BUSY. Just ask anyone how they are doing and they
will tell you they are busy. Some will include more
detail: crazy, incredibly, ridiculouslyyou get the
picture and are probably too busy to read any more!
It is the new normal in the world today, whether you
manage a 25,000 SF building, a 1 million SF building,
sell widgets or just about everything in between.
BOMA CAN HELP. No we are not sending temporary
employees or doing the work for you, but we can
simplify some of the activities that you need to complete. Do you need
updates on what is happening in the Real Estate Industry in Cleveland &

Committee Connection
ASSOCIATES COUNCIL Special thanks to Chair Chris White (Boak & Sons
Roofing) and the Council for the planning & execution of this years VERTICAL
(see pictures on page 8). Planning for 2016 has begun
EMERGING LEADERS The group, led by Chair Alan Hazzard, FMA, RPA,
(KeyBank Corporate Real Estate Solutions), met in March and heard from
two special guests: Laura Soble FMA, RPA (PNC Bank) and Dustin Harris
(Georgia-Pacific).
GOLF Chair Tom Krysiak (H.P. Technologies, Inc.) convened the group in
April to review the 2014 Golf Outing and begin planning this years outing,
which will be held on July 13th.
GOVERNMENT AFFAIRS Chair Judy Simon, CPM (Cushman & Wakefield/
Continental Realty) and the committee met in late February to discuss the
RNC, the Public Square makeover, and BOMA Ohios legislative agenda.

congratulations as they step away
from their roles at BOMA Greater
Cleveland.
MARIANNE COMPTON, RPA
Marianne took a new role with Forest
City Commercial Group and is now
a Lease Administration Manager.
She had most recently been the Vice
Chair of the Board of Directors and a
member of the BOMA Ohio Board of
Directors.

PROGRAM The group met in May under the leadship of Lora Atherton
(Gardiner) to finalize plans for the Clambake (September 11th) and outline
the 2016 general membership meeting schedule.

Lang LaSalle was April 17th. He has
been an invaluable Board member
and educator for numerous courses
we have offered over the years. His
retirement is well-deserved and we

BOMA INTERNATIONAL UPDATES: Tenant Star Signed Into


Law; 2015 M.O.B. in Cleveland; ENERGY STAR Award
TENANT STAR SIGNED INTO LAW

Buildings & Healthcare Facilities Conference.

On April 30, President Obama signed into law S. 535,


the Energy Efficiency Improvement Act of 2015, which
was co-sponsored by Senators Jeanne Shaheen (D-N.H.)
and Rob Portman (R-Ohio). The legislation includes a
provision to create a Tenant Star program to encourage
commercial real estate tenants to benchmark their
energy efficiency and earn recognition from the U.S.
Environmental Protection Agency.

BOMA INTERNATIONAL ACCEPTS EIGHTH ENERGY STAR


AWARD

Building owners across the country strive to distinguish


their properties with ENERGY STAR certification; the
Tenant Star legislation aims to replicate the success of
that program with commercial tenants. The program
was endorsed by a number of real estate industry and
environmental groups and enjoyed bipartisan support
in Congress. BOMA supports the voluntary, cost-free
program, as it allows tenants to work as partners with
building owners and property managers to strengthen
energy efficiency efforts in commercial properties.
2015 MOB CONFERENCE EXAMINES MAJOR SHIFTS IN
HEALTHCARE DELIVERY
The 2015 Medical Office Buildings & Healthcare Facilities
Conference, held last week in Cleveland, brought together
more than 950 attendees from across the country,
including a record number of health system executives.
The conference attracted a diverse crowd that included
real estate professionals from brokerage and service
firms, developers, investors and financiers, healthcare
REITs, architectural firms and advisory firms.
This year, the conference program focused on technological
advancement and innovation in healthcare delivery; the
evolution from volume-based to value-based care; the
shift from inpatient to outpatient services; and how all
these factors are transforming the face of healthcare real
estate. Attendees were able to choose between a wide
range of breakout session topics, including how innovation
in facility design is improving patient care and supporting
workforce objectives; navigating the increasingly
challenging environment of healthcare facility leasing and
management; and how health systems are managing the
shift from a volume-based reimbursement model to an
outcome-based at lower cost business model.
The BOMA MOB Conference is widely regarded as the
most important networking and business development
event of the year for healthcare real estate professionals.
Mark your calendar and be sure to join us next year, May

