That subject to the OWNERS covenants, the TENANT shall keep the interior of the
demised premises in good order and condition (reasonable wear and tear excepted) and
attend to minor repairs such as fuses, leakage of water taps etc. including maintenance and
minor repairs.
(iv) That second party can be extended or renewed at the end of this second party period with the
increase of rent @ 10% .
(v)

That the Tenant shall use said premises for residence purpose only.

(vi) That the Tenant shall be responsible for the payment of electric and water bills within the
scheduled date of fixed by the concerned authorities and shall bear the penalty and
disconnection charges due to his default in the payment of the bills or any other irregularity
however the original bills are to be kept in a file the record of the Owner.
(vii) That the Tenant shall make the payment of monthly maintenance charges to the
Society/HUDA if applicable.
(viii) That if Tenant fails to pay the arrears of the rent for more than two months the Owner shall
revoke the agreement and Tenant will not have to right to enjoy tenancy after the termination
of the agreement.
(ix) That the TENANT shall not sub-let assign or otherwise part with possession of the demised
premises without the consent of the OWNER in writing.
(x)

That the OWNER OR TENANT, shall be entitled to terminate the lease at any time during
the initial or renewed terms of the lease upon serving One Month previous notice in writing
of his/her intention to do so.

(xi) That the TENANT shall deliver the demised premises to the OWNER on the expiration or
earlier termination of the lease together with the Owner fitting and other fixtures, if any

breakage and damage done to the electrical, sanitary & other fittings & fixtures during the
tenancy period after necessary repairs.

II.
(i)

THE OWNERS HEREBY COVENANTS WITH THE TENANT AS FOLLOWS:


That the OWNER represent and warrants that he/she is fully entitled to execute this Rent
Agreement and that he/she will hold the TENANT free and harmless of any demands, claims,
actions or proceedings by others in respect of quite possession of the demised premises.

III
(i)

IT IS HEREBY MUTUALLY AGREED AS FOLLOWS:


That the TENANT shall permit the OWNER, his/her agents, etc. to enter upon the leased
premises for inspection and carrying out repairs etc. at reasonable time as and when
necessary.

(ii)

That the Lease term can be renewed if mutually agreed between the OWNER and TENANT
on the fresh terms and conditions then mutually agreed to between them for which the
TENANT shall give to the OWNER a notice not less than one month before expiration of the
term hereby granted.

IN WITNESS WHEREOF, the parties have executed these presents at Gurgaon on the day,
month and year first above written in the presence of witnesses.
