Q: What is the difference between a short sale and buying a foreclosure and what are the pitfalls of
buying either?

A: Basically, a short sale is a sale of mortgaged property where the proceeds from the sale are
insufficient to pay in full the sellers outstanding mortgage and any other liens against the property
and the seller lacks sufficient other assets to pay the remaining amounts. The lienholders (mortgagor)
must agree to voluntarily release their respective liens or a sale will not be possible. That must happen
first and the seller must qualify financially for this debt reduction, which requires a lot of paperwork
and time. More pitfalls here are the likely lengthy process to, first, get approval for the short sale, then
a lengthier path to closing. The process can take several months, or longer. (Note: some banks have
streamlined this process so it may be possible for a normal closing after the approval is given.)
A foreclosure is where a bank/mortgage company has already taken back possession of a property
from a property owner it is now bank-owned. The pitfalls of purchasing a foreclosure are many.
They almost always are sold as-is, where-is, meaning the bank will make no repairs nor offer any
warranties. Foreclosures are often in need of substantial repairs. That condition could exclude the
propertys suitability for a number of loan types. Buyers often have a very limited time to conduct
inspections, and the inspections should be thorough. Banks often provide a non-warranty deed so an
exhaustive title search is always a good idea.
Either way, you should find a Realtor who has experience in helping buyers purchase either

5 Tips to Keep Pet

Pets offer families many things,


including love and companionship. But people who prefer
especially furry pets often find
these animals leave behind
significant amounts of fur on
carpets, clothing and furniture.
Shedded hair can be a pitfall of
pet ownership. Some animals
shed a little, while others seem
to leave behind patches of fur
that may be mistaken for a
second life form. Tumbleweeds
of fur may roll out from under
sofas or attach to clothing, so
it's no wonder shedded pet hair
is an inconvenience for pet
parents. While it is impossible
to make a pet-friendly home
an entirely hair-free and sterile
environment, there are various
ways to keep pet hair under
control.

1. Vacuum frequently. Invest in


a vacuum designed with stronger
suction for removing pet hair
from a variety of surfaces. The
fur can get lodged inside of
carpet fibers, and you will need
