REPORTING STANDARDS
AgoodfaithefforthasbeenmadetodiscloseallhazardfeaturesonpertinentSafetyElementandSeismicSafetyElementmaps
with well-defined boundaries; however, those hazards with boundaries that are not delineated will be deemed not suitable for
parcel-specifichazarddeterminations.Somemapfeatures,suchaslinesdrawntorepresentthelocationofafaulttrace,maybe
buffered to create a zone to facilitate disclosure. Those map features which can not be readily distinguished from those
representinghazardsmaybeincludedtopreventanomissionofahazardfeature.Ifthewidthofahazardzoneboundaryisin
question, "IN"will be reported if that boundary impacts any portion of a property. Further explanations concerning specific map
featurespeculiartoagivencountyorcitywillappearunderthe"ReportingStandards"forthatjurisdiction.
PUBLIC RECORDS VS. ON-SITE EVALUATIONS

Reporting Standards:ThisReportdisclosesifanyportionofthePropertyisineither(1)aLiquefiableAreaoraPotentially
LiquefiableAreaOR(2)aLowLiquefactionSusceptibilityZoneoraVeryLowLiquefactionSusceptibilityZoneasdelineated
in the Public Record. If a Property is situated within a Liquefiable or Potential Liquefiable Area AND a Low of Very Low

HILLSIDE AREAS AND DEBRIS FLOW AREAS

Civil Code Section 2079.10.5(c) adds, "Nothing in this section shall alter any existing duty under any
other statute or decisional law imposed upon the seller or broker, including, but not limited to, the duties
of a seller or broker under this article, or the duties of a seller or broker under Article 1.5 (commencing
with Section 1102) of Chapter 2 of Title 4 of Part 4 of Division 2."
Such "existing duties" include the disclosure of actual knowledge about a potential hazard, such as may
be created by the delivery of a letter from the local utility company informing the seller that a gas
transmission pipeline exists within 2,000 feet of the Property.
Beginning on the law's January 1, 2013, effective date,exceptwheresuch"existingduties"apply,"Upondeliveryofthenotice
tothetransfereeoftherealproperty,thesellerorbrokerisnotrequiredtoprovideinformationinadditiontothatcontainedinthe
noticeregardinggasandhazardousliquidtransmissionpipelinesinsubdivision(a).Theinformationinthenoticeshallbedeemed
tobeadequatetoinformthetransfereeabouttheexistenceofastatewidedatabaseofthelocationsofgasandhazardousliquid
transmissionpipelinesandinformationfromthedatabaseregardingthoselocations."(CaliforniaCivilCodeSection2079.10.5(b))
The disclosure of underground transmission pipelines helps the parties in a real estate transaction make an informed
decision and is in the best interest of the public. Buyer should be aware that, according to the NPMS Internet Web site,
gas and/or hazardous liquid transmission pipelines are known to exist in 49 of California's 58 counties, the exceptions
being in rural mountainous parts of the state. Every home that utilizes natural gas is connected to a gas "distribution"
pipeline, which is generally of smaller size and lower pressure than a transmission pipeline.

RADON ADVISORY
DISCUSSION: For its Radon Advisory,FANHD uses the updated assessment of radon exposure published in 1999 by the
LawrenceBerkeleyNationalLaboratory(LBNL)andColumbiaUniversity,undersupportfromtheU.S.EnvironmentalProtection
Agency (EPA), the National Science Foundation, and the US Department of Energy (published online
athttp://energy.lbl.gov/ie/high-radon/USgm.htm).Basedonthisrecentassessment,FANHDradonadvisoryisasfollows:
All of California's 58 counties have a predicted median annual-average living-area concentration of radon below 2.0 pCi/L
(picocuries per liter of indoor air) -- which is well below the EPA's guideline level of 4 pCi/L and equivalent to the lowest
hazard zone (Zone 3) on the 1993 EPA Map of Radon Zones.
The"medianconcentration"meansthathalfofthehomesinacountyareexpectedtobebelowthisvalueandhalftobeaboveit.
All houses contain some radon, and a few houses will contain much more than the median concentration. The only way to
accurately assess long-term exposure to radon in a specific house is through long-term testing (sampling the indoor air
for a year or more). The EPA recommends that all homes be tested for radon.ColumbiaUniversity's"RadonProject"website
offershelptohomeownersinassessingthecostvs.benefitoftestingaspecifichouseforradonormodifyingitforradonreduction
(seehttp://www.stat.columbia.edu/~radon//).
NOTE:FANHDdoesnotusetheEPA's1993mapforadvisorypurposesbecausethatmapshows"short-term"radonexposure
averaged by county. It was based on "screening measurements" that were intentionally designed to sample the worst-case
conditions for indoor air in US homes--using spot checks (sampling for just a few days), in the poorest air quality (with sealed
doorsandwindows),attheworsttimeoftheyear(winter),intheworstpartofthehouse(thebasement,ifonewasavailable).
These short-term, winter, basement measurements are both biased and variable compared to long-term radon concentrations

TheDOGGRisresponsibleformaintenanceoforphanedwells.Todefraythemaintenancecosts,oilcompaniespaytheState4.3
cents per barrel a year. A portion of this assessment funds the Orphan Well Plugging Fund ("Fund") with an annual $1 million
budget.Sinceitsinceptioninthe1970's,theFundhasfacilitatedthepluggingofwellsbyhiredcontractors.Theselectionprocess
forwellstobepluggedconsidersnumerousfactorsincluding,butarenotlimitedto,theproximityofwellstopopulatedareas,the
amountofpressureinwellreservoirs,andotherhazards.

