NORTH DELHI

North Delhi is an administrative district of the National


Capital Territory of Delhi in India.
North Delhi is bounded by the Yamuna River on the east,
and by the districts of North West Delhi to the north and
west, West Delhi to the southwest, Central Delhi to the
south, and North East Delhi to the east across the Yamuna.

Development of land costs


The development cost of the land are around Rs. 300-400/sq.ft.,
where it is required.
It also depends on how much work is required before the
construction can be done.
Usually, curing of land, developing the landform feasible for
construction and removal of unwanted plants and trees are
covered in these costs.

Construction costs in the North Delhi


region in the National Capital Region
Construction cost varies from area to area and contractor to
contractor. On an average the construction cost in Delhi would
be around Rs. 1800-2000/sq.ft.
This cost is for the construction of residential buildings. The
construction costs for other land use are defined by the type
and quantity of work to be done on the structure.
Cost for industrial areas can go much higher, upto 3000-3500/
sq.ft. as there is more use of concrete.

RESIDENTIAL AREAS IN NORTH


DELHI
There are many residential areas in north Delhi.
The ones which we surveyed are :

Civil Lines
Kamla Nagar
Jawahar Nagar
Shakti Nagar

The rates have varied from year after year in these areas ad it
has been a dramatic change in the occupancy as well.

The higher middle class society has taken up the lands in Civil
Lines area, where the land is quite costly. It lies in the category
c
In Kamla Nagar, mostly the middle class and lower middle
class reside. The land cost here are less than civil lines area. It
lies in the D category.

In Jawahar Nagar and Shakti Nagar, the cost of land is


almost the same as kamla nagar. These 2 areas lie in the
category D.

Factors which have contributed to rise in rates in


different areas
Kamla nagar being a commercial hub of old delhi, the rates of
land is more.
Also Metro lines run near kamla nagar and Civil Lines, which
add up to the higher land costs

COMMERCIAL AREAS IN NORTH


DELHI
The commercial areas are grouped by the criteria of business
flow and market in this region.
The areas surveyed are as follows

Sadar bazar
Subzi Mandi
Mukherjee market
Khari baoli
Kamla nagar

The rates of the commercial areas are defined by the same


categories. Only the factor of change of rates is changed(as per
the multiplication factor for different land use is issued by the
govt.)
The sadar bazar area is the most preferred area for the
wholesale marketers and businessmen. It is the most
flourishing markets in Delhi for its variety of goods for retail and
sale. It lies in the E category of the land rates for commercial
use.

The Subzi Mandi area in Delhi is, as the name suggests, the
hub of groceries and fruit as a wholesale and retail market.
Though over the years the use of land in this area has been
wide and is also used for other retail stores like general stores,
ration shops, etc. This area lies in the E category.

Mukherjee Market is a very old marketplace in Delhi. It has


catered to the people nearby for more than three decades. The
market rates for raw land in this area are categorised in the D
category. Higher land rates are due to the old lands which were
bought by investors at a low cost than the trend today.

Kamla Nagar has catered to the dwellers all over Delhi with all
types of needs. The market in this region is famous for the cloth
business, readymade garments, cheap footwear and food.
Though, now major brands have opened their showrooms here,
the local vendors still have their share of market and revenue.

INDUSTRIAL AREAS IN NORTH DELHI


Industrial area are categorised by the use of land for setting up
industry, factory, etc. which are used for manufacturing goods.

The areas surveyed in the north Delhi for industrial land use

Majnu ka Tila is the industrial area on the outskirts of Delhi,


towards Sonepat. It has been used for governmental use and
also contains many centrally run companies and industries. It
lies in the category F.

Timarpur is mainly the hub of wholesale-cum-industry for


metals like iron, aluminium, steel, etc. it lies in the D category.

Wazirpur industrial area is usually considered for production


of a mix of goods. It lies in the G category.

EDUCATIONAL AREAS IN NORTH


DELHI
The areas for educational purposes like schools, colleges,
universities, etc. are prelocated by the city planners. The land
rates are defined by the governmental laws, as given below.

We could cover only the Delhi University- North Campus


area. It is one of the main centres for the university as most of
the renowned colleges lie in this area. It lies in category C.
The university has helped to increase the business of several
business pioneers who run food & beverages business near the
university and colleges.

HOSPITALITY AREAS IN NORTH


DELHI

Hospitality areas are categorized by hotels, hospitals, resorts


ad other helpful facilities which contribute towards the welfare
of people residing in the city as well as the ones coming from
other cities.

The Civil Lines area contains a whole lot of hotels and motels.
It also contributes to the premium class with some 4 & 5 star
rated hotels. Due to the mixed use of land in civil lines, it is
quite a busy area. Land rates in this area are categorised in C.

Pitampura is also considered a residential area. Some colonies


have been authorised for this area in northern Delhi.
