24H>architecture

On 01.01.01 Boris Zeisser and Maartje Lammers founded 24H>architecture in


Rotterdam, the Netherlands.
Maartje Lammers was born in 1963 and graduated from Technical University of Delft
in 1988. Boris Zeisser was born 1968 and graduated from Technical University of Delft
with honourable mention in 1995.
Before starting their own office Boris Zeisser and Maartje Lammers worked in several
well-known architectural offices like (EEA) Erick van Egeraat associated architects,
Mecanoo and the Office for Metropolitan Architecture (Rem Koolhaas).
Since its inception 24H>architecture has been involved in various sized projects.
Recently a number of projects have been realized, among which are the Ichthus
Academy in Rotterdam, a kids den and ecological school in Thailand, the interior for two
Youth Hostels in London, the Dragspelhuset at vre Gla, Sweden, several exhibitions,
the office of Rijkswaterstaat in Assen and various housing projects in Nieuw Vennep,
Hoogvliet and Hoofddorp along with the refurbishments of a former spinning mill into
offices in Enschede.
The 12 people strong international team of 24H currently work on a broad scope of
design tasks: several housing projects in Cadzand, Domburg and Rotterdam, several
schools, an environmental education centre, a saltstorage building and eco resorts in
the Caribbean and Morocco.

24H goal is to find the hidden layers of each commission. Next to program and site, these undiscovered layers
make the answer to each design. By working with various themes guiding the design process, a broad spectrum of
non-architectural solutions is found.

In

24Hs contributory plan within the plan 12-14 of


vinex location of Getsewoud, Nieuw-Vennep, the site
forms the entrance to this specific part of the newly
built housing area. From an urban point of view, 24H
accentuated the opening, using the sound wave as
metaphor. The assignment consists of two blocks of
residential buildings with 18 social houses each.
To give a new meaning to the sensibility of architecture,
inspired by the Amsterdam school social housing
architecture of the beginning of the last century,
sensual facades were developed for this project using
modern techniques.
Originally stacked apartments were foreseen on
this location with access galleries on each floor. By
converting the housing program into an back-to-back
typology, individual houses were made with ground
floor access and a balcony with south orientation.
The faade of the social housing blocks consists of
horizontal strips of glass and purple concrete panels
with a corrugated structure. The structure was
designed using three-dimensional CAD and directly
sending then to the CNC-spindles, which produced
the templates for the concrete panels. By using this
method, it was possible to realize high detail with a
minimum of technical efforts.

To make a neighbourhood at Hoogvliet more


attractive, a new kind of living will be realized.
For the Co-housing project that was developed
by WHIMBY! as part of the International Building
Exhibition Hoogvliet an urban concept was developed
that gives not only expression to the thought that a
musician is an individual with a communal passion,
but also expresses a form for new collective space
within the contemporary city.
The 38 houses are specially for musicians. In addition
to the house an special music mountain is realised in
the heart of the block. The individual music rooms in
the mountain are all highly soundproofed. To provide
daylight to the musicians during their rehearsal all
have music rooms have their own lightpyramid that
protubes through de grass carpet of the mountain.
The lightpyramids are placed as a modern Stonehenge
and create their own African fireplace which express
the collective soul of the musicians.
The houses are arranged in various stempels
which are repeated various times. On the edge of the
stempels individual music-rooms are added like
parasites to trees. These parasites accentuate the
main urban routes through the plan.

The area set for the development is an area of 29ha


that reaches from the main existing access roads
(west to east) and from the top of the landscape to the
bottom of the valley (south to north) at the outskirts
of Beanson.
This area is split in two by the newly planned Voie 8
access route proposed by the development company
of the city. The V8 at present disecting the area east
to west. A mail developed from south to north stops
against this V8. This initially aimless mail is in need of
definition and splits the southern area in to east and
west.
By making the V8 into a US type parkway along
the new master plan, the V8 becomes part of the
development slowing traffic down in a housing area
but also creating new access routes for the housing
estates. The parkway creates easier crossing for
people to meander from their homes to the commercial
developments along the mail.
The commercial development proposed in the central
sector is now displaced along the mail on both sides
to define the mail and its public areas and it creates
a divide between the housing areas and the mail.
Making the mail a functional public realm accessible
for pedestrians and public transport.
The basis for the urban design is the secondary roads
that follow the existing landscape. These roads are
one-way or two-way systems that access the housing
parcels. The areas around the mail and on the south
side of the development are denser in accordance
with the guide-lines set up by the SEM. These areas
are mostly two-way systems. The north area, along
the V8, consists mostly of one-way dirt roads as the
density of the housing blocks decreases.
The roads and parking are then (part-) covered with
a concrete table construction. These constructions
can be small canopies or parking garages, this is in
correspondance with the type of housing that is
located on top of the parking plinth and the density of
housing required in that area.
The concrete construction is a separate construction
to the wood prefab housing construction placed
on top. This creates a freedom for the design of
the apartments and for the necessary density and
program.

