KEY FEATURES :
Volumes created in bungalow give it a grand feeling along
with landscape viewed from living area. Since the bungalow
is west side facing, deck seating on terrace gets surreal view
of sunset with not even a single structure blocking.

KEY FEATURES :
The site location is very peaceful along with uninterrupted
view of sunset. The building has a double height entrance
foyer to justify grandness. Due to plot area restrictions
there was no scope of providing amenities on ground
floor, so gymnasium, sundeck, swimming pool are
provided on terrace level.

KEY FEATURES :
The basic idea while designing apartment and whole site
layout was to ensure, that almost every apartment gets a
view of landscape. So additional open space was provided
and the parking was taken to basement level.

Plot area is 6943 sq.ft
KEY FEATURES :
The plot had less frontage for landscape even after optimum
ground coverage, so the portion in front of living and
bedroom was raised up to plinth level. Adjacent bungalow
had windows facing in this plot, which gave idea of
extruding a wall with minimum apertures up to O.H.W.T
level.

sizes cater to all requirements.

The site is located at Wakad, Pune. Survey no.
76&77.
PLOT AREA :
Plot area is 3,05,224 sq.ft
KEY FEATURES :
The most important feature in this whole
proposal is the 2.5BHK module. Which could be
converted in 2BHK large or small as per
requirement. Rest the layout has huge raised
and on surface landscape spaces.
PLOT SUMMARY :
The plot came under B.R.T.S reservation, which
help so increase the plot potential, but at the
same time parking requirement increase by 1.5
times. In order to tackle with parking surface
and basement considered. Plot was divided by
road, so the other side was dedicated for
commercial use.
