REGULATIONS AND BYE- LAWS

There are building regulations and bye laws laid down by Municipal Authorities in there Jurisdiction. And
these rules and regulations should be observed in construction of building. These rules offered
upon
a. Building line on frontage
b. Build up area of building
c. Open spaces requirements
d. Size and height , Ventilation of rooms & apartments
e. Water supply and sanitation provisions
f. Structural design
A.

BUILDING LINE ON FRONTAGE


Set back affected by the building line facilities are
1. Future widening of street
2. Keeping noise and dust of the street away from the building
3. Preventing the creation of blind corner at the intersection of streets and maintaining open spaces
Advantages of set backs:
1. Purpose of winding of road
2. Set back is uniform for all the buildings, appearance of road is good.
3. Better condition of air, light & ventilation.
4. Improve visibility and safety of traffic at corners of street.
5. Protection from noise and dust of the street
6. reduce damage of fire by increasing the distance between opposite buildings
Building Line: The building line reefers to the line of building frontage. The line up to which the plinth of
a building adjoining on a street or on an extension of street or on a future street may lawfully
extended. This is also known as set back or front building line. Generally the buildings are
allowed beyond the building line position is indicated by their status.
Road

Set Back Line or Building Line


Control line : Certain kind of buildings such as Cinemas, Commercial Complex , Certain factories,
which attracts large number of Vehicles, should set back further distance apart from the
building line. The line, which accounts for this extra margin is known as control line.
Generally in urban and industrial areas the distance of control lines taken as on and half line
that of building line which is measured from centre of road.

Approach:
The length of 5 K.M/ 3 miles of any road, as it enter Actual limits of urban or industrials
area is known as approach
General line: This is a line which generally all the buildings or any of them does not project beyond.
This line is termed as general building line and no building or its portion is allowed to be
constricted in front of this line.

BUILT UP AREA OF BUILDINGS:

2. In bazaar or market area the covered area not exceed 75 % of the area of the site, provided
sufficient space for parking.
3. In industrial areas, the covered or built up area shall not exceed 60 % of the site

C.
OPEN SPACES REQUIREMENTS
Open spaces around buildings:
For residential buildings: Light / Air needed
Public buildings light/air/ Parking facilities to be provided
All the rooms should about on interior or exterior open spaces. In case of interior open spaces, roof /
weather shade more than 0.75 wide shall over hang on these open spaces.
Generally a domestic building shall have a front yard at last 3 m width or minimum 4.5 m from the centre
of the street.
For building not fronting street, minimum 4.5 m wide open spaces in front of building
If there is street on back side hence minimum side space of 1.5 m can be provided. If there is no street at
least 3 m should be provided.

iii. For building above 300 m2 of plot and height shall be 13 m i.e. ground + 3 floors including
height of the plinth. For this additional 3.00 meters heights there shall be increase of 1.0 m to
the setbacks prescribed for buildings in area more than 300 m2 and upto 10 mts height

OTHERS:
a. A Garage not exceeding 3 X 6 m in size with a maximum height of 2.50 m will be allowed
abutting rear and side boundary only in case of plots of 300 m2 and above.
b. A servant room not exceeding 9.0 m with a latrine of 2.0m in area with a maximum height
of 2.75 m will be permitted in the rear open yard only in case of plots having an area of 500
m2 and above.
c. In case , if the site conditions or this design demands a 10 % relaxation of setbacks (Except
FAR) can be availed automatically by the individual in plots upto 300 m2 ; this relaxation
can not be availed in respect of FAR and height of the building.
d. No stilt floor shall be allowed in individual residential building. If a portion of the ground
floor is used for parking it will be counted in FAR.
e. The individual residential building shall be permitted with 15% of permissible FAR
towards garage, Servant room, Balconies, Staircase and portico.

A group housing scheme means the development of building having FIVE or more multiple
dwelling units and common services on a given site or plot, in single or multiple Blocks,
without customary sub-division of land by way of individual plots.

2. By rear space or 631/2 degree Rule


According to the rear space the height of the building is by two imaginary lines the horizontal line and
diagonal line. The horizontal line draw at right angle to the road, through the centre of the front line.
The angel is 631/2 degrees from rear boundary
