Company history

The history of JSV Belzarubezhstroy starts in the 50s of the twentieth century, when the leading construction companies of Belarus JSV
Gomelpromstroy (Gomel) and Stroytrest 8 (Brest) were created. These organizations, having become in May 2007 shareholders of theJSV
Belzarubezhstroy, became the engineering core of the new company.
The membership in the companys shareholders of a large financial investment company Almando (UAE) and JSV Trustbank (Minsk) allowed JSV
Belzarubezhstroy to pass to the new qualitative level by combining the considerable experience in engineering and construction, tecnical and
production capabilities with the extensive financial and investment opportunities.
Currently, the main activities of JSV Belzarubezhstroy are: the designing and construction of residential, office and industrial buildings and
constructions, wholesale car trade, road and construction machinery, industrial equipment.

The JSV Belzarubezhstroy performs a complex design of buildings for industrial, agriculture, energy and civil purposes. At each stage the project

Construction and housing improvement of district

in Guasimal sector, Aragua state, Maracay city
The Contract for design and construction of 6968 appartments, additional facilities, housing improvement and infrastructure of Maracay city, Aragua
state, signed in 2007, consists of two stages. The first one is in Guasimal sector, it includes 2520 apartments, the second one is on the territory of
Libertador Base and includes 4448 apartments. As well as the contract includes the construction of two industrial objects:

garment factory for the production of working clothes;

factory for production of concrete products articles.

First 720 apartments commissioned at the end of 2011, in June 2012 the residential development was constructed on a turnkey basis, including 2520
apartment and concomitant infrastructure.
The construction of the second stage, which includes 4448 apartments, on the territory of the Libertador Base is planning to be completed in April
2014. Currently 1440 apartments commissioned.
A new district, which is designed and built by JSV Belzarubezhstroy, fully corresponds with the climate of Venezuela, the countrys architectural
traditions and lifestyles of the population.

25 million ceramic blocks. After the commissioning of the production line for tabelons (ceramic blocks for ceilings) the factorys capacity will be

Project management
Project management is a structural unit of JSV Belzarubezhstroy. Its tasks include the development of design specifications and estimates in the field
of construction engineering and industrial construction and the functions of the general designer.
Self-performed integrated project management is the basis of the work of the unit. This allows achieving high quality design documentation, using
modern architectural solutions and meeting deadlines, dedicated to project.
The presence of various specializations and areas of design in the organizational structure of units allows providing the customer with a wide range of
the following services:
analysis of the urban situation;
technical and economic assessment of the project followed by the development of draft offers, working drawings and cost estimates of all sections
of the project;
implementation of the necessary approvals and passing the expertise;
conducting field supervision and supervision of commissioning of both new and renovated buildings and structures, its complexes with engineering
infrastructure and landscaping.
Possessing the knowledge of foreign legislative and regulatory frameworks the project management of Belzarubezhstroy has experience in designing
abroad (Bolivarian Republic of Venezuela, Russia, Bahrain).

The five-storeyed buildings were designed using a high technology VST. The buildings are formed from
sections (line, front and corner elements) which include one- four roomed flats. This allows combining it
according to the general layout requirements.
The modern approach to the exterior buildings design helps to create a comfortable live environment and
position the new construction technology as a leading-edge one.

Short specifications:

Power supply units number: 3 by 200 MW each one. Annual electricity production: 3300 mln kWh.
All equipment conforms to weather, geodesic and seismological conditions of the Barinas State.

Social context:

The thermal power plant construction will permit to create 550 new jobs and increase the countrys energy independence.

Projected construction works period:

39 months (commissioning of the first unit 31 months after the prepayment and signing of the act of commencement of works).

60 000 m3 of finished products per year that makes it possible to construct annually on basis of industrialized method using permanent shuttering
technology around 420 000 m3 housing area (7000 apartments).

The construction is planned to solve the following tasks:

implementation of innovative technologies in woodworking and construction industry branch;
creation of innovative production.
A cement-bonded particle board is splendid constructional material. This product is durable, moisture-resistant, soundproof, nonflammable material.
Cement-bonded particle board is designed for the use in construction of sandwich panels, pre-fabricated houses, wall panels, coating plate,
suspended ceilings, flooring, window boards, roof covering, building of additional levels in the existent structure, building of fences, different
enclosing structures. The width of the boards depends on application field and varies in terms of 8 40 mm.

Cement-bonded particle boards are mostly used in monolithic house building based on application of VST permanent shutters technology. New VSTtechnology supposes the use of permanent shuttering of cement-bonded particle board fixed with metal gates. This kind of shuttering doesnt need
to be removed afterwards. The shuttering remains and becomes an element of panel. The using of cement-bonded particle boards permits to save
till 30% of financial funds in relation to total budget of the construction project.

Brest is the first city in Belarus which started to manufacture elements of permanent shuttering in accordance with the technology of Austrian
company VST Building Technologies AG. This technology permits to increase considerably the productivity of monolithic building.
Cement-bonded particle boards come to the plant in determinate dimensions. A size-cutting machine cuts a cement-bonded particle board into
elements in accordance with diagrams, puts the marks on them and indications for manufacturing holes. The monolithic construction differs from
thetraditional construction by high degree unification between components. The elements destined for one building dont fit another one.

Cut elements pass through the processing chain gradually receiving reinforcement, locks and other components (including wirework with connector)
and at the last stage such elements become similar to a sandwich which consists of panels firmly connected to each other with emptiness inside.
These elements are destined to the construction, after that they are assembled and filled with self-compacting concrete. Such technology permits to
reduce construction time period by 20-25% in comparison with the frame and panelized house.

JSV Belzarubezhstroy has elaborated, implemented and constantly improves a Quality management system in accordance with the specifications
DIN EN ISO 9001:2008.
An increase of customer satisfaction through the effective application of the Quality management system oriented to continually quality improvement,
providing an exact conformance of completed constructing and engineering works to the project requirements and requirements of technical
normative legal acts, these are the tendencies which form the basis of policy in the quality system of JSV Belzarubezhstroy.
The proof of conformance to requirements of the specifications ISO 9001:2008 in the design branch of buildings and structures, in the branch of
constructing and engineering works and services is represented by the Conformity certificate of the management system of German Institution for
certification systems and staff TUV Thuringen e.V.
The Quality management system is oriented to warn about problems, to react to these problems and eliminate them, and to progress constantly in
the effective organization activity and Quality management system.
JSV Belzarubezhstroy has implemented the Environmental Management System (EMS) and the Occupational Health and Safety System (OHSS).
The existence of the Occupational and Environmental Safety & Health Systems allows the company to organize its ecological and labor protection
activity.
In February, 2013, on the construction projects in the Bolivarian Republic of Venezuela, an observation audit in accordance with ISO 9001:2008 and
the certification audit in accordance with ISO 14001:2009 and OHSAS 18001:2007 were carried out by TuV Thuringen e.V, international systems and
personal certification body.
In the course of the supervisory audit it was revealed that JSV Belzarubezhstroys Quality management system is supported in working conditions,
production facilities and outsourcing processes are controlled, the competence of the staff corresponds to the requirements.
On the basis of the certification audit a decision to certify the company in accordance with ISO 14001:2009 and OHSAS 18001:2007 was made.
