Tetherow Luxury Homes, Oregon


Owner and Developer: Created a 10 home residential project within the Tetherow Golf Club Community
in the $750,000 price range. Homes designed to LEED Platinum Standards, with insulated concrete form
walls, insuldeck floors and roofs for an insulation rating of R-50.

Prototype Design Project, Florida


As a LEED Consultant, helped design a prototype for sustainable commercial and residential structures
using insulated concrete forms and insuldeck for the walls, floors, and roofs. The shell would have the
potential for an R-50 insulation rating. The mechanical systems for the highly insulated structures would
be substantially smaller than for other types of shell construction and could easily handle the high heat
generation by computer systems in data centers. The ICF structure would be fire resistant, meet DOD
safety and LEED rating requirements. For civilian use the structure would meet the requirements for
federal and state tax segregation and energy tax credits, substantially reducing the cost of the building.

Space Coast Embassy Suites Resort, Titusville, Florida


$30,000,000 LEED Platinum full service resort hotel. Oversight of the project located on the Atlantic Intercoastal
Waterway, 45 miles east of Disneyworld in Central Florida. Researched market, created development and
operational plans including interactive financial and risk management models; managed third party market
study and appraisal, sourced and purchased site, obtained government entitlements, obtained federal and state
development grants, and energy grants and credits from local utilities for alternative energy sources, contracted
and managed the sustainable architectural, engineering, interior design, specialty consultants, and preconstruction design team, created the budgets and schedules for construction and FF&E procurement and
coordinated with national brand companies. Project is ready for construction, pending financing.

CMS Food Services, Inc., Wilmington, North Carolina


$10,000,000 renovation of 48,000 square foot boat manufacturing faculty into a LEED Certified food processing
facility. As the Development Manager researched market, found site, created renovation plan, and sold project to
owner, a wall street investment firm; interfaced with owners on weekly basis; purchased facility; obtained state
and local job creation and development grants and energy grants and credits from local utilities; deconstructed
and sanitized the interior of the facility; contracted and managed the architectural, engineering (including
processing systems), and interior design; construction managed the interior and exterior renovation; managed the
procurement of all building materials and systems like complex water purification system. Led project until
turned over to new owners.

Lodge at Big Cypress, Big Cypress Seminole Indian Reservation, Florida


As Owners Representative and Development Manager: Consulted with owner to develop on a 150 room
LEED Platinum Resort Hotel on the Big Cypress Seminole Indian Reservation. Assembled, contracted,
and managed the team that provided architecture, interior design, engineering, and pre-construction
services to complete of the project design. Project ended when owner lost lease with Seminole Tribe

Tesoro Club, Port St. Lucie, Florida


$60,000,000 luxury mixed use residential development by Ginn Development Company. As Consulting
Project Manager interfaced with senior management, managed the Community Development District
Bond Program, created the Property Owners Associations, Architectural Control and Builder Program,
and Property Management Program for over 600 single residential homes and multi family sites, golf
course, and clubhouse, co-managed infrastructure and clubhouse construction, consulted on event
marketing. Left project after two phases were sold out for over $500 million.

Tesoro Preserve, Port St. Lucie, Florida


$20 million dollar mixed use residential development by the Ginn Development Company on the St.
Lucie River. As Consulting Project Manager, interfaced with senior management, managed the project

design team, creation of the Community Development District Bond Financing Program, Property Owners
Associations, Architectural Controls, Builder Program, and Property Management Program; managed the
infrastructure construction, consulted on the event marketing program, first phase was 50 single family
residential lots with deep water slips and the second phase was 150 single family and multi family units
with a small commercial center. Left project after first phase sold out for $50 million.

Watersong, Hutchinson Island, Florida


$1,500,000 luxury single-family development on the Atlantic Ocean by the Ginn Development Company.
As consulting Project manager, interfaced with senior management and investors. Created the Property
Owners Association, Architectural Control Program, and Property Management Program. Contracted
and managed the project design and infrastructure construction. Co-managed the event-marketing
program whereby all 23 lots were sold in one weekend.

