why shared
ownership?
Very few products survive 30 years virtually
unchanged and remain so hugely popular,
as Shared Ownership has done.
So why has Shared Ownership stood the test
of time? This is what we think...
Shared Ownership enables you
to afford your own home sooner
than you thought.
Unlike purchasing on the open-market
you dont need to raise a deposit for
100% of the property only the share you
are buying. For example:
Open market purchase
150,000 price
5%* mortgage deposit that you have
to have savings for = 7,500
Shared Ownership purchase
60,000 (40% share price)
5%* mortgage deposit you have to have
savings for = 3,000

Only buy what you can afford

As we will still own some of your property
(as a silent partner) it is in our interest
to ensure you can afford and sustain the

shares in the property you wish to buy.

We work with you to understand your
living expenses and lifestyle to ensure the
share you purchase is not beyond your
financial means.

Pay less for the same property

Living life to the full means having enough
income to pay your monthly outgoings
as well as having some left over to enjoy
yourself. Shared Ownership can help you
get that financial freedom by enabling
you to pay less money for your new home
on day one, than you would if you were
buying it on the open-market.

You get the security of a 12 year

structural warranty
All our homes come with a National
House-Building Council (NHBC)
warranty so you dont need to save
or worry about any structural issues.

*5% deposit rate is the typical lenders rate at time of print, but subject to change
and individuals financial circumstances.

The developer is responsible for

the property for the first year
If there is anything wrong with your
property on the day you move in
(assuming it is within a year of handover
from the developer) the developer has a
level of responsibility for defects that occur
with the property. This generally means
that they are responsible for and will make
good any faults with your home that are
not your fault. You also have us to help you
ensure any defects are fixed.

You get a blank canvas to style

No picture hook holes, wonky shelving,
1960s wallpaper and worn carpets that
all need replacing immediately. Instead
you get bright, fresh, clean walls and
neutral carpets and fittings that give you
the opportunity to put your stamp and
personality on the property from day one.

Stamp-duty may not be payable

at initial purchase
If the share you are buying is less than the
stamp-duty threshold you will be exempt
from paying stamp-duty at initial purchase.

After-sales service
By purchasing a Sentinel home you also
get the benefit of our after-sales service
for the whole time you own your home.
We dont just take your money and walk
away... we are there to help you all the
way, i.e. guiding you through the process
of buying extra shares, help you find a
buyer if you wish to re-sell etc.

Buy more only when you want to

The beauty of Shared Ownership is that
you can buy further shares as and when
you can afford until you own 100% of the
property... or, you can stay as you are.
The choice is yours.

If financial difficulties arise

It is in our interest to help you stay in
your home. In some instances, it may
be possible to resell some or all of your
shares to Sentinel and still remain in your
home as a tenant.

Cherry-picking the design

We pride ourselves on offering a diverse
range of quality homes at affordable prices
in the right locations.
We build quality homes that people want.
Over the years we have worked with many
private developers, Barratts, Taylor Wimpey,
Charles Church, Bellways, Redrow, Banner
homes - to name but a few - building many
different styles and types of properties. This
style of working has enabled us to note the
popularity of certain designs and the little
details that purchasers like and want, so
we can cherry-pick the details that go into
creating a new home and continue to adapt
and improve on our home-designs to
meet future customer expectations.

Doing your bit for

the environment
Sentinel Housing is a responsible developer
dedicated to the creation of sustainable
communities, the protection of the
environment and the conservation of energy.
The homes at Abbotts Walk are built
to a government standard, the Code
for Sustainable Homes and will achieve
a level 3 rating. The Code sets out
demanding levels for the environmental
performance of new homes in a number
of different areas such as energy and
water use, surface water management,
site waste management, household
waste management and the use of
materials. Independent assessments
indicate that level 3 should deliver energy
savings versus homes built to pre-April

2013 Building Regulation requirements.

Level 3 can be achieved by offering a
variety of energy efficient solutions,
including a high level of insulation, low
energy lighting, water saving spray taps
and low flush WCs. All of these measures
should make your home more efficient to
run, resulting in lower energy bills for you,
whilst being kinder on the environment.
Please refer to your sales advisor for
what energy efficient solutions your
new home has.
