CONTRACT OF LEASE

This AGREEMENT OF LEASE made and entered into by and between:

WITNESSETH: That
WHEREAS, the LESSOR is the owner in fee simple of a certain parcel/s of
land, together with the buildings and improvements thereon, situated in

WHEREAS, the LESSOR has offered to lease and the LESSEE has agreed to
rent the abovementioned property.
NOW THEREFORE, the LESSOR hereby lets and leases unto the LESSEE the
above-mentioned property under the following terms and conditions:
1. The monthly rental shall be ______________________________________PESOS
(Php_______), Philippine Currency, to be paid by the LESSEE at the place of
the LESSOR on or before the fifth (5th) day of each and every month. It is
expressly agreed and understood that the payment of rental herein stipulated
shall be made without the necessity of express demand and without delay on

3. The LESSEE hereby expressly agrees and warrants that the leased premises
shall be used by him exclusively for the residential purposes; and the said
LESSEE is hereby strictly prohibited from using the said premises for any
other purpose or business without the prior written consent of the LESSOR;
4. Taxes and assessments shall be for the account of the LESSOR, while
expenses for electricity, water and other utilities shall be for the account of
the LESSEE; and
5. Upon the signing of this agreement, the LESSEE shall pay by way of deposit
unto the LESSOR the sum of _____________________________PESOS
(Php_______) to answer for payment of rentals in the event that the LESSEE
fails to pay the rentals on time and other expenses or charges that the LESSEE
may owe in favor of the LESSOR.

Office of Barangay, Brgy. Sto. Domingo, Cainta, Rizal, on October 27, 2010 and
Community Tax Certificate No. 01203678 issued on October 27, 2010, at Cainta,
Rizal;
all known to me to be the same persons who executed the foregoing instrument and
they respectively acknowledged to me that they signed the same as their own free
and voluntary act and deed.
This instrument consists of two pages, including the page in which this
acknowledgment is written, and has been signed on the left margin of each and
every page thereof by the parties and their witnesses, and sealed with my notarial
seal.
