New web portal shakes up online property market

Nigel Jones, director of John Francis, Wales’s largest estate agent, discusses how property websites Rightmove and Zoopla’s dominance of online property searches may soon be over, thanks to new property portal, OnTheMarket.com.

W HEN looking for a new home, the vast majority of us turn to internet search

portals Rightmove and Zoopla. These two websites provide an easy platform to view the properties that are available in a particular region in one online space, making it easy for house- hunters to see what is on offer without having to visit several individual agents’ websites.

They are free for customers to

browse, but charge estate agents and developers significant fees to

advertise their properties, which can amount to annual charges of hundreds of thousands of pounds. However, this dominance of the property search market is set to change, thanks to a brand new website that launched on January 26, OnTheMarket.com. Initially set up by a group of six estate agents called Agents Mutual, its aim is to directly challenge the control that Rightmove and Zoopla currently enjoy. OnTheMarket.com has seen a large groundswell of support from across the country, with more than 4,600 estate and lettings agency braches already

having joined the platform, and more expected in the coming weeks. In south west Wales alone, 85% of agents, John Francis included, have already joined the portal, making it very likely that in future the only portal that will hold 85%+ of available properties in the area will be OnTheMarket. com. OnTheMarket.com is different in that it is wholly owned by estate agents, and is entirely not- for-profit. It provides its online listings services at cost to its members and invest profits back into the business. This enables agents to keep their costs down, and pass these savings on to the consumer. Furthermore, OnTheMarket.com showcases properties in a clear and simple way, and will not target consumers subliminally via the high level of advertising seen on Rightmove and Zoopla. We have already had a number of highly positive comments from house-hunters on the clear layout and easy-to-use search function, which puts the focus back on to the properties themselves. This strategy has been called “anti-competitive” by Rightmove and Zoopla, but is essential to disrupt the current duopoly that the two websites have over the market, as the websites can no longer claim that their listings cover the entire property market. To this end, John Francis is one of more than 30 agents across west Wales that have agreed to remove our properties from Rightmove.

Making this decision jointly helps house-hunters looking for properties in the region, who can be confident that OnTheMarket. com provides comprehensive listings, and will not have to switch between the two other platforms to see everything available. Considering the longstanding control Zoopla and Rightmove have had over the online property search market, it will certainly be interesting to see the impact of this new portal’s launch. Online property portals have revolutionised the house-hunting process in the last 10 years, when previously buyer enquires were all generated from newsprint.

While agents in the main still advertise in weekly newspapers, the level of enquires generated is miniscule compared to those received as a result of e-marketing efforts. John Francis, like other agents, are in favour of the ease and benefits e-marketing offers customers, it presents additional costs which must be viable in order for agents to continue to use them. A portal launched and operated by agents balances customers’ expectations and agents’ needs more appropriately, and to this end OnTheMarket.com is something we are delighted to support and be a part of.