Vectorworks Marine Corporate Office, Titusville, Florida


$500,000 sustainable renovation of unique 25,000 square foot restaurant into Vectorworks Corporate
Headquarters. As LEED consultant, managed the architectural, engineering, and interior design team that
created the documentation for the renovation and LEED registration. Owner chose to not register project
and managed the renovation.

Cape Condo Hotel, Titusville, Florida


$21,000,000 full service sustainable condo hotel. As Owner and Development Manager, created a 250room condominium hotel project that would meet LEED Gold Standards and be the first of its kind in
Florida. Assembled, contracted, and managed the team that provided architecture, interior design,
engineering, and pre-construction services complete of the project design. Sold interest in project to
partner.

Hospitality Development and Construction Services
Bovis Lend Lease, Florida, Georgia, and New York

2000 2002

Hired to expand Bovis national hospitality services division. Created a new real estate development services
program to provide corporate and independent developers the personnel services and financial resources necessary
to develop large mixed-use real estate projects. Developed the marketing plan and sold the new program on a
national basis to developers.

Rosewood Hotel and Spa Project at Deercrest, Park City, UT


Sold the program to the Thornburg Group. Collaborated with the owner, created the development plan for
their 5-Star. Then managed the 20-person architectural, engineering, specialty consultants, pre-construction,
and interior design team that created the $200 million project that featured a 200-room luxury hotel, 50
fractional condominiums (private residence club), a 25,000 square foot luxury spa, commercial retail, two
restaurants, members-only club, and skiing amenities. Owner sold project after construction documents
completed.

PGA Golf Resort at Lake Nona, Orlando, Florida


Assembled the development team and completed the conceptual design for a boutique luxury fractional
resort with 150 multi-family condominiums and related amenities on three tour-quality golf courses for the
Narcossee Group.

Bluegreen Corporation, Boca Raton, Florida

1998 to 1999

Hired to concurrently redevelop 3 large mixed-use timeshare projects in Wisconsin, Tennessee and Virginia,
using design build methodology. Managed the corporate staffs of about 20 and on-site design and construction
teams as large as 150.
Turnaround projects included:

Christmas Mountain Village, Wisconsin Dells, Wisconsin


Managed the redevelopment of a 1200 acre mixed-use timeshare project. The $50 million project involved
renovating existing timeshare condominiums, demolishing a 150 room hotel, finishing 20 luxury single
family residential golf course lots; rerouting two golf courses, a ski mountain, upgrading an equestrian
center, fishing lakes, and campground. Redesigned the infrastructure and wastewater management plan
including upgrading the water and sewer systems. Interfaced with Bluegreen senior management, the
homeowners association, and government agencies to reorganize existing zoning uses and densities, and
the utility district. After completion became the most profitable project in Bluegreens portfolio.

Laurel Crest and Mountain Loft, Gatlinburg, Tennessee


Managed the planning, zoning, design, construction, FF&E procurement, installation, and was a member
of the marketing committee for five ($40 million) timeshare towers and 30 ($8 million) luxury residential
villas at Laurel Crest and Mountain Loft. Timeshare units were sold out by completion.

Shenandoah Crossing, Gordonsville, Virginia


Managed the $5,000,000 renovation of a 1200-acre timeshare resort, including the existing wastewater
treatment and water systems, 18 holes of golf, lake system, 100-room hotel with restaurant, 20 luxury
timeshare/residential villas, and equestrian center. Assembled a consortium of all stakeholders and
negotiated necessary approvals from county zoning, state and federal EPA, Thomas Jefferson Water
District, and US Army Corps of Engineers to bring project into compliance and to prevent pollution of
adjacent Greenway Rural Historic District (Clarke Co.).

Lodge Ally Inn, Charleston, South Carolina


Had responsibility for the team that renovated the historic hotel. Assembled, contracted, and managed
the team that provided architecture, interior design, remedial engineering, and construction. Upon
completion the project was one of the most unique timeshare projects in the country.
