APPROVING THE APPLICATION FOR RECLASSIFICATION OF SIX IN ONE CORPORATION, INC.,
OF LOT NOS. 1809 WITH TCT NO. 33081, LOT NO. 6356 WITH TCT NO. 33841, LOT NO. 1804
WITH TCT NO. 33080, AND WITH A TOTAL AREA OF 8.5813 HECTARES, LOCATED AT
MAURARO, GUINOBATAN, ALBAY FROM AGRICULTURAL TO COMMERCIAL/INDUSTRIAL
PURPOSES.

WHEREAS, all represented by Mr. Jerome Lee, in his capacity as President of the Six in
One Corporation, from agricultural to commercial/industrial purpose and was duly referred to
the Committees on Laws, Urban Devt, and Agriculture & Environment of the Sangguniang
Bayan on April 21, 2014 during its 13th Regular Session.

WHEREAS, the Sangguniang Bayan through the Committees to which this subject matter
was referred to, had conducted the necessary committee meeting and hearing on May 8, 2014;
WHEREAS, during the committee hearing, majority of the municipal and barangay
officials and the invited interested persons were amenable for the area to be reclassified, as
applied by its owner through its representative, except for the objection raised that this area is
part of the watershed area of the municipality;
WHEREAS, the Sangguniang Bayan, through the Committees, likewise reviewed the
requirements and the submitted documents such as but not limited to, MARO, MAO, Barangay
and MPDC clearances and certification for reclassification and other pertinent documents such
as Tax Clearance, Deed of Sale, photocopies of the Certificates of Title which are still in the
names of the original owners but are now being worked out to be transferred in the names of
the new owner-applicant at the Registry of Deeds, Sketch Plan and Environment Compliance
Certificate (ECC), thus, with all these the Committees deem that the application has
substantially complied the requirements provided for under Section 20 of the Local
Government Code of 1991 necessary for reclassification;
WHEREAS, over and above the requirements, the LGU welcomes the applicant in the
municipality as the newest biggest investor in town which has opened a lot of opportunities in
terms of development in the area and creation of jobs to Guinobateos and Albayanos
especially that the property will soon be used as site for the Proposed Sioc Tunnel Vent Type
Poultry Farm Project;
WHEREFORE, in consideration of the foregoing premises,
BE IT NOW ORDAINED,

all located in Barangay Mauraro, this Municipality, owned by the above-named new owner,
represented herein by Mr. Jerome Lee, is hereby authorized in accordance with Chapter 2,
Section 20, Book 1 of R.A. 7160, otherwise known as the Local Government Code of 1991.
Section 2. Duty of the Assessors Office. The Office of the Municipal Assessor is likewise
authorized to make the necessary adjustment on the existing records on file pertinent to the
lots herein reclassified only upon its effectivity.
Section 3. Effectivity. This Ordinance shall take effect upon its approval on review by
the Sangguniang Panlalawigan.