EXPLANATION:Proximitytoapipelinedoesnotofitselfindicateasafetyrisk.However,onSeptember9,2010,aPacificGas
and Electric (PG&E) natural gas transmission pipeline exploded in San Bruno, California, causing loss of life and extensive
property damage. Following this incident much attention has focused on the presence of natural gas and hazardous liquid
pipelinesinthevicinityofresidentialneighborhoods.Asaresult,PG&Ehasnotifiedresidentsandbusinesseswithin2,000feetof
PG&E'snaturalgastransmissionpipelinesabouttheirproximity.
Thisdisclosurecoversgas"transmission"andhazardousliquidpipelinesonly.Itisimportanttonotethateveryhomethatuses
natural gas is connected to a gas "distribution"pipeline. Distribution pipelines are generally of smaller size and lower pressure
than transmission pipelines. This disclosure does not include distribution pipelines nor is it meant to indicate there is no risk
associatedwithdistributionlines.Whileproximitytoapipelinedoesnotofitselfindicateasafetyrisk,excavationnearapipeline
posesadefinitehazard.Forthisreason,thisdisclosureincludesanadvisoryabouthowtospotandavoidburiedpipelinesonand
nearaproperty.
The U.S. Department of Transportation, Pipeline and Hazardous Materials Safety Administration (PHMSA) administers the
national regulatory program to monitor the transportation of natural gas, liquefied natural gas (LNG), and hazardous liquids by
pipeline. PHMSA and the U.S. Office of Pipeline Safety (OPS) maintain a database of pipeline information called the National
Pipeline Mapping System (NPMS)incooperationwithotherfederalandstategovernmentalagenciesandthepipelineindustry.
The NPMS is created using data compiled from mandatory submissions to PHMSA made by operators of pipelines and LNG
plants, and from voluntary submissions made by breakout tank operators. The data is processed by private contractors. Since
2002,transmissionpipelineandLNGplantfacilityoperatorsarerequiredtoupdatetheirsubmissionsannually.
ThePHMSAwebsiteprovidesaPublic Map Viewerthatallowsthegeneralpublictoviewpipelinemapsinonecountyatatime.
Theviewerdisplaysmapsandassociateddataidentifyingtransmissionpipelines,LNGplants,andbreakouttanksstoredinthe
NPMS database. The data include information about the pipeline commodity (e.g., natural gas or liquid fuel), pipeline operator,

Thispipelinedisclosureisbasedonaproximitysearchofthegastransmissionpipelinesandhazardousliquidpipelinesdepicted

aredisplayed.Atthatmapscaleoneinchonthemapequalsapproximately2,000feetontheground,whichisthesamescaleas

PROPERTIES DELINEATED BY "DASHED LINES" ADVISORY
The County of Los Angeles and certain municipalities in Southern California have selectively decided to interpret and enforce
GovernmentCodeSection66412.6(b)asrequiringacertificateofcompliance(COC)oraconditionalcertificateofcompliancebe
issued on properties where the boundaries are delineated by "dash-lines"(e.g. "---") rather than solid lines. Accordingly, some
localgovernmentalagenciesarerequiringaCOC/approvalbeobtainedasaconditiontotheissuanceofabuildingpermitforany
newconstructionand/orothergovernmentapprovalfortheimprovementoftheproperty.
Many properties were created either by tract/parcel maps under the direct supervision of local government entities or the
SubdivisionMapAct(beginningintheearly1970s)atthetimetheblockorsubdivisionwasdeveloped,however,therearestill
many properties which were subdivided by original or subsequent owners via a grant deed without obtaining the requisite
compliancecertificate/approval.Forexample,therearemanylargeresidentialparcelswhichatsomepointintimeweredividedby

The simplest way to determine if a property fails to comply with this requirement is to review the assessor parcel map of the
subjectparcel.Ifthemapshowsasolidlineboundaryfortheproperty,thecountyistakingthepositionthattheparcelcomplies
withthegovernmentcodesection.Ifthemapshowsadashedline,thecountyisassertingthatthepropertyneverreceivedthe
properCOC/approvalandnowrequires"afterthefact"approvalsbytheapplicablegovernmentalagency.Toverifycompliance,a
buyer may want to check with the local governing county/city planning department to verify that the property conforms to their