At an awards ceremony on April 20 in Washington D.C.,


128 organizations, including BOMA International, were
honored with the EPAs 2015 ENERGY STAR Partner of
the Year Award. This year, BOMA took home the Partner of
the Year Award for Sustained Excellence for its continued
leadership in protecting the environment through superior
energy efficiency achievements. BOMA previously was
honored as ENERGY STAR Partner of the Year in 2007
and 2008, and received the Sustained Excellence Award
in 2009, 2010, 2012, 2013 and 2014. In 2009, BOMA
International also received the Climate Protection Award,
the EPAs highest honor.
As part of its ongoing commitment to sustainability,
this week, BOMA International also released its seven
strategies commercial real estate professionals can
implement in their buildings to be sustainability leaders
on Earth Day and every day. These strategies are just a
few ways to maximize energy efficiency and make building
operations more sustainable.

VERTICAL 2015

keynote speaker (Tracey Nichols, Director of
Economic Development for the City of Cleveland),
an extended Trade Show and educational sessions
into one remarkable afternoon? VERTICAL.
Associate Members showcased their products
and services to the movers and shakers in the
Greater Cleveland real estate community and
enjoyed great conversations, food and beverages
at the Holiday Inn Cleveland South Independence
on Rockside Road.

BOMA Ohios Advocacy


Day at the Statehouse

On April 22nd, BOMA members from across


Ohio descended onto the Statehouse in
Columbus for the annual Advocacy Day.
The BOMA Greater Cleveland contingent
consisted of 10 members that met with 11
legislators. Topics included: thanking the
legislature for supporting Historic Preservation
Tax Credits, concern for a parking tax proposal,
and encouraging tax credits for installing electric
vehicle charging stations on commercial property.

Preparing for the RNC


Members are beginning to prepare for the 2016
Republican National Convention. Guest speaker
Lynn Vilmar, RPA, Senior Real Estate Manager,
CBRE in Tampa spoke from personal experience
about how members must make budget
considerations, manage tenant expectations
and deal with protestors during the convention.

security plan for the entire event.
Building owners and managers need to take many
budgetary items into account: additional security
officers, upgrades to cameras, upgrades to building
access, plywood to board up windows, overtime pay
& benefits to engineering staff, and securing exterior
features such as fountains and art work.
Properties should also engage with local
representatives from Homeland Security for Threat
Assessments of their buildings. This is a free, ongoing
program it will be useful to you before, during, and
after the RNC.
SECURITY
There have been numerous reports regarding the
protests that have occurred recently here and
around the country. Mayor Jackson and other City
leaders have met with numerous civic, community
and business leaders throughout the region in
an effort to share and glean information. Due to
these meetings it is anticipated that protests will
continue to be peaceful in the coming weeks. At the
same time, the City and others have implemented
protocols to diffuse potential issues. The Mayors
office will continue to utilize BOMA, DCA and GCP as
the primary method of information sharing. BOMA
Greater Cleveland is committed to distributing that
information promptly to our members.
PUBLIC SQUARE & OTHER CONSTRUCTION
Have you seen the Public Square makeover photo
album on our Facebook page? We are frequently
updating it so you can view its progress. Vehicle
traffic now moves around the Square and we have
experienced some traffic backups during morning
and evening rush hours, but it has been relatively
calm thus far. The resurfacing of St. Clair downtown
has created some problems, but that project will
be completed soon. W. 3rd will be the next street
resurfaced downtown.
BUILDING CODE PROPOSAL
In the aftermath of a recent partial faade collapse

You can see pictures of our recent Preparing
for the RNC event on the opposite page, but
there are several items worth highlighting that
were discussed at that event. Every time a
major political partys convention occurs it is
labeled a National Security Special Event. That
designation comes directly from the Secretary
of Homeland Security. The Secret Service then
assumes the role of being the lead agency for the
design and implementation of the operational
on a downtown building the City of Cleveland is
considering a faade inspection law. Currently,
neither the Ohio Building Code nor the Cleveland
Building Code requires regular inspection of a
buildings faade. Several cities do, including
Columbus, Milwaukee, and Chicago.
Important to note is that many building owners
already do their own periodic inspections whether
it is part of the sale or refinance of their asset or part
of the annual preventative maintenance plans.
From BOMAs perspective, what will be important for
building officials and legislators to keep in mind is
that each building is unique and causes & severity of
faade deterioration are not always the same.

sponsor of Project REAP nationally and
locally we assist in planning the program

The ACE Mentor Programs mission is


to inform high school students about
career opportunities in architecture,
construction and engineering; encourage
students to pursue secondary and
postsecondary education that will
prepare them for careers in the integrated
construction industry; and support the
development of basic and technical
skills through mentor relationships.
