That I, BERNARDINO G. UBALDO, of legal age, Filipino, Widower, with residence and postal
address at Caloocan, Matnog, Sorsogon, Philippines, owner of Lot no. 969-B-4 being a portion of Lot No 969-B
Psd-05-038196, situated in the Barangay of Gadgaron, Matnog, Sorsogon, Philippines, more particularly
bounded and described as follows:
A parcel of agricultural land (Lot # 969-B-$ Psd __________________ being a portion of
Lot # 969-B, Psd 05 038196) situated in the Barangay of Gadagaron, Municipality of Matnog
Province of Sorsogon, Island of Luzon, Philippines, Bounded on the North by Diversion road,
South by Lot # 971, on the East by Lot 969-B-13 and on the West by Lot 969-B-5 with an area
of TWO THOUSAND TWO HUNDRED TWENTY EIGHT SQUARE METERS (2,228 sq. m.)
That for and in consideration of the sum of FOUR HUNDRED FIFTY THOUSAND PESOS
(Php450,000.00), Philippine currency to me in hand paid by ROBERTO G. GARALDE of legal age,
Filipino, married to JOSEFINA E. GARALDE, with residence and postal address at Tabunan, Matnog,
Sorsogon, Philippines, receipt of the full amount is hereby acknowledged to my entire satisfaction do hereby
Sell, Cede, Transfer and Convey unto the said ROBERTO G. GARALDE his heirs, successors, assigns and
administartors on a portion of the above described property, more particularly bounded and described as
follows:
A portion of Lot # 969-B-4 located at Barangay Gadgaron, Matnog, Sorsogon, with an area
of TWO HUNDRED TWENTY FIVE SQUARE METERS (225 sq.m.) bounded on the
North by Diversion Road; on the South, East and West by remaining portion of Lot 969-B-4.
Visible signs of boundaries consist of wooden fence on all sides of same with no permanent
Improvements found thereon
That the Vendor have declared under oath that he have complied with their provisions of Article 1619 of
the New Civil Code of the Philippines together with additional requisites mentioned in Section 13 in relation to
Section 11 of the Philippine Land Reform Code.
That the fees for the transfer, registration, capital gains tax, documentary stamps, shall be borned by the
vendor.
