AGREEMENT TO SELL
A son of B has one acre of land in his name which was self acquired property.
The land was artificially irrigated by two bore wells and has no electricity
connections.
He also had 30 coconut trees and had 70 teakwood trees and has a small
dwelling house for the laboureres. He wants to sell the property to C son of D
for a consideration of Rs. 20 lakhs out of which Rs. 2 lakh were paid through
cheque on 15th novenber 2013 and it was agreed that sale deed to be executed
within 6 months from the sale of payment of cheque. Prepare a sale deed.

SALE DEED
On 15th day of September 20015 this agreement to sell entered between A son of
B aged about 32 years resident of Dehradun (seller) and C son of D aged about
35 years resident of Dehradun (buyer) includes their heirs executers legal
representatives is and aggrieved as hereunder. Suggest and prepare a sale deed
for the same.

Mortgage deed
A wants to mortgage is property to XYZ bank with a loan amount of rupees 20
lakhs with an interest of 12%.
The property is measuring 30/40 sq ft.
Prepare a mortgage deed on behalf of the bank.

RENT AGGREMENT
A wants to let his apartment for rent to B for a rent of Rs. 5000 per month and
Rs. 60000 as security deposit and electricity water and maintenance charge shall
be paid by the tenant. The owner will pay the other taxes and charges towards
the society.
Prepare a rent agreement on behalf of the owner.

PROMISSORY NOTE
A lends Rs 5 lacs at loan to B at 12% p.a. interest for a period of 1 year.
Prepare a Promissory Note on behalf of A.

WILL DEED
A aged about 70 years is a resident of Dehradun has 3 children (2 daughters and
1 son). He has five acres of wet land which he got as his share from his father
and he has a house measuring 40/60 in Premnagar, Dehradun. He has 10 lakh
rupees of fixed deposit at OBC Dehradun and a vacant land measuring 40/30.
He was a government employee under the state of Uttrakhand and retired at the
age of 60.
Suggest and prepare a will on behalf of A in favour of his daughter.

GIFT DEED
A aged about 70 years is a resident of Dehradun has 3 children (2 daughters and

POWER OF ATTORNEY
A had a house admeasuring 40 X 60 which was fully furnished with all
amenities. A had to leave to US for his work for which he wanted the rent the
House to someone. Keeping this objective he wants to execute a specific power
of attorney to lien or mortgage the property for 5 years and the consideration to
be remitted to the As bank account in India keeping the commission.

AGENCY AGREEMENT
A is a manufacturer of consumer goods like soaps, toothpastes and cosmetic
good. He wanted to appoint an agent to sell his product in different states of
India.
A identifies B to be an agent in Dehradun for sale of his products.
Prepare an Agency Agreement.

SERVICE AGREEMENT
ABC Co. Ltd was a consumer based company which was producing different
kinds of consumer durable products. The company wants to hire security for its
manufacturing unit and godown situated in Industrial Area of Dehradun for
which it contracted XYZ Security Services and agreed to hire 12 guards. There
were 3 gates; 1 for employees, 1 for supplier and 1 for exit of goods.
Prepare a Service Agreement

Supplier agreement
A, B and C is an automobile company established in Gurgaon manufacturing
four wheelers and it has its suppliers from different parts in India. One of the
suppliers was XYZ with registered office at Mumbai. Both entered into a
contract on 1st January 2013, for supply of spare parts relating to tier and wheel
alignments. Both the parties aggrieved that ABC Company will place order to
XYZ Company and XYZ will supply the material as per the order within 15
days from the date of order. And the payment will be made for the same by the
cheque, 30 days from the date of delivery and contracts and contract had a
clause giving jurisdiction.

Arbitration agreement
In January 2014 certain disputes arose between parties in relation to goods
detected at the time of delivery. Both parties came to conclusion to refer the
matter to arbitration to the present and future disputes which may arise.

Partition deed
A had 3 children, 1 daughter and 2 sons. Further A has certain self required
properties measuring 40/60 building area worth 12 lakhs. A died interstate.
Prepare a partition deed for 3 children.

Adoption deed
Blessed with a male child in 2009 after which A and B who were travelling they
met with an accident. And B (wife) was declared that she will not be able to
give birth in future. After this both of them decided to adopt a female child from
XYZ orphanage. Child is above the age of 15 years. Parents are above the age
of 24 and 23 years respectively.
Prepare an adoption deed.

Partnership deed
A and B want to start a partnership enterprise for running a coffee shop which
has a franchisee of Cafe Coffee Day. Both have an equal investment and equal
sharing of profit. Prepare a partnership deed.
