Dear Sir;
This is in response to your response letter dated February 5, 2013.
We regret to inform you that we have to invoke Provision # 16 of our contract of lease particularly
Annex A. Please see attached duly signed Guidelines in Building Maintenance & Repair. The
main cause of the damage was due to the negligence of your staff who failed to turn-off the faucet
during that day. It is also indicated in the provision that, in the event that the tenant will encounter
problems and needs repair and maintenance, the tenant has the responsibility to inform the Lessor.
Your staff mentioned that she have already noticed that the pipe in your unit is stagnant which causes
slow draining, but failed to report the problem immediately. Also, it is mentioned in the repair
guidelines that in the event that the cause of the pipe that stagnate is because of the negligence of the
tenant, then it is also chargeable to the tenant.
We are also willing to have a conference with you to settle the issue the soonest possible time.

Dear Sir;
This is to inform you of the incident that caused an overflowing of water at the ground floor which
occurred sometime December 23, 2012, which caused damaged to the archive room of Santos Land
Devt. Corp.
The 5S committee of the undersigned conducted the quarterly inspection of all the leased properties
last December 28, 2012 and discovered the damaged ceilings. The property leasing department was
informed of the said damaged and immediately conducted an inspection in the presence of Trust
Management Manager Ms. Gretchen Rufo and SLDC representative.
An investigation was conducted and was able to gathered the following information: Last Dec. 23,
2012, between 6:30 am and 7:00 am the Amanah Bank guard noticed the overflowing of water
coming from door # 3 and had already reached the parking area and immediately the guard had to
shut off the water gate valve of door 3.
Please see attached pictures of the damaged ceilings, SLDC Engineering Report and the Contractors
quotation.
In view of the foregoing we are invoking Provision # 16 of our contract of lease and we
shall charge you of the repair expenses accordingly.
