chinch bugs, but more ran-
dom. I water three times per
week, and the ground always
seems damp. What is it, and
what might I use to control
it?
Those are classic symp-
toms of chinch bugs. They
cause irregular patches,
and the grass will look dry
even after it’s been watered.
Brown patch in autumn
is the problem that tends
to be circular. Get on your
hands and knees mid-af-
ternoon and part the grass.
You should see the small,
black insects with white
diamonds on their backs.
They’ll be most active where
the healthy grass meets up
with the dying grass. If you
see them, treat the entire
yard with a labeled turf in-
secticide.

more about this option.

Dear Bob,
Over the years, reverse
mortgages have been con-
sidered loans of last resorts,
only for financially desper-
ate seniors. Not anymore!
The reverse mortgage in-
dustry is booming, helping
retirees from all walks of
life use their homes to help
fund their retirement.
The basics
A reverse mortgage is a
unique loan that lets older
homeowners convert part of
the equity in their home into
tax-free income that doesn’t
have to be paid back as long
as they live there. But who’s
eligible? How much can
be borrowed? What does it
cost? And is this right for
you? Here are the key points
on how a reverse mortgage
works and where you can
find help:
■ Eligibility: To be eligible
you must be at least 62 years
old, own your own home and
currently live there. There
is no income qualification.
Even if you have an existing
mortgage, you’re still eligi-
ble, but you must be able to
get enough from the reverse
mortgage to pay it off.
■ Ownership: With a re-
verse mortgage, you, not
the bank, own the house, so
you are still responsible for
property taxes, insurance

and repairs. And, how you
choose to spend the money
from the loan is up to you.
■ Types of loans: There
are two basic types of re-
verse mortgages, the FHA
insured, Home Equity Con-
version Mortgage (HECM)
which accounts for about
90 percent of all reverse
mortgages on the market.
(HECM’s limit how much
of the home’s value you
can tap – currently ranging
from $200,160 to $362,790.)
And conventional reverse
mortgages, also known as
jumbo loans, which are bet-
ter suited for seniors with
higher valued homes – over
$400,000 – because they of-
fer larger loan amounts.
■ Loan costs: The main
drawback of reverse mort-
gages is the hefty up-front
fees – a 2 percent lender
origination fee, 2 percent
mortgage insurance, along
with appraisal fee, closing
costs and other miscella-
neous expenses. All told, the
cost of getting a HECM can
run around 5 percent of the
value of your home. Conven-
tional reverse mortgages are
generally more expensive.
(Note: Most up-front fees
can be added to the loan bal-
ance, so you’ll have no out-
of-pocket cost at closing.)
■ Loan amounts: The
amount you get through a
reverse mortgage depends
on your age, your home’s
value, where you live and
the current interest rates.
Generally, the older you
are, the more your house
is worth, and the lower the
interest rates are, the more
you can borrow. To calculate
how much you may be able
to borrow with a HECM vis-

verse mortgages on the Web
sites of the financial institu-
tion you’re considering.
■ Payment options: You
can receive the money from
a reverse mortgage in a
lump sum payment, a line
of credit, regular monthly
checks or a combination of
these.
■ Loan repayment: A re-
verse mortgage does not
have to be repaid until you,
or the last surviving borrow-
er, permanently moves out
of the home or dies. Then
you or your heirs will have
to pay off the loan (which in-
cludes the money you actu-
ally borrowed plus accrued
interest and fees) either
with the proceeds from sell-
ing the place, or if they want
to keep it, with money from
another source. But, you or
your heirs will never owe
more than the value of the
house.
■ Counseling: Before ap-
plying for a reverse mort-
gage, you are required to
first meet with an inde-
pendent counselor who will
spell out the pros and cons,
as well as the alternatives
(it’s free). To find one in your
area call the AARP Reverse
Mortgage Education Pro-
gram (800-209-8085), the
National Foundation for
Credit Counseling (866-698-
6322), or Money Manage-
ment International (877-
908-2227).
■ Tax-free: The money
you get from a reverse mort-
gage is tax-free and won’t
affect your Social Security
or Medicare benefits, but
it may affect eligibility for
certain kinds of government
assistance, such as SSI
and Medicaid. Be sure you
check.
■ Reverse lenders: Re-
verse mortgages are offered
by both banks and mortgage
lenders. To help you choose
one, talk to your reverse
mortgage counselor or visit

