ROOM TENANCY AGREEMENT


THIS AGREEMENT is made this

BETWEEN
The party hereinafter referred to as the landlord whose name description and address appears in Section 1 of
Schedule A attached hereto of the one part.
AND
The party hereinafter referred to as the tenant whose name description and address appear in Section 2 of
Schedule A attached hereto of the other part.
WHERE AS :
The landlord is the beneficial owners of all that property (hereinafter referred to as the said Room and
premises) described in Section 3 of the Schedule A subject to this Agreement, charges or other interests
registered against the title of the said property in the Register of Titles.
IT IS HEREBY AGREED AS FOLLOWS :1. The said term
The landlord hereby let to the tenant the demised premises for a term commencing from the date and for a period
described in Section 4 of Schedule A (the said term).
2. The rent reserved
In consideration for clause 1 above, it is hereby agreed between the parties herein that the tenant shall pay the
monthly rental as stated in Section 5 of the Schedule A (the rent reserved) solely to the landlord.
THE TENANT hereby agrees and covenants with the Landlord as follows :3. Time for payment of rent
To pay the rent reserved within the first THREE (3) days of each and every calendar month.
4. Deposit
To place with the landlord a deposit in the amount stated in Section 6 of Schedule A which deposit shall be
refundable free of interest to the tenant upon the tenant delivering up vacant possession of the demised premises
on the termination of rental.
5. Utilities Charges
To pay for all utility charges enjoyed by virtue of the tenants occupation of the demised premises such as
electricity and water.
6. Early Termination
Either parties may terminate this Agreement by giving the other party at least 2 weeks written notice prior to such
intended termination and upon termination the tenant shall grant vacant possession of the demised premises to
the landlord as provided herein. The deposit paid by tenant to the landlord under Section 6 of Schedule A shall be
refunded to the tenant accordingly subject to such permissible deduction upon delivery of vacant possession.
