AAA is a Hotel Management Company established in 1985, whose expertise lies in the management and
operation of Hotels to that of International Standards. The Directors of AAA are of different
disciplines with a diversity of experience ranging from Travel, Architecture, and Interior Design to
Hotel Management. AAA offers Technical Advisory Service during construction and Interior
designing as well as Hotel Management Contract and Pre-Opening Period, the scope of work details
are as follows:A.

FULL TECHNICAL ADVISORY SERVICE

1. Liaising with Owners appointed Architect and Interior Decorator pertaining to:1.1 Design layout
1.2 Choice of material
1.3 Provision of necessary technical assistance on related matters.
2. Reviewing Architects plan for smooth flow of the operations of the Hotel.
3. Reviewing the preliminary suggestions by the Owners Interior Designer and providing necessary
assistance until approval of the preliminary presentations for interiors that includes:3.1 Layout plans
3.2 Elevations
3.3 Color scheme
4. Providing advice and recommendations on specifications, primarily for:4.1 Carpeting
4.2 Furniture
4.3 Draperies
4.4 Fabrics
5. Providing advice and recommendations on:5.1 Storage requirements
5.2 Loading and unloading/receiving areas
5.3 Compactors requirements
6. Recommendations on Mechanical equipment i.e. Kitchen, Grease traps, Laundry and other equipment
based on the Consultants advice.
7.

Reviewing and assisting the Owners M & E on the Emergency Lighting requirements.

8.

Attending Site Meeting with consultants.

9.

Preparing Furniture, Fixtures & Equipment (FF & E) and Hotel Operating Equipment (HOE) list.

10. Preparing and undertaking of price comparison for FF & E items


The above list is by no means exhaustive.
Technical Advisory Service Fees

A Fee imposed for the Technical Advisory Service will be determined for a period not exceeding 24
months.

An additional Fee (to be determined) will be imposed for Technical Advisory Service provided after
the 24 months period.

The Technical Advisory Fee is to be paid in advance every three months at the beginning of
each quarter commencing from the date of appointment.

The Fee includes the cost for Site visits during Technical/Site meetings with the Consultants
and return air tickets, however accommodation shall be provided by the Owner.

B. HOTEL MANAGEMENT CONTRACT AND PRE-OPENING PERIOD


1. Handling of applications for the Operating license of the Hotel.
2. Providing advice and assistance in the procurement exercise of required operating equipment to
operate the Hotel in accordance to international standards.
3. Preparing Pre-Opening Budget and Manning Guide.
4. Recruitment of suitably qualified candidates for the operation of the Hotel.
5. Preparing Training Manuals and Programs.
6. Training all personnel to be ready for the opening.
7. Preparing all Policies and Procedure Manuals for the Hotel
8. Preparing Marketing Plan for the Hotel.
9. Preparing Business Plan for the Hotel.
10. Preparing and handling of Public Relations exercise prior to opening.
11. Assisting the Owner with the procurement of Furniture, Fixtures & Equipment (FF&E) and Hotel
Operating Equipment (HOE).
12. Managing the day to day operational matters.
13. Implement all marketing related activities in order to maximize business opportunities.
14. Preparing Annual Budget for Hotel Owners approval.
15. Handling of all accounting matters and compliance with statutory requirements.
16. Providing and maintaining a high service standard for the Hotel.
The above list is by no means exhaustive.

Hotel Management Agreement and Fees

The Hotel shall be operated within the terms and conditions stipulated in the Management Agreement that
fundamentally outlines both of AAA and Owners roles and responsibilities throughout the management
contract period.
The proposed management contract shall be for an initial period of Five (5) years and renewable for a
further period of Five (5) years under the terms and conditions to be agreed by both parties.

The Management Fee shall be 3% from the Total Gross Revenue. The Owner remunerates
the Operator with a fee that is computed based on the Operators performance in delivering the
business.

A further Incentive Fee of 8% from the Monthly Gross Operating Profit (GOP) of the Total
Income Before Fixed Charges.