PREGNANCY

lengthier pregnancies and more complications. The same finding pertains
to mothers-to-be who experience greater changes of body weight during
their pregnancies. Researchers found that, compared with women with
normal body mass indexes (BMIs), more women with higher BMIs
(as well as those with greater weight gain during pregnancy) during
the first trimester had longer-than-normal, or postdate, pregnancies.
(A “postdate” pregnancy is defined as lasting longer than 42 weeks,
while a normal pregnancy lasts 40 weeks.) Being overweight or obese
during the first trimester was also associated with a lower chance of
spontaneous delivery at term.

Puppies are a wonderful addition to any
home, but with them comes one change
that can be anything but wonderful – house
training.
It’s a process that can be slow and frus-
trating, but Dr. Bonnie Beaver, a veterinar-
ian and Texas A&M College of Veterinary
Medicine & Biomedical Sciences, has a few
helpful tips that may alleviate some of the
pain.
Beaver says that the first thing puppies
learn when being house trained is what
surfaces can be used for potty training and
what surfaces cannot. A fundamental prin-
ciple in puppy training is establishing what
surfaces are appropriate, she says, and
she recommends establishing acceptable
surfaces with the use of praise and treats.

Have you ever used half a
bell pepper in a recipe, only
to forget the other half in the
refrigerator until
it was mushy and
slimy? There is an
easy solution to this
dilemma so that you
can utilize your en-
tire sweet, bell or
hot peppers for up
to several months
after purchase.
Alice Henneman,
from Nebraska Ex-
tension shares her
guidelines for pre-
serving peppers for future
use. Peppers are one of those
foods you can quickly freeze
raw without blanching them
first.
When selecting bell or
sweet peppers; choose crisp,
tender peppers. Next wash,
cut out stems and slice pep-
pers in half. Remove seeds
and membrane and save
time by using a melon baller
or the tip of a spoon to scrape
out seeds and membrane.
Cut peppers into strips, dice
or slice, depending on how
you plan to use them. Freeze
peppers in a single layer on
a cookie sheet with sides,
about an hour or longer until
frozen. This method is often
referred to as “tray freezing.”

It is critical that owners
understand that the surface
that the pet is taught to use
will always be used. When
pet owners begin training
puppies, it is essential to
choose a surface that will al-
ways be available and conve-
nient for use. Beaver notes
that this can be a problem
associated with puppy pads.
“The owner teaches the
pet to eliminate on the pads
when it is young, so the pet
believes that this is the ap-
propriate behavior,” she
adds. “But when the dog
gets older, the owner decides
he or she does not want the
60-pound dog eliminating
on the pad in the laundry
room, but by this time the
behavior is too engrained in
the pet’s mind and is often
irreversible.”
The owner should always
go to the surface with the
pet to ensure that the pet
does eliminate. Beaver rec-
ommends using a leash if
the owner wants the pet to
eliminate outside. The ac-
tion of walking makes the
puppy want to eliminate
while also getting the pup-
py used to the owner being
around while it is eliminat-
ing. This can be very helpful
if the owner chooses to relo-
cate to an area where dogs
must be kept on leashes if
outside.
Going to the surface with
the pet also allows the own-
er to know definitively that
the puppy has gone to the
bathroom, and this will help
alleviate some accidents,
she notes.
Another aspect that is
crucial for training is the
use of rewards. Beaver
says the pet owner needs to
very actively and enthusi-
astically praise the pet for
eliminating on the proper
surface. When taking the
pet for potty time, the owner
should try to show the pet
very little affection before
the pet eliminates and a
great deal of affection after-
ward. “This helps reinforce
the pet’s perception that it
has done something right,”
she says.
If the owner has to leave
the house for an extended
period of time, Beaver rec-
ommends keeping the pet in
a crate. The crate helps keep

the desire to eliminate, and
pets generally do not elimi-
nate in small places they
know they will be spending
time in, she adds.