Within the urban plan of the new housing area of


the Floriande islands in Hoofddorp, 24H>architecture
realises 69 social apartments and family houses on
the 7th island.
The two apartments blocks are located on both sides
of the islands public green space; the Brink. Next to
the apartment blocks, two storey family houses are
planned with a small private space on the Brink and
private gardens at the back. Hidden behind the north
buildings is a residential area called Living Park with
single family housing with large private gardens along
narrow streets.
The facades of the buildings are made from Belgian
anthracite coloured freestone combined with
aluminium plating. The freestone is used in both
rough and smooth relief. The gold coloured anodised
aluminium panels are -depending on what function
they fulfill- either perforated or bubbled in a leaf
pattern. By using different materials, horizontal and
vertical accents are applied.

Within

the urban plan of the Floriande new housing area on the


islands in Hoofddorp, 24H realised 36 semidetached houses on the
7th island.
The houses are set up to offer maximum living quality based on
typical qualities of the surroundings. Aiming for different groups,
young families with children or senior couples, different layouts are
possible.
Various options are available to be decided by the future inhabitants such as carports, garage or extra living space on the ground
floor. But also a green urban space of the Brink. The semidetached
houses are provided with a paved plateau, to form an intermediate
between private and public.

Art dEco is the work title of our competitionwinning project in Karlshamn, Tegelbrucksviken.
Located in the southern area of Sweden, facing the
beautiful panorama of the Baltic bay, fifteen villas
on an ecological concept, are being developed in
collaboration with Scanparks.
Using mostly local material, the ambition is to realize
the dwellings completely adapted to the eco-system.
Energy -for heating in winter and cooling in summeris, for example, mostly taken from the ocean.
On a granite base, partly coming out of the steep
slope, an open wooden structure is placed on top,
supporting two shells as a cover. This wooden-panel
roof system, providing an extraordinary view towards
the bay, carries a natural grass cover.
Inside the villa, most dark functions are situated in
its base. Consisting out of a wooden interior with
external walls of local granite, it has a rocky image but
feels warm and comfortable on the inside.
Kitchen and living room are located on the first floor
where the living room is being extended into a huge
terrace, which can be used for outdoor living.
All Art dEco villas are facing the bay, overlooking a
huge garden in front of the house. Settled in a radiated
grid, pockets have been created in the existing forest.
These pockets have the quality that every house
is naturally separated from its neighbour, with its
own entrance and driveway, as they strengthen the
longitude of the plots as well.
This gives uniqueness to every single plot.

In the area Hatert, on the edge of the city of


Nijmegen, the housing corporations Portaal and
Talis organize a great renewal operation. Most of the
current housing does not comply with contemporary
standards or needs a substantial make over.
For this operation the city of Nijmegen worked in
cooperation with the office of Khandekar towards a
masterplan in which most of the present houses are
renovated or renewed. Besides this upgrading, the
open areas in the neighbourhood will be filled with
several new housing projects.
24H>architecture designed a sturdy tower with free
formed balconies around, which make a recognizable
sculpture from all directions. The new crown of Hatert
is called the White Rose.
The parking for the apartments is organized
underneath a raised deck that will function as a new
public space for the citizens of Hatert. Underneath
the housing program the ground floor will be used as a
community health centre.

Christiaanse for the Science Park in Amsterdam,
24H>architecture was commissioned to make a
proposal for one of the five housing projects, called
the Twins. The location is situated between the
Oosterringdike and the Caroline Mac Gillavrylaan.
24Hs proposal for the two apartment blocks, 18
and 15 storeys high, house a total of 87 dwellings.
Two L shaped volumes slide under each other and
are connected through a plinth containing housing
and parking. The smaller west tower sits flush upon
the east tower, opening up views to and creating the
entrance from the dike and the street, as well as
providing access to the parking. The east tower is
standing on the ground and allows direct access to the
houses on street level. Its main entrance and lobby
establish a visual connection between the dike and
the Caroline Mac Gillavrylaan, with vertical circulation
located in the middle.
The facade is made up of a fine grid of slate and glass.
Variations in colour from brown to grey as the towers
rise connect the building to the elements: brown at the
bottom, where the towers root up from the ground;
and grey towards the top. The windows have irregular
shapes.Throughout the process these windows were
named after the mathematical toy, the Tetris cube.
Views are magnificent also lying in bed or sitting on
your sofa.
The skin tapers outwards at specific parts of the
towers to create a noise barrier due to the nearby
railway.
